Playa del Carmen real estate has been one of the most exciting markets in Mexico and beyond over the past two decades.   In 2012, this is still as true as ever.   The following trends are exciting new developments to watch for and consider in your real estate purchase.

  

New Gated Communities - New gated communities are progressing in their development, with new condo complexes showing, and nice homes being built on individual lots.     Since some of these communities are still in the stage of taking off, the prices of condos tend to be very accessible.   At the same time, close access to the beach and very nice community design are promising for lifestyle as well as future value.

  

Golf Course Development - Golf courses have become one of the defining points of the Playa del Carmen area, which has been named Latin America's golf capital.   Currently there are 10 courses, many of which are professional designed.   Some of these are very new and excellent new real estate options are beginning to show up along the fairways.   Golf course real estate has the double appeal of a good game of golf nearby, and excellent landscaping within a natural setting.

The New Beachfront Access at the North End - One golf course at the north end of the city which is directly on the beachfront has recently had a direct access opened up from the main highway to the golf course and the beachfront.   The access road has a beautiful design with a palm-lined median, a bike trail, and rest areas with benches.   This access not only benefits the golf course real estate, but also the areas adjacent to the new road.

  

Gentrifying Communities - The area where this new road is being built is straddled by 2 communities that up until now have been lower-income areas that look a little rough around the edges.   However, the value of the new access road and direct, visually appealing access to the beach seems likely to accelerate gentrification of the area, which has already begun with various expats investing in fixer-uppers and lots to build on.

  

Redevelopment of Parts of Downtown - While downtown's most famous areas are well-developed with nice properties, good restaurants and many shops, a few pockets remain that were never touched by the wand of tourism.   These pockets are now being re-developed offering excellent prices on upscale properties in very good locations.

  

These exciting trends to watch in Playa del Carmen for 2012 offer a nice variety for buyers of different tastes and needs.
