For Americans and Canadians whose final purpose is to own a single family home in Puerto Vallarta real estate, early on they will have to decide if they wish to buy a completed Puerto Vallarta homes for sale, or invest in Mexico land for sale and have their home built.  The following are some of the advantages of each approach.

Homes in Puerto Vallarta

The main advantage of buying a complete home in any place is that upon delivery, the home is ready to move in and use.  Yet, in Puerto Vallarta specifically, it is also an advantage that there are options available in every part of town – directly on the beachfront (a little pricier, but definitely available!), downtown, on the hillside (with splendid views!), next to shopping areas, in the new resort developments out along the bay and even in nearby villages.  Depending on the neighborhood a buyer is interested in, if they want variety in choice, they may need to go with a completed home.

It is also worth noting that there are fixer-uppers available in some communities.  These homes offer a nice balance of saving money, personalizing the home and yet not starting from scratch.  Some offer excellent investment potential.

Land for Sale in Puerto Vallarta

Land in Puerto Vallarta is often overlooked, precisely because in many of the more popular neighborhoods it is almost unavailable, and prices are highly inflated when it is.  Yet, there are some gentrifying hillside communities where nice lots are available for good prices, and a home can be designed to maximize the beautiful views of the town, the sunsets over the Pacific, the bay and the surrounding mountains.  Like the fixer-uppers mentioned above, these can show excellent investment potential if they are in a community that is just beginning to take off with international buyers.

There are also good and affordable lots available in some residential communities that are not the “main hubs” of real estate or tourism action.  These can be very close to shopping centers and a short drive from downtown and all services, and also be in pleasant neighborhoods.

Lots in these and similar areas of the city will offer buyers savings on their total project and a pleasant lifestyle, not to mention the usual appeal of being able to build a custom home.

Both completed homes and lots have their appeal; buyers interested in both should leave their doors open until they have a chance to visit in person and get a direct feel for which one is more suitable for their lifestyle.
