When we think of Tulum real estate, we usually think of Tulum land for sale – and this is with good reason since the town’s growth makes land a prime candidate for appreciation.  At the same time, even if we can’t say “condos are better,” we can definitely point to some distinct advantages of investing in Tulum condos for sale that should give you as a buyer reason to consider this option on equal footing as land.   Consider the following factors which make condos a good investment choice.

 

Ready to Use – Like anywhere else, condos in Tulum are delivered ready to use. When you buy your condo, you know that the delivery date means you can use that same property the same day with minimal preparation.  This means you can avoid the time investment needed required to find an architect/design, contract builders, review the building process and plan the start-to-finish process of guaranteeing your property is ready to use.  While there are reliable companies to provide this service, it still takes time to build a quality home.  For investors, time also means money, so this is a factor to keep in mind.

 

Existing Amenities – Condos are part of a complex which will include certain amenities from the get go, such as pools, lounge areas, gyms and perhaps even spas.  Tulum includes a number of communities which include shopping areas and other amenities that land buyers can enjoy, but condos are sold in these same developments; this means that condo buyers are enjoying double amenities while lot buyers have to wait to build their pool, etc.  This ties back to the immediateness of using a condo upon delivery.

 

Rental Potential – For these same reasons, condos will hold potential for rental income from the beginning as well. A condo in a more complete complex will already hold some appeal for rentals.  While there will definitely be increase as tourism continues to grow in Tulum and communities become more complete, a condo will offer the availability of return on investment earlier on in the process.  Many investors who wish to gain rental income also prefer a hands-off approach, which is much more easily done with condos.

 

Appreciation Potential – Condos in Tulum are very well priced right now.  In fact, the price of buying a condo ready to use is less than buying a lot and building. Of course, the advantage of building on a lot is that the investor ends up with a single-lot home rather than condominium.  But condos also offer preconstruction discounts as well as mortgage and financing options.  The low pricing and discounts combined with Tulum’s growth suggest that rising demand will increase the value of these properties in a similar way to that of lots.  Financing options allow buyers to leverage their investment which can be a very useful tool for certain investment goals.

 

Excellent Locations – Again, condos are usually available in the same developments where lots are.  Buyers usually shouldn’t feel that they should buy a lot just because of a better location.  If they are considering a lot development, they can ask their agent if condos are available in the same development and thus leave their options open.

Most investors will have a fairly firm idea if they prefer a condo or a lot for building; the point is that Tulum, a market known for its potential in lots, also offer excellent potential in condos.
