As with any property search, when you are looking for Mexico real estate, it’s best to know what you want. This will make the search go smoother and help you identify that ideal property when you see it.
But this leads to another question: How can I know what I want when I don’t know the market and it’s 2000 miles away? Here are some tips.
Start With the Basics
The most basic items are your budget and size necessities. For example, you know you can’t go over $200,000 USD and you need a 2 bedroom property with comfortable room for 4 people.  Start by clearly defining these items that are not dependent on the market.
Communicate them to your agent and ask for suggestions & listings.
Search Listings, Review Suggestions
If you are like most buyers, most other items have some degree of flexibility, so for now you’ll do well to leave the doors open. Ask your agent both for the listing page for the area where you’re buying and for recommendations for specific properties.
Be sure you know how to use the listings, how to define the price, use the search tool and other sort and search specifications. Start by browsing very generally, and picking a variety of properties to review in more detail. Ask your agent for more info and his opinion on any property that looks interesting to you.
Review any properties your agent recommends carefully. Remember that they have helped dozens upon dozens of buyers find the property of their dreams and know what usually “clicks.”
Define Your Preferences
Now that you’ve shopped around a little you will begin to see what catches your attention the most and what kind of properties are available that meet your most basic criteria.
Let your agent know what your preferences so they can help you narrow your search. Let them know if you’re flexible. For example, if you fell in love with the idea of a golf course home during the preliminary search, but you wouldn’t mind a different location type, be sure to communicate that clearly.
Prepare for Your Visit
Now, with a more clearly defined preferences, you can narrow your search and work with your agent to create a dossier of properties to view when you visit Mexico.
You will get a better idea of what the market is like when you arrive and physically see the properties and communities. However, the steps above – defining the basics to start, then doing a preliminary, very general search to define what you prefer, than doing your more focused search – will allow you to apply the same principle of knowing what you want and improving your search process and the result in this way.
