Real estate agents must be knowledgeable, experienced, and professional enough to represent your interests. Their job is not only to help you realize your dreams of finding the best property, but also to negotiate all terms and conditions and get you the best price possible for the property. In today´s blog we take a look at why it is important to find an agent who is knowledgeable about real estate laws, developers, notaries, attorneys, accountants and anything else that might be needed during the purchase process.
Let´s take a look at what the different agents do. The seller’s agent is the person who has the listing for the property and represents the seller. They are obligated to get the best price possible for their client, as well as the best terms possible. The buyer’s agent, on the other hand, represents the buyer and works with their client to find them the right property. Their job is similar to the seller´s agent except that they are obligated to help you find the best price and terms. They have a legal duty to inspect, disclose and represent the buyer in all areas of the acquisition and guide their clients through the entire purchasing process.
The person you are dealing with should be experienced in the real estate market and knowledgable the area in which you´d like to live, including the different neighborhoods and what each has to offer.  They should be certified and belong to a group such as the Mexican Association of Real Estate Professionals (AMPI) or National Association of Realtors (NAR). When you begin looking for an agent look for someone with a good reputation and get references if possible. Feeling comfortable and confident with your agent will greatly aid the process.
In Mexico, real estate agents do not need to be certified to practice real estate and you could end up represented by someone who does not understand the legalities involved with the purchase. This could ultimately lead to problems and you run the risk of seeing a transaction be delayed or simply fail altogether.
