Within Mexico real estate, there are many excellent investment opportunities in Mexico land for sale both in terms of “lifestyle investments” and in return on monetary investment.  One question people frequently ask is if Playa del Carmen land for sale is still worth it,

While most people know that the fast-growing city of Playa del Carmen offers many excellent real estate options, the feeling out there is that the time for land purchases is over, with prices for land in the central area now very high.  We will demonstrate, however, that the very growth of this real estate area has created new, very attractive land investment opportunities.  The following are some of the areas where buyers may consider a land purchase, depending on the needs of each buyer.

New development back from the beach – While most expat buyers place the majority of their attention along the beachfront, the majority of the city’s recent growth has actually been in the new areas back from the beach.  Nice lots in new gated communities and large, individual residential lots for sale are now available for surprisingly low prices.  With this pattern of growth expected to continue through the next decade or two, these same new areas will soon be fairly central offering significantly higher values.  In some of these areas, land has already been appreciating at around 20%!

New commercial areas – In these same areas, there are fairly large areas designated for commercial development.  With the growing demand for homes, there is also a growing demand for business and services.  Buying a lot in an area like this can be an ideal way to cash in on growing business by selling after developing, renting out or running your own business.  In the last two, in addition to the property appreciation, there will also be income from rental or business income.

Gentrifying old communities – Early on, Playa del Carmen saw a few working-class communities establish themselves directly surrounding the downtown area.  Some of these were along the beachfront, and one was “behind” the town away from the beach.  Both have vacant lots for sale or lots with constructions that aren’t worth keeping.  Both locations have lots available for very low prices considering their proximity to downtown.  The ones along the beachfront are especially attractive, but the ones back from the beach tend to be even lower priced and hold an appeal in their own.
