There are several simple and innovative improvements that will increase your Mexico property’s value. Keeping your investment in tip-top shape should be a priority. The same things you would do for your home in the states or Canada, should be practiced on the investment you made in Mexico. May it be your permanent residence, vacation home or a rental property, always looking its best will bring you top dollar.
Applying a coat of paint
If you ask any realtor, “What is the first thing you should do to improve the value of your property?†They will likely respond by suggesting a fresh coat of paint. As a result, applying a coat of paint will make the walls look rejuvenated and appealing. Don’t be afraid to experiment with coordinating colors to accent walls that will enhance your decorative theme. As a result, having that “Wow†factor creates eye appeal and in turn adds value. This also applies to the outside of the home as well. For example, selecting a catchy color for the front door – not to bold, but never the less a color that highlights the home’s outside appearance.
Flooring
Flooring is something that people notice almost as much as paint. When people walk into your home, they notice the room’s basic features and that is the walls and floorings. The contrasting colors between the two tie everything together. Would you have red toned walls with gray floors? Obviously not – at least I hope not. Replacing tile doesn’t cost that much and adds so much value. Using 18 plus inch tiles offers an elegant flare to a space that flows throughout the whole living area.
Small details
Paying attention to details like fixtures can bring noticeable improvements for buyers and renters alike. Also, upgrading your light switches, outlet plates, ceiling fans and ceiling mounted lights can provide a look that gives value. Try to keep with your decors’ motif by coordinating these items in like style. Kitchen and bath faucets should match with towel racks and other wall mounted accessories. In fact, keeping all the fixtures coordinating presents a scheme that shows consistency in design. Miss matching can sometimes create an awkward and indecisive pattern.
Furniture
Furniture with the right kind of accented décor can take a seemingly dull space and make it look like a million bucks! Select a theme, pick out a style and arrange your furniture appropriately. Remember to keep an open feel – less is more. Coordinate the furnishings with the room’s motif. Take advantage of any specific or direct lighting and use it to compliment or highlight accent pieces. A well-appointed home will always add value when potential buyers feel that nothing needs to be improved on. On the contrary, dressing up a room with unnecessary items won’t add any more value to the asking price.
Appliances
Appliances will enhance your kitchen’s appearance. However, you don’t always need stainless steel. Take into consideration these obvious factors and they are the kitchen’s size, counter tops and cabinets. If the counter tops are granite and the cabinets are made with up-graded wood, then most likely you will need stainless steel appliances. If the kitchen is on the modest side with average counter tops and middle of the line cabinetry, nicer appliances are recommended and stainless steel is not expected. It is better to have white appliances in a short-term rental.
Cleanliness is next to godliness
If you are trying to showcase your home, making sure things are picked up, straighten, and having no clutter adds eye appeal. Try to give the impression that you take care of your home, people associate that with value. Moreover, if you are thinking about putting your home on the market, always present it as if the ‘queen herself’ could be showing up at any time.
In summary; always put your home or condo’s best foot forward. Prospective buyers’ first impressions are the most important. People buy with their eyes, which are directly attached to their emotions. Increasing the value of your Mexico property using all these simple upgrades and/or improvements can be done very easily. However, keep a handle on your expenses. There are limits to spending dollars that add no value to a property. Most importantly, put your investment in good hands.
What other improvements would you consider necessary to upgrade your home’s value?
