When buyers want to invest in Tulum real estate, there are two primary options on the market these days – Tulum land for sale and Tulum condos for sale.  Each of these property types has their own advantages. The following are a few of them.

Tulum land for sale

Land in Tulum is currently the choice property of most investors.  Currently a small town, Tulum is showing good signs of an upcoming boom in real estate; when this happens, demand for land will rise as developers want to buy in good locations, and values will rise.  Observers are expecting to see similar patterns in Tulum as in Cancun and Playa del Carmen before, where land owners made a fortune on turn over at the time of the boom.

There are two main approaches average American buyers can take to take advantage of the potential land investment is promising in Tulum.  One is to buy parcels of “raw” land for sale in strategic locations.  Land of this sort probably holds the highest potential for return, but it also requires the most knowledge of the market, and careful studies of Tulum’s Urban Development Plan and how this plan could influence demand and land values.

On the other hand, buyers can consider investing “development” land.  This kind of land for sale is within the setting of a complete development with roads, drainage, wiring, water, etc. installed.  Lots are usually ready to be built on, and sometimes there are services or even a village center area within the development.  While these still show good potential for return, they require a less-thorough knowledge of the market in Tulum, since they offer the support of services and amenities.

Tulum Condos for Sale

Condos in Tulum are not as popular or as numerous as land for sale.  Yet just because the market has gained much attention yet, prices for beautiful, completed condos in nice complexes can be found for noticeably lower prices than similar condos would sell for in other beachfront areas.

Condos currently hold potential for some income from rentals, which would offer more immediate return than a land purchase.  This potential for rental income will grow as Tulum’s tourism industry continues to grow.

Another advantage of condos is that they qualify for mortgages.  Likewise, preconstruction discounts can be found on some of the beautiful, new condo options that have been appearing.

Buyers can reasonably consider either of these two options as a good investment.  The difference will depend on the budget, needs and timeline of each buyer.
