When you decide to buy Puerto Vallarta real estate, in all likelihood, the first resource you are going to be using for your property search is an online Mexico MLS listing service.  While there are other important resources that you will be using in the future, it is also important to start off with a good MLS service in order to get a good feel for the market and increase your likelihood of finding the right property sooner.  The following are some important features to look for in a Puerto Vallarta listing service.

Thoroughness – One of the first items to check is how thorough the listings are.  There are many properties for sale in Puerto Vallarta in all price ranges.  There are beachfront condos, hillside homes and lots in new communities.  In Mexico, there is no universal MLS system, so those preparing listings must go out and find the properties for themselves; Puerto Vallarta also has a regional MLS system to which participating brokers have access.  Viewing a listing service, you will see pretty quickly if it is good and thorough.

 

Qualified properties – As wonderful a place as Puerto Vallarta is, not all properties for sale are suitable for American and Canadian buyers.  Those preparing the listings should do some basic research on each property to determine its suitability; while property title and legal status cannot be seen online (although brokers should be checking this first!) it can be seen pretty quickly if the listings are mostly suitable or not.  Even after basic screening, there should still be a great selection available!

 

Professionalism – This isn’t about the listing per se, but it can save you a step or two later if you are using a listing service prepared by a professional team who can also work with you later on in the purchasing process.

 

Organization – Good MLS listings should be easy to sort, select by price range, view by property type, etc.

 

Descriptions, Photos, Videos, Maps – Puerto Vallarta is a beautiful place, but as they say, “seeing is believing.”  Each listing should include a good gallery, a map and sometimes even a video.  All of these help you get a better grasp on what a property is all about before visiting in person.
