Over the past few decades, Mexico has been making a very strong effort to modernize its healthcare system, with a combined effort from the government and private investment, both national and international. A growing number of Mexico’s top-rate hospitals are gaining international accreditation. While the results have provide Americans and Canadians enjoying Mexico retirement with a very high quality of equipment and service, and non-existent waiting lines, prices in Mexico remain considerably lower than those of the U.S.

The situation parallels that of Mexico real estate, where retirees are choosing this country simply for the accessibility of cost for a quality of life much higher than they could enjoy back home on the same budget; in the case of healthcare, most procedures are not optional, and saving the 50-70% which Mexico offers just means that retirees will be able to continue living comfortably, even after major medical expenses.

A few items where retirees can enjoy savings include:

prescription drugs manufactured in Mexico – 50% cheaper that similar drugs manufactured in the United States

doctor’s office visit, including specialists – $20 – $25 USD

lab tests – 65% less than the same tests in the United States

CAT scans – 25% cheaper than in the US

overnight stays in a private hospital – $25

dental cleaning – $20

dental work in general – 20 to 25% lower than in the U.S.

Near the Mexican border, some insurance companies are selling less expensive plans which require plan holders to use facilities in Mexico, where the costs are considerably cheaper. In fact, insurance tends to be correspondingly cheaper in Mexico.

A number of American retirees also choose to take advantage of Mexico’s public insurance system, which has it’s own hospitals, with some experts estimating that the numbers run into the thousands. The Mexican Social Security Institute (IMSS) offers a health care plan with no limits, no deductibles, free medicines (and even vitamins if the doctor feels they’re necessary), tests, X-rays, eyeglasses, even dental work for a single annual fee of about $250. While this system has weak points compared to the private system (the prices given above), many of the retirees who use it feel that it is usually a good, professional service, and doctors take very good care of them; health experts support this impression. the fact that it doesn’t have any cost over and above the annual fee makes it attractive.

In any case, even those who prefer the convenience of the private hospitals will see considerable savings in everything from doctor’s visits and medicine to major procedures; this is a real advantage for choosing Mexico retirement.

Recently, much has been said about Mexico’s excellent hospitals, which have been recognized as on-par with private hospitals in the U.S., the low cost of high-quality medical procedures in state-of-the-art hospitals, and the benefits of traveling to Mexico to take advantage of these. Americans who choose a Mexico retirement know that they will benefit from these services, in addition to the other benefits such as warm weather, and, in general, a low cost of living.

Many hospitals in our Mexico real estate region, include general doctor’s visits and family doctors within their facilities. This points to one approach as choosing a “home hospital” where you generally go for check ups, procedures, etc, working with the doctors in that facility.

On the other hand, retirees living in Mexico may choose to approach their healthcare from the other end, finding a doctor they are comfortable with and confident in, using their separate, individual office as the “home base” for their healthcare needs.

The majority of doctors in Mexico will operate their own private practice, and besides that, be associated with and work in several hospitals. If you take this approach, it means that if a major process turns up, your doctor will generally present you with a variety of hospitals where they work, and you can investigate and compare. You can investigate the quality of equipment, as well as the price of the service (which usually varies depending on the hospital.)

If you have insurance, you can also check which hospital is covered by that insurance.

Different doctor’s offices will vary in the services they provide. Some will include technicians, who carry out labs and studies, as well as other specialists. Some will only offer your doctor’s services; in this case the doctor will recommend laboratories and specialists who he/she knows are reputable; you can also talk to your doctor about costs and insurance coverage; they will usually be fair about suggesting low cost options if they feel the quality is as good.

The trade off is having everything under one roof (i.e. having a home hospital) for having one doctor who will manage your medical needs. For those who work with insurance, often it is easier to work within a certain hospital where they know that most or all services are covered. For those paying on their own, it can work just as well to start off with a family doctor’s office; some may prefer the more personal feel as well.

Whichever approach you choose, health care in Mexico retirement will provide your needs with high-quality service, low costs, and a personal touch that may be hard to find in the U.S. or Canada.

I’m always amazed when our friends and family in the U.S. ask us what we do in Mexico about health care. Most assume that we return to the States every time we need a medical check-up or dental exam. In fact, it’s quite the contrary. We find the medical and dental care in our Playa del Carmen real estate region to be state of the art, and at prices that are considerably below our insurance deductibles for the same services in the US. The facilities we choose to use in Playa del Carmen are private facilities, although public facilities are available at a much lower cost.

