Following on the high level of success enjoyed in real estate markets to the north, such as Playa del Carmen real estate, the Costa Maya real estate market, centered around the town of Mahahual at the south of the same state, near the Belize border, is expected to see further, organized growth during next few years.

  

The Mexican Caribbean, all of which is included in the state of Quintana Roo on the Yucatan Peninsula, is home to some of Mexico's most successful tourist destinations, and collectively makes up Latin America's most significant tourist region.

  

It is also home to some of the most important and fastest growing Mexico real estate markets, such as Cancun, Playa del Carmen and Tulum.   Tourism and real estate growth started with the creation of Cancun a bit more than 40 years ago.   As tourists traveled to the Mayan ruins in Tulum and the island of Cozumel, the village of Playa del Carmen, which was the location of the ferry dock, and a natural stopping point half-way to Tulum, began to follow the success of Cancun first in tourism then in real estate.

  

Most recently, Tulum, 2 hours south of Cancun, has begun showing signs of becoming the next boomtown in this relatively small area, adding to the modern luxury of Cancun and European flavour of Playa del Carmen with a contemporary and highly modern environmental take on the area's success.

  

One of the main features promising success in Tulum is also good news for the Costa Maya area.   Tulum will be receiving an international airport in the near future (as of spring 2011 it was just completing the bidding for private development and operation).   This new airport will offer tourists and residents in the south of the state (Costa Maya, Bacalar, etc.) much shorter access - a 3 hour drive instead of 5.   It is expected that this new airport will give a strong boost to both tourism and real estate around the Costa Maya area.

  

So far, one of the main sources for tourism in the Mahahual and Costa Maya area is the cruise ships which arrive to the town regularly.   Having easier air access will do a good deal improve the attractiveness of the region.

  

Currently, with beautiful beaches, close access to the Mesoamerican Coral Reef for diving, and good supply of land available near the beachfront, the area shows a good deal of promise to follow closely on the success of the region to the north; improved access is the greatest single factor which will boost the attractiveness of Costa Maya.
