Throughout the country, both on the Pacific Coast and on the Yucatan Peninsula, there are places where beautiful and cheap Mexico beachfront lots are available.  Yet, we all know that not everything that shines is gold – or, not all cheap real estate is good real estate.  To help you decide if the cheap beachfront property you are looking at is a good buy, consider the following factors.

Good Road Access – You have to be able to get to and from your lot easily, and so it’s important that there’s a well-kept-up, paved highway or road with direct access to the lot is a necessity.  This not only means that you can get to your lot, but it also means that future resale will be easier.   If there is promise for future construction, talk to your agent carefully about the actual probability of seeing this come through, and remember that there’s always a possibility that you could be waiting longer.  Some areas are off the grid, and this can work fine if you are into that.  If you opt for off-the-grid, make sure you talk to other people living that way in the area and see what their experience has been like.

 

Basic Utilities – Check for municipal electricity, water and phone/internet or cell phone signal.  Again carefully weigh out any promises for the future.

 

Building Permits & Feasibility – If you can’t build on your lot, it won’t do you much good.  Make sure building is permitted and that the permits are fairly easy to obtain.  Also be sure there is good and space to build your home on.

 

Nearby Cities – Nearby cities increase the probability of new services showing up as well as giving an access point for tourism, increasing investment potential.

 

Nearby Airports – Having a well-connected airport within a couple of hours again offers both convenience and potential for appreciation resulting from tourism growth.

 

Stores, Hospitals, etc. – Consider what lifestyle you are used to and what you think you can adapt to.  Most inexpensive beachfront areas will have at least the bare basics.  But inexpensive beachfront lots can also be found within a short drive from items like Walmart and very nice, modern hospitals.

 

Tourism Infrastructure – Items like golf courses, marinas, boating tours, pyramids open to the public, historic sites, restored colonial cities all show that there is investment both from the government and private corporations to boost tourism in the area.  They also give you plenty of things to do.

Considering this list, you can buy an inexpensive lot with confidence that you will enjoy a comfortable lifestyle on the beach and will be able to resell in the future.