The second time I went to see my doctor, when we entered her office she came around from her desk and gave me and Bob each a big hug and a warm hello. After inviting us to sit down, she pulled my medical records up on her desk computer and began to ask us a few questions. First, how am I feeling and have we had any interesting recent trips or experiences. In other words, how is my life? I answered and then asked her about her family, and she shared with us a bit of who she is outside the white lab coat. She then invited me in for my exam. Before each step she told me what she was going to do, and why she does this. She shared her findings with me, and invited me to hear for myself the beat of my heart, or see for myself the ultrasound (just routine since I have a family history) while she pointed out what I was looking at and what it meant. Then she came back to her desk where she completed the report of her findings – now available for me to take with me – and asked that I come in the next day so that they can get a fasting blood sample. At that point, she gave us her personal cell phone number to call should either of us have any questions that may have slipped our mind. She stepped around the desk and it’s hugs and kisses good-bye until she gets my lab work. Total time 45 minutes, most of that spent with my physician one-on-one.

The next morning the lab attendant was ready for me when I walked in. No pain, these folks know exactly what they are doing every step of the way. Ten minutes from arrival, I am on my way out when we ran into my good doctor, who insisted that we come to see her new baby. Again, hugs and kisses are exchanged, and I am left with the feeling that I have a good friend who is looking out for my best health, and not just someone who sees me simply as a lab specimen, an 8 minute exam and subsequent billing. My lab report was ready the same afternoon at 4 pm, and a copy was provided me as well as entered into the computer for my physician.

A day or so later I had my next appointment (set up for my convenience) and again we have my physician’s warm greetings and full attention for 30 minutes as she went over all aspects of the blood work. Her diagnosis and recommendations – I’m in good shape, keep taking care of myself, and go back to having fun playing and selling more Mexico golf real estate!

And what is the cost for this care? About $100 US for all my doctor’s time and lab work. Oh, the personal caring and the respect for me and my family – That’s on the house!

When considering Mexico beachfront for sale, retirees will not only want to consider the comfort of the property, but also the distinct advantage of the quality to price comparison in the Mexico healthcare system. The concept of quality in Mexican healthcare isn’t too much different from that of Mexico homes for sale for your retirement; although prices are much lower, quality is at least as good as back home, if not better.

The quality of Mexican hospitals is reflected in several ways. One is the fact that very modern, state-of-the-art hospitals are available throughout the country. Several locations, which are main destinations for Mexico retirement, are specializing hospitals and clinics for retirement needs. Those who have used Mexican healthcare will attest to the fact that the service is top-notch, and evaluations from international organizations back this impression.

Hospiten - World Class Health Care in Mexcio

On top of offering the most modern equipment and highly professional service, those who have experienced healthcare in Mexico will tell you that the service is also much more personalized. Doctors will take time to talk about health, and in general, patients feel a much higher level of commitment.

For example, those considering Playa del Carmen homes for sale in Playacar will find themselves a very short drive (less than 5 min) away from Hospiten, a state-of-the-art hospital where North American clients have been surprised by both the low prices and the quality, speed and personalization of the service.

On top of excellent hospitals, there is also a variety of small office practices and clinics likewise offering highly modern and professional service at very accessible prices. Some patients feel this service is the most personalized; many of these doctors will be able to offer variety of choices for hospitals if there is a more major process necessary, so you as the patient can compare and choose. In some areas of the country, house visits are still a common practice, which is comfortable and convenient.

Besides on-par service at much better prices, another fact which makes retirees comfortable with Mexican healthcare is that it’s virtually never necessary to wait for a medical process.

The combination of these facts has actually drawn a growing number of Americans and Canadians to make special visits to Mexico simply to take advantage of the healthcare system, and special packages are sold in what’s known as “medical tourism.” The pleasant weather and relaxing atmosphere is also conducive to recovery from major processes.

The good news is that once you’re enjoying Mexico retirement, you will have access to all of these benefits without having to make a special trip; in the case of Mexico, the quality of healthcare is an advantage to choosing this country as your new home for retirement.

