These days, the most attention for real estate buyers on Mexico’s Caribbean is given to biggest tourism areas – Cancun, Playa del Carmen and Tulum.  These are excellent choices.  Yet there are also a handful of markets that gain less attention while having some very attractive features.  These include Cozumel real estate, Akumal real estate and Costa Maya real estate.  Let’s consider some of the features for each location.

Cozumel

This is the ideal Caribbean Island; it’s small and very natural, yet only a 45 minute boat ride from all the services of the mainland in Playa del Carmen.  There are also very well-priced direct flights to Cancun and Merida which are the Yucatan Peninsula’s 2 largest cities.  There is an international airport directly on the island with direct flights to key destinations in the U.S.

Cozumel’s charm blends lush green nature, hidden Mayan pyramids and an old-style Mexican town by the same name.    Even in the heart of town, life is calm and relaxing.  The island also brings good investment potential since it is currently the most important cruise destination in Mexico and the Caribbean and is taking steps to reinforce and increase this role.

Akumal

Akumal is a tiny village right on the beach about 10 minutes away from Tulum.  While some growth is to be seen in Akumal, in general, it’s likely that while Tulum grows into a booming tourist town, Akumal will remain a tiny, rustic village while still enjoying most of the benefits of the boom next door, such as increased rental demand, new services and higher exposure to the market of international buyers.

In Akumal, environmentalism is one of the community’s main focuses and luxury is combined with sustainability in local homes.

Costa Maya

Costa Maya is a couple of hours south of Tulum, separated by the very large Sian Kaan Biosphere Reserve.  It is the last stretch of mostly undeveloped beachfront along the Mexican Caribbean.

Buyers who look southward to this beautiful area are attracted by the small villages, the very, very relaxed way of life and - certainly not least of all - the low prices of everything from real estate to the daily costs of living.  While the area is certainly off the beaten track, the nearby city of Chetumal offers all basic services.
