One of the most exciting markets within Mexico real estate these days is that of Puerto Vallarta real estate.  As one of Mexico’s original expat communities, Puerto Vallarta has continued to offer something above and beyond to Americans and Canadians.  Although the option is often overlooked, one very worthwhile property type to consider is Mexico land for sale in Puerto Vallarta.  If you decide to buy land, the following are some points to consider when choosing a lot.

View – One of the prime attractions of buying real estate in Puerto Vallarta is the spectacular views of the Bay of Banderas and the surrounding mountains; this follow directly after the warm weather and sometimes even rivals the beaches!  When reviewing your lot, remember that you will have a home built on it, and your view will even be better.  Be sure that the design of the home also takes advantage of the full potential of the lot’s views.

Location – Lots very near the beach are harder to come by, and sometimes pricey.  However, lots up on the hillside can often provide even better views.  Buyers also like to consider nearby highway access and sometimes proximity to the airport (if you will be flying back and forth often – like retirees who come only for the winter.)

 

Conveniences Nearby – Part of the “location” factor is nearby conveniences.  For those planning on owning a car, or who like to drive to most places, it’s very easy to find well located lots with good driving access to malls, shopping, the beachfront, golf courses and much more.  On the other hand, there are also plenty of communities which offer a walk-everywhere lifestyle.

Community Style – Lots can be found in nice gated communities, in traditional upscale areas and in modern subdivisions.  The choice depends a lot on your personal tastes and needs.  For those considering an investment, lots in working-class communities that are starting to gentrify are also good option.

Pricing – Buyers can save money by buying well-priced lots and having their own dream home built.  However, it is worthwhile consulting with someone who has done so or a company that helps plan these sorts of projects to get an accurate idea of the full construction and finishing price.

Homes and condos in Puerto Vallarta present many excellent options as well, but it is important not to eliminate the possibility of buying land.  Consider all of your options carefully and make an informed choice.
