When you decide to live in Puerto Vallarta or invest in Puerto Vallarta real estate for other reasons, one of the first things you need to do is start your property search.  The following are some tips that will help you start on the right foot.

 

Find good Mexico real estate listings Puerto Vallarta MLS listings on the internet are an excellent place to start.  Make sure the listings are thorough and well organized.  Look for features such as good picture and even galleries, maps, descriptions and even videos.  This will prepare you for the more “active” steps of contacting your agent and later actually visiting properties in person.

 

Get a feel for the area – The main purpose for looking at online listings at the beginning will be to get a feel for Puerto Vallarta’s real estate market.  You will be able to see properties for various price ranges, and locations.  Puerto Vallarta includes beachfront condos, homes in town, gated communities, golf course communities and hillside areas with excellent views.  To begin, just let yourself explore.  Of course, when a property catches your attention, take note.

 

Consider a variety of locations – Don’t get too focused just yet.  All of the locations mentioned above are good locations which offer an excellent lifestyle.  Since you haven’t seen them in person yet, leave all options open.

 

Contact a professional agent – This will be the most important step you will take.  There are many real estate agents in Puerto Vallarta, but not all of them are qualified to do so since there are no legal requirements or regulations.  Ask for certificates, degrees and membership in Mexico’s professional real estate association (AMPI) and references.  Contact the references and ask them about their experience.

 

Take your agent’s suggestions – After reviewing your criteria and the properties that caught your interest, your agent will search for further suitable properties.  They will make suggestions, perhaps some that don’t fall into your original “scheme.”  If you have chosen an experienced agent, it’s worth considering their suggestions carefully, since they know what has worked well for people.

 

Choose carefully – Don’t let yourself be rushed.  While there are some super deals that require you to act quickly before another buyer grabs up the property, it’s better not to move on a deal you don’t feel comfortable with.
