Playa del Carmen's main downtown ferry terminal has been of historical significance in the development of the area as a major tourism center, and its upcoming modernization will be significant in several ways for the Playa del Carmen real estate market.

  

The modernization of the ferry terminal Playa del Carmen is to give greater strength to the area's tourism infrastructure and bring improved service to the high number of passengers which use this dock to travel to the nearby island of Cozumel. Late in February, 2011, the Governor of the state of Quintana Roo (in which Playa del Carmen is located) signed an endorsement to the carry out the modernization of the terminal.

  

In terms of the history of tourism and the Playa del Carmen property market, this ferry terminal played a central role in early years; during the 70's and 80's, the main traffic of international tourists in Playa del Carmen were travelers from Cancun, passing through to take the ferry to Cozumel. As these travelers started taking notice of Fifth Avenue (the main street) and the relaxing, small-town atmosphere of Playa, it soon became the main attraction instead of the stop-over along the way.

  

During the 90's, and even more so during the last decade, these same visitors started taking interest in buying Playa del Carmen condos for sale on the beachfront and in the downtown area in general.

  

Besides its historical significance, the modernization of the ferry terminal will also benefit the current real estate market. The ferry terminal carries a steady stream of visitors - currently 3 million per year - to and from Cozumel. The added attraction of easily visiting Cozumel is one of many benefits drawing tourists to choose Playa del Carmen. Healthy tourist use of the terminal means more investment in the area surrounding the terminal (the heart of downtown) and more entertainment and service options for residents as well. It also means that residents will be able to make use of a nicer terminal on their way to Cozumel!

  

Likewise, the ongoing development and improvement of the downtown oceanfront area points to high investment potential, increasing the possibility of higher demand from visiting tourists.

  

The project will include extension of the quay and modernization of the terminal, in a comprehensive project with strong economic investment.
