Whenever someone comes to the point in their life of buying real estate at a distance, they will need to make the decision of whether they will search from a distance or make a trip and search in person.  In the case of Yucatan real estate, my suggestion is this; do both, and combine them in order to get the best out of both of them.

When buying in Yucatan, many Americans and Canadians will be buying classic old colonials; especially with older homes, it’s necessary to be there in person and see that the home is like structurally, etc.  In general, it’s always good to complete the final search and selection process in person to see spaces, layouts, the surrounding community, etc.

On the other hand, there are many online resources available that can help a buyer do pre-screening and make the most of their visit to Yucatan.  The following are some of them:

  • Yucatan MLS Listings – This is the obvious place to start. However, it’s worth evaluating the listings to ensure that they reflect the variety actually available.  In addition to a wide variety of Merida MLS listings (colonial homes, modern condos, lots, etc.) there should also be homes in the nearby beachfront towns, modern beachfront condos and countryside estates, among others.  Numerous photos of good quality and a variety of parts of each property are very helpful.

 

  • Maps, Videos, etc. – Some listings will include these items, especially maps.  However, in general, buyers can use the internet to get to know Merida and other communities in Yucatan better.  Youtube videos can be found showing the romantic streets and exciting outdoor activities of this beautiful region.  Google Street View – a function on Google Maps – allows buyers to take a self-guided virtual tour of any town or neighborhood they like.

 

  • Blogs, Articles – There are good blogs about buying real estate and living in Yucatan that offer invaluable information, and tips on good property finds.

All of these will help buyers do pre-screening, get a feel for what properties and communities are most attractive for them and which ones fit into their budget.  Contacting a professional agent, buyers can develop a dossier of properties using this information.

When the time actually comes for visiting and viewing, much of the preliminary work and screening will already be done.  This will make the process of visiting homes in Merida and Yucatan more efficient, as well as the process of getting to know the romantic colonial streets more relaxing and enjoyable!
