When many people decide to make the leap, start life in paradise and buy Cancun real estate, once they’ve made the decision they’re often left wondering what a good next step would be.  The following are the first steps perspective new buyers should take.

Search Online Cancun MLS Listings

A good first step is to get to know the market.  Most people who fall in love with Cancun have been here on vacations, and probably noticed a condo or two they thought looked interesting, but really don’t have any feel for the real estate market – what’s out there, what prices are like, etc.  They may not know, for example, that condos can be found for well under $100,000 USD, or that there are nice homes for sale in the downtown area.  Not all online listings are thorough reflecting the variety of good properties in Cancun, so it is important to select an easy to use Mexico MLS listing service that is prepared by professionals who know the market.

Find an Experienced, Professional Agent

Good online listings are an excellent resource to get to know the market and to find a few attractive properties that have good potential; yet to really advance a real estate search, it’s important to be right in the market, seeing properties, seeing where they are and having first-hand contact.  Since most Americans and Canadians won’t have the luxury of being able to fly to Cancun every weekend, an experienced agent can be their “eyes and ears” searching for and evaluating properties on a daily basis right on site.

 

Combine Personal Searching with the Agent’s Expertise

When a buyer finds the right agent, they should send links for listings for all properties that they found interesting.  This will allow the agent to better evaluate any new property they find for the buyer, in addition to any questionnaire they complete.  In turn, whenever the agent finds a perspective property, they will send a listing link along with any other observations or details to the buyer. The buyers should send any comments back to the agent.  In this way, the buyer and the agent can work together to develop a good dossier of properties to view when the time comes to plan a trip down.
