Sabancuy

Summary

Everyone knows that cheap beachfront lots are available in Mexico, but what is less common knowledge is that they are available in good locations.  The following are factors buyers can look for in inexpensive lots that will turn an affordable beachfront home a dream lifestyle.

Many Americans and Canadians would truly be able to live out their dream if they were able to buy a cheap Mexico beachfront lot and build their dream home on it overlooking the sea.  Everyone knows that such lots are available, but what is less common knowledge is that they are available in good locations.  The following are factors buyers can look for in inexpensive lots that will turn an affordable beachfront home a dream lifestyle.

In the lots themselves, buyers should look for:

  • Direct Access to Good Roads - The lot should have fairly direct access to a good, well-maintained road that leads to nearby services.  If there is not direct access, there should also be a good access road, or reliable plans for one.

  • Utilities and Connections – Since Mexico has modernized considerably over the past 2 decades, it’s reasonable to expect to find a fairly unknown (and therefore low-priced) beachfront where there is municipal water, reliable electricity and even phone and high-speed internet.  Ideally, buyers would look for a lot where these are ready to be connected, but a lot may be considered even if they are not, so long as there is a way of having the services brought to the lot and the buyer knows how to go about this.  Some buyers prefer alternative energy (wind turbines, generators, solar panels, etc.); many expats live this way, but again, buyers simply need to know what it is they’re getting and how to manage it.

  • Good Space for Building – Be sure that there is a place on the lot, near the beach suitable for building.  If in doubt, have an experienced builder review it.

In the area look for:

  • A Nearby City – Again, recent modernization has brought supermarkets, banks and good clinics to most Mexican cities, even smaller ones, not to mention enjoyable activities.  30 min. – 1 hour drive is a reasonable expectation.

  • Reasonable Airport Access – Buyers usually won’t need the best international airport right in their nearest city, but it is reasonable to expect that travel to or from their home country won’t take more than a day in total.  1-3 hours from a good airport is very feasible.

  • Modern Services - Besides the items already mentioned, buyers can look for international stores (especially Walmart) in fairly unknown locations.

It’s worth a buyer’s time to investigate these items and be sure that they are available; there are very affordable beachfront lots in Mexico which meet all of these criteria and more!
