Although they are on the same Caribbean coast, only about 2 hours away from each other, and share many of the same attractive features, Cancun real estate and Tulum real estate are fairly distinct in other ways.  One property type which helps demonstrate some of the distinctions is that of homes for sale.

In Cancun, homes for sale are mostly found in the downtown area.  While downtown is separated from the beach (about a 10 minute drive away), it offers the advantage of easy walking access to just about everything else – to malls, stores, restaurants, clinics, markets, supermarkets and much more.  Homes are often overlooked in favor of high-rise condos on Cancun’s beautiful beachfront.  However, the lifestyle is no less attractive in the downtown area, and homes can often be found for excellent prices.

One of the ways in which buyers have saved money on their home purchase in Cancun is by investing in fixer-uppers.  Cancun is the oldest city on the Riviera Maya, and a number of well-built and well-designed homes in the downtown area can be found for excellent prices.  After the investment of time and money to fix them up, buyers can count on both an excellent lifestyle and good value on the market.

Because Cancun is the largest and currently the most popular city on the Riviera Maya, it also offers the largest selection of homes, which translates to variety and an excellent range of prices.

Tulum homes for sale offer a smaller market.  However, there is still very good potential.  Existing homes will be in the central area of the newly growing Tulum once it goes through its boom, which many observers expect to happen soon.  This suggests that values should rise significantly on these homes.

Tulum has seen very little development on its beachfront, so existing homes, as in Cancun, are mostly back from the beach in the town center area.  Beachfront homes are available in the nearby village of Akumal.

Perhaps one of the most distinguishing options within Tulum homes is that of ecological homes.  There have been individual homes and even small complexes constructed that are mostly sustainable running on alternative energy sources with the municipal utilities as back up.  The most astonishing feature of these homes is that the sustainability is not noticed in day to life of the residents.  Of course, regular homes are also available in the town center.

As the market of homes shows, Cancun and Tulum are distinct in their style.