On Friday, March 18, CNN Money reported that the housing market in the US is continuing to lag, and especially in Florida where 18% of housing units sit vacant. What’s more, in parts of the Florida gulf, that rate rises to 32% – almost 1 in 3 housing units remaining vacant. And Monday, March 21, Reuters reports the National Association of Realtors findings that in February US housing hit a 9 year low, supporting the claims that the US housing has not yet hit bottom. In fact, Moody’s housing market analyst, Celia Chen, predicts that prices will continue to fall for the next two years and it will be as long as 2030 before there is a full recovery in the US housing market. Reuters quotes Ingo Winzer, housing market analyst and founder of Local Market Monitor as saying, “If you’re buying in Florida for retirement, maybe you should buy next year when prices will be near the bottom. If you’re buying [Florida real estate] for investment — don’t.”

So where to buy real estate for investment AND for retirement? Many US, Canadian and European residents are choosing in Mexico and in the Playa del Carmen real estate region! In fact, a great majority of current real estate sales here are to Americans, Canadians and Europeans. Why? Prices are low and ownership costs are pennies on the dollar compared to US properties. Typical condominium fees run on average $150 to $300 a month, Homeowners Association Fees in some of the nicest areas are less than $200 a quarter, and property taxes run in the hundreds, not thousands of dollars as in the US. Playa del Carmen real estate for sale is moving.

Playa del Carmen is a part of the Mayan Riviera on the Yucatan Peninsula, an area recognized for its natural beauty, and international flavor, and sits at the edge of the second largest barrier reef in the world, making it a diver’s paradise.

And there’s more, as we found when we first visited Playa del Carmen two years ago. The beaches are fantastic with sand that doesn’t burn your feet and crystal clear tourquise water. And even in the busy season, you can find plenty of space on the beach to stretch out your towel and enjoy the sun. Temperatures here are warmer than Miami in the winter and cooler than Miami in the summer. Golf courses abound, and at reasonable rates. The people of Playa del Carmen are so friendly and helpful! We, as well as our ex-pat friends, feel safer here than in the US. Playa del Carmen also offers state of the art medical and dental care at a fraction of the cost in the US. And our auto insurance premiums dropped from almost $6,000 a year in Miami to just under $300 a year when we moved here.

So, next time you are thinking of a vacation, come visit us in Playa del Carmen. You may find yourselves moving here, just as we did less than three months from our first visit. As Bob said last night while enjoying cocktails on our terrace and watching the sun set, “I never dreamed we could afford to live in such a beautiful place only a couple of blocks from the Caribbean.”

Who knows – Maybe you can, too! Let us show you how. Give us a call or send us an email. We’re happy to share our new home town with you!

While making the decision to start a Mexico retirement, and starting the process of looking for Mexico real estate ideal to enjoy the warm-weather and relaxation Mexico is known for, retirees will also want to consider which approach they wish to take to healthcare in Mexico.

Private healthcare in Mexico is of very high quality, and is very affordable, usually presenting savings of between 50% and 70% compared to costs in the U.S. While for most retirees or soon-to-be retirees this is enough in itself to make Mexico even more attractive for retirement.

However, some Americans living in Mexico also consider the possibility of insurance to cover their healthcare costs. There are several important points to consider if taking this approach.

U.S. Insurance

It is a feasible option to continue using insurance from the U.S. while living in Mexico. Many plans will cover healthcare in Mexico, especially since the cost is significantly lower, which means savings for them as well. Some insurance companies in California offer less expensive policies that are valid only in Mexico because of the low costs.

It is important, however, to check ahead of time, or at least before any major process if the hospital can accept the plan directly, or if you will have to pay upfront, and later request reimbursement from your insurance company. It is becoming more common that international insurance plans will accepted directly in hospitals and you will only have to pay the deductible, with more Mexican hospitals gaining international accreditation. This will be dependent both on what insurance plan you hold, and on what hospital you go to. It is best to investigate this ahead of time.

Price of Insurance in Mexico

On the other hand, an average health care insurance policy in the U.S. can cost as much as $5,000. International plans are also very expensive, since they are intended for travelers who will be visiting many countries, often for business reasons, with the price covered by the company. For many retirees, the high cost of healthcare and insurance is one of the main motivations to move to Mexico. For this reason, it may be a better choice to consider private insurance in Mexico.

Both national and international insurance companies are present in Mexico, and both offer options worth considering. Mexican banks also offer insurance packages which include health coverage. Many larger hospitals have insurance offices on site.

