One of the hottest areas to look for new Playa del Carmen condos is just north of town, near a beachfront known as Xcalacoco. The following are overviews of this and a few other areas where new condos are coming available, and how they compare.

Xcalacoco Beach. This area is Playa del Carmen's newest upscale areas. In addition to a very positive image, with nice resorts and two professional golf courses, the area also benefits from both of Playa del Carmen's most recent major road infrastructure projects. One is an "arch road" bypassing the downtown stretch of the federal highway, and giving quick, easy-driving access to the city's newest shopping area, which includes a mall, and Playa del Carmen's second Walmart.

The second is a series of highway bridges over the main intersections of the same stretch providing faster access to the shopping and services at the south of the city, which include another mall and the area's best private hospital. The driving time should be about 10 minutes.

Playa del Carmen condos in this area are available starting around $135,000; this would be a spacious 2 bedroom unit with amenities like a pool and a gym in the complex. They would also be walking distance from the beach.

Downtown. Condos downtown provide the benefit of the "walk anywhere" lifestyle; the beach, Fifth Avenue – the city's main shopping street, which is entirely pedestrian – Walmart and 4 similar stores, many restaurants, nightlife, and a large variety of small stores are all very close by. Living downtown is most attractive for those who like to be at the center of the action.

Since rental demand is higher, and it is really convenient for both residents and vacationers, prices tend to be slightly higher, with 1 bedroom condos starting around $150,000.

The Far Side of the Highway. While the side of the highway away from the beach has, until now, attracted mostly local workers, a new development area has started around the mall mentioned above (at the south end of town) and shows a good deal of promise to become very nice. While the beach is not walking distance, it would be only a 10 minute drive. The mall, however, is within a convenient walking distance and includes a large supermarket, a club store (with a Sam's just across the road), movies, and Playa del Carmen's first bowling alley. Because of the lower costs of developing on the other side of the highway, prices promise to be a little lower.

While Xcalacoco seems to offer the best balance of price and proximity to the beachfront, each area has its own benefits, and buyers can confidently choose between the three, depending on their needs, tastes and budget.
