If you are considering buying Playa del Carmen real estate, you've probably considered the difference between buying a condo or a home. While there are excellent choices in both, the following are a few guidelines which may help you choose.

  

You may wish to consider a Playa del Carmen condo if:

  

You are retiring. For most retirees, it is easier to live only on one floor, either with access directly to a ground floor unit, with a patio opening onto the common area, or at least an elevator. The convenience of having maintenance taken care of is usually a plus for retirement as well.

  

You are investing. Having maintenance taken care of is one less thing for you as an investor to think about. Many condo complexes also include a rental pool, making it much easier to start generating income. In this case, the reputation or action plan of the rental management company is important to investigate.

  

You're only using the property for vacations. Even if you're not retired or investing, but using the property only part of the year, property maintenance and management help a great deal; this means that when you arrive for your vacations, you won't spend the first 2 weeks repairing, cleaning and fixing.

  

You may wish to consider a Playa del Carmen home if:

  

You have a family. Families are usually more comfortable in the space provided by a single lot home. Most of these homes are larger than the condo-style options, and have more lawn area. Although, some families are quite happy with a nice common area.

  

For added privacy. Some owners simply prefer not to share a yard, and have their space to themselves. Condos are getting better at designing for privacy, but for the highest level of privacy, some buyers will choose a single lot home.

  

You have a reputable property management company. Maybe as an investor, vacationer, or even retiree, you have a reference for a really good property management company, and are confident that they will take care of your maintenance and rental needs while you are not there. In this case, a home could be very convenient. Some small groups of vacationers also prefer this type of property, so it can be a good niche in the rental market.
