So, you’ve decided that Puerto Vallarta retirement is the right thing for you.  Your vacations down here haven’t left any doubt in your mind.  Or perhaps you have some friends who are already enjoying retirement in Paradise.  What’s next?  Your first and perhaps most important step will be to find and buy the Puerto Vallarta real estate that is best for your needs.  The following are some important points to consider.

Property Type – While vacationing in Puerto Vallarta, you’ve probably noticed the beautiful beachfront condos.  In addition, there are also many Puerto Vallarta homes for sale of different sizes and designs in residential communities – colonial-style, indoor-outdoor with fold-away glass walls, modern with large windows, etc.  Spacious lots can be found which are ideal for having a custom home designed and built that is tailored to your retirement needs.  There are also fixer-upper homes which are often priced as low as half of what usual asking prices would be, offering an opportunity to save money and to add a personalized touch.

 

Property Location – Just as there is a variety of property styles, there is a large variety of property types.  Perhaps you saw beachfront condos near your resort.  There are beachfront condos downtown as well.  One of Puerto Vallarta’s gems is the hillside which offers condos and homes with splendid views of the bay, the beaches, the Old Town and the surrounding mountains.  There is also a marina and a couple of nice golf courses.  Some retirees prefer a simple home near shopping to live conveniently and comfortably.  Regardless of which location you choose to live in, getting to the beach or to the amenities throughout the city is easy, fast and affordable; taxis are always low priced, offering most trips for just a couple of dollars!

 

Rental Potential – If you will be living in Puerto Vallarta only part of the time, you may wish to rent out your condo or home to cover some expenses while you are not using it.  If this is the case, you will want to investigate the rental potential of the various locations and property types/sizes.  Typically, larger condos or homes (3 or 4 bedrooms) on the beach or a block or two away hold the highest appeal and bring in the best income.  Be sure to discuss this point with your agent.

 

Your Agent – Finally, be sure to do your homework and take the time to find the right agent.  Your agent should have official qualifications (certificates, degrees, membership in the professional real estate association AMPI, etc.) and experience, especially with American or Canadian retirees.  These points will allow them to know the market and know what will best suit your needs.
