When we think of Playa del Carmen real estate, or indeed, the Mexican Caribbean in general, we tend to think of beachfront condos.   While these are an excellent property choice, Playa del Carmen has come to offer quite the variety of property types and communities.   The following are a few of the main types of locations and property styles that are most popular.

  

Beachfront Condos

This is, of course, the classic.   Many buyers dream of owning a condo overlooking the white sand of wide beaches with the turquoise Caribbean beyond.   Just as importantly, residents can walk out of their front door onto the soft, warm sand, take off their sandals, and walk along the shore with the warm water lapping up against their feet.   Yet beachfront condos can also fall into variety of community styles.

  

Downtown Condos

Downtown condos can be directly on the beachfront, or can be a few blocks back in the city itself.   Even up to 5 or 6 blocks back, the walk to the beach is short, easy and very pleasant.   Along the way, there are many cafes, restaurants, bars, shops and even local fruit, vegetable and fish markets.   Besides close access to the beach and to the vibrant tourist area along Fifth Avenue, downtown also offers walking distance to stores like Walmart and Office Depot.

  

Gated Communities Homes and Condos

Gated communities can be directly on the beachfront (like Playacar Phase 1, which incidentally also offers very close walking access to downtown) or a little back from the beach, often within walking distance.   Homes and condos in these communities offer residents gated access security, many green spaces, bike trails and a quiet lifestyle.

  

Golf Course Real Estate

This is a variation of the gated community; all three main real estate types - homes, condos and land - are available surrounding many of Playa del Carmen's excellent golf courses, which have earned it the title of “Latin America's golf capital.”   Besides very close access to excellent golf, these communities offer a visually pleasant, upscale atmosphere.

  

Fixer-Upper Homes

The option perhaps most overlooked is that of fixer-upper homes.   When Playa del Carmen first started expanding in the 90s, a couple of lower-income communities appeared near the beach (short walking distance.)   Some homes were well built, but either not finished or somewhat neglected.   Buyers with time, patience and creativity can save considerable amounts in converting one of these into their dream home near the beach.

  

There are variations of these options, of course.   Buyers interested in Playa del Carmen real estate should be sure to investigate a variety of location and property types.
