It might be that time of year again; the days are longer, the sun is warmer, summer is almost on the doorstep.   The last thing we think about is heading south and living on a beachfront that's warm and sunny all year round.   Yet, here's a very important tip; if you wait till next winter to buy that Playa del Carmen real estate that you've been dreaming about for the last few winters, you won't be enjoying that property till the winter after! For that reason, it's better to plan ahead and start searching now - even though it's summer.

  

It used to be that buyers would head down to Playa del Carmen on vacation in November, fall in love with a condo and be enjoying their property by January.

  

It's probably a good thing that things have changed; buyers now take more time and care to choose the best property.   Also, more buyers are taking advantages of options like mortgages in Mexico which add time to the process.   More buyers are going for pre-construction discounts, which mean they will be waiting till the complex - or at least their part of the complex - is complete.   These are good things; yet, they mean that the process will be taking more time.

  

For the most part, buyers who want to be enjoying a property for December or even January should start their search process during the summer, so they can start the purchase process early fall.

  

On top of this, there are some real advantages to searching and buying in the summer.   First of all, most people, like you, have forgotten about their dream beachfront property in Playa during the summer.   Properties are still for sale.   Owners still want to sell within a reasonable time.   This puts you at as one of the few buyers actively searching at an advantage; you will have a better “pick of the lot.”

  

Closely tied to this are the deals that periodically show up in Playa del Carmen's market; during the winter when everyone's looking, it's likely that if you take too much time to decide, someone else will nab the property.   In the summer, you have more flexibility to take your time and think through your decision.   You may also have more leverage to negotiate.

On the whole, if you've been dreaming about owning Playa del Carmen real estate, and you've been putting it off, it's to your advantage to think ahead a few months and start looking now!
