When people ask me about El Cielo Residencial, a newer gated community in Playa del Carmen, or I show a property there to a client, I tell them what my honest opinion; it’s a hidden that’s not even really hidden, but often tends to get overlooked.  This well designed master development in Playa del Carmen’s most promising upscale area offers very nice properties at excellent prices, comparing very well to similar properties in other parts of town.

So, if the community is so nice and so affordable, why isn’t it all the buzz?  There are two answers to that question. One is that many buyers will look downtown or in one of the more established gated communities (like Playacar or Puerto Aventuras.)  These are excellent locations that hold real appeal.  Yet, if you compare the price for that nice, spacious 2-bedroom garden condo looking out over the pool, you’ll notice that prices are significantly lower in El Cielo.

El Cielo has many of the same appeal factors; it’s a walk or bike ride from the beach, there’s gated secure access (possibly even better than some of the established gated communities,) there’s plenty of nature and trees, it’s quiet and safe, and the real estate going up is really nice.  What it doesn’t have is a “big name” – at least not yet.  It’s newer, and it’s still mostly under development.  Also, tourists won’t be getting to know it yet since so far there is no hotel presence.  (Although this is coming in the future.) Many buyers will opt for the community they stayed in on vacation last year – and perhaps even overlook a more affordable option that offers everything they’re looking for by doing so.

The other answer is that sometimes it is the buzz. But a small buzz.  El Cielo is being defined by beautiful individual homes, nice spacious lots for sale and small, neighborly condo complexes.  A nice condo complex goes in with only a handful of units.  Agents present it to buyers, they like what they see, and it gets bought up quickly!  There is a buzz, but it’s for a small number of units and it goes quickly.  The focus tends to be on the individual complexes rather than the community.

I think it’s fairly certain that this will change; soon (in my opinion) El Cielo Residencial will have a big name.  But then it’s unlikely prices will be as competitive as now.  I always tell people they should buy there before that happens.
