When you decide to buy a Mexico home for sale, or any other type of property in Mexico, it is highly advisable to do a little research and work with an officially qualified, experienced Mexico broker. There are several items which you can expect your agent or broker to help you with, improving the possibility of a smooth transaction, and minimizing unnecessary risks in the process.

What you can expect from your Mexico agent includes:

Official qualification and experience – This is NOT a legal requirement in Mexico. It's your job to ask. Make sure the broker is a member of AMPI (Mexico's only professional association for real estate), and has certificates and training in the Mexico real estate industry, as well as experience. It's perfectly fine to work with a new agent, but that agent should be working for an office where the broker overseeing the processes is qualified and experienced.

Knowledge of the market – Your agent should have a general knowledge of what's out there, which areas of the city are appealing to your needs, and where to find properties that suit your criteria and may otherwise be attractive for you. It is in your favor to allow your agent to make suggestions even if they are not your first idea; if they have seen what's appealing to other buyers, and they know where the deals are on the market, they can offer options that are pleasantly surprising, even if it's not what you were originally looking for. They should also have a good idea of prices, whether you are getting a good deal or not, and current price reductions and special offers, or know where to find all of this information.

A dedication to your best interest – It's also important that the agent will use experience and knowledge of the market in your best interest, helping you to find properties that are most suitable to what you need.

Advice on other professionals needed in the process – During your real estate transaction, you will need to work with some other professionals, such as a lawyer, a notary public, and perhaps a bank or mortgage broker. Your agent will know which ones you need, and will be able to recommend those who are experienced and qualified.

What you're agent or broker won't do for you is make your final decision; while they will present options ideal to your needs, it is in your hands to make the final choice.
