When most soon-to-be retirees consider Mexico real estate, the two main options which come to mind are a villa-style home, or a condo; while these each have real strengths, an option which shouldn't be overlooked is Mexico land for sale.

There are two key advantages in buying land for Mexico retirement. One is price, the other is flexibility of design.

The price factor is especially noticeable since prices of Mexico real estate are significantly lower considering quality, location and services compared to similar options in the U.S. or Canada. On top of that, in most market areas, land is significantly cheaper than other real estate options. For example, beautiful beachfront lots, a short drive from all services, can be found for under $50,000 in new tourist areas. A comfortable home could be built for around $100,000 USD more; even in Mexico, a single-lot home directly on the beachfront for only $150,000 USD would be very difficult to find. (Back home it would simply be unheard of.)

Even in established markets, the price of buying a well-located lot in a comfortable gated community, for example, and building a home often presents significant savings compared to completed homes in the same locations.

If retirees are buying early, buying land also presents the possibility of making the investment of a retirement property in various smaller chunks, instead of all at once. Soon-to-be retirees can first invest a smaller amount of savings into the lot itself, and then building up savings again to build the home, and then again to install further features such as pool or various interior installations.

This brings us to the second major advantage; retirees can have a home designed specifically to suit retirement. Often when searching properties, retirees need to evaluate the retirement suitability, and often trade off one benefit for another. While there definitely are ideal retirement properties out there, for those who have a very specific idea in mind, it's sometimes easier to have it designed and built specifically to those needs.

These advantages by no means disqualify other types of properties from being good, or even excellent retirement options; but what they do is illustrate that retirees really should keep buying land on their list of options as viable and attractive with its own real benefits.
