While the ideal (and most fun!) way of doing this would be to take a six month vacation to spend a week on each beachfront area on the Riviera Maya, you can do most of this from your living room (or office, etc.)   Online there are videos, photo galleries, descriptions, maps and other resources that will give you a very good feel of what a given beach is all about.   You will also be able to identify nearby hotels and get an idea of how many people show up on this stretch of beachfront.   Generally speaking, the more people who know about a beachfront area, the stronger its appeal will be, but there are certainly exceptions.

Investigate the Mexico Rental Market

Go online, take a look at what “asking prices” are for various condos; consider and take note of items like size, proximity to the beach, which beach is nearby, and community/complex style.   Some rental listings will include maps making it easy to identify them with the beach areas you were investigating.   You can also compare the listed prices with listed prices for condos you are going to consider.   You might also consider what factors are listed among the features of the property - in the property itself, the complex and in the surrounding neighborhood.   This will give you an idea of what to look for in your investment property.

Look for Appropriate Real Estate

With this information you can start looking through beachfront property listings in the Riviera Maya.   Consider each of the factors mentioned above.   Look at the listing maps to see what beach it is near; some descriptions will name the beach.   Look at the photo gallery or video tour and make see if it looks like “rentable” material and consider the nearby amenities.

  

At some point you will want to contact a real estate agent and let them know your intention of generating rental income.   Having this background, however, will do a good deal to give yourself a clear direction.