On average, Mexican health insurance for a small family costs $1500 USD per year – a savings comparable to the savings seen in paying the expenses out of pocket. Of course, this price varies depending on age, etc. Deductible also tend to be considerably smaller.

Age Coverage

As in the U.S., it will be important to investigate the age covered by any given insurance plan. Younger retirees will have no issues with age limits. Some companies which have an age restriction will also respect the coverage of someone who held a long-time insurance plan.

Service Coverage

When choosing a health insurance plan in Mexico, it’s important to investigate which hospitals it covers, the quality and reputation of those hospitals, and the range of services they offer. Sometimes, it may be reasonable to work the other way around; if you find a hospital which covers your needs, check for a policy that includes that hospital. Also, if you are going sight-seeing and travelling through Mexico, find out which hospitals in other regions are covered.

Insurance plans in Mexico tend to cover a wider range of health care issues and are much wider in scope. Of course, this varies with plan and price, and while you can find less expensive plans, you also have the option of very complete coverage for considerably less than in the U.S. While pre-existing conditions do have to be taken into consideration, associated costs will still be lower than with U.S. plans.

Mexico’s Public Insurance

Mexico’s Social Security Institute has it’s own hospitals, which have a very wide presence throughout the country. A flat annual fee of $350 with no deductibles and no limits, includes free medication (both in hospital and prescription), tests, X-rays, glasses and dental work. U.S. citizens with their FM2 (permanent resident visa) are eligible. Those who use it say the healthcare is of good quality, but the hospitals are not state-of-the-art (as the private ones) and there tends to be a lot of paperwork and waiting in lines involved. For some people the price isn’t worth it, but a handful of retirees are finding it covers their needs.

Medicare Coverage

Currently, Medicare does not cover health care in Mexico, but Mexico’s President Felipe Calderon has been discussing the possibility with the U.S. Government to authorize certain Mexican hospitals to be covered. This would save substantial funds for the currently strained U.S. Medicare budget, and would present a real benefit for retirees who qualify for Medicare and choose Mexico retirement.

Whichever option you choose – insurance or just paying medical expenses out-of-pocket – Mexico’s hospitals and healthcare will present you with considerable savings, making it easier to gain the best medical service quickly, and to keep your retirement funds in tact, enjoying this relaxing stage of life the way it should be.

When deciding to retire in another country, like most people, you will probably be concerned about, and give a good deal of thought to health care. Here’s some very good news; when you choose Mexico retirement, healthcare is not going be a concern. In fact, healthcare in Mexico offers several distinct advantages over healthcare in the U.S.

The following are a few of those advantages.

High Quality – The World Health Organization has ranked private hospitals in Mexico closely with those in the U.S. in terms of quality treatment and up-to-date equipment. Anyone who has used healthcare services in Mexico can confirm that the best private hospitals are state-of-the-art and offer an excellent level service.

Low Cost – At the same time, major procedures generally cost anywhere from 50-70% less than in the U.S. Similar savings will be enjoyed for regular doctor’s visits as well as medication. Insurance is also much lower priced.

Convenient Access – Most of the area’s where retirees look for Mexico homes for sale or Mexico condos for sale are the same areas where the largest amounts of private investment have brought excellent hospitals to the area. Other retirement communities have basic (but high-quality) clinics nearby, and within a reasonable drive there are very reputable, specialized hospitals.

Personalized Care – On top of the official ranking of quality, many Americans and Canadians who have used Mexican healthcare feel that the service is much more personalized. Doctors will actually take time to sit down with you and talk to you about your health.

No Waiting Lines – Waiting lines for any medical procedure are virtually non-existent. Considering the lower prices, this comes as surprise to many retirees. This point also makes a huge difference in comfort with the system.

Options – Most retirement areas will have a variety of hospitals and small practices, meaning that retirees can choose the doctors/hospital with which they feel most comfortable and where they find the service best for their needs.

Because of the combination of these points, many Americans and Canadians have actually Heathcare in Mexico, rather than being a deterrent, is actually a motivation to choose retirement in this country. Once you’ve experienced it, you’ll wonder why you waited so long.

One of the most important parts of making the leap, buying Mexico real estate and choosing to live in Mexico for retirement is the cost of living. Healthcare is one of the key factors in these savings.

Mexico retirement offers savings in many aspects, starting right from the beginning when you make your first step and buy a property near the beachfront, in an old colonial town, or on the shores of a lake in the country’s hilly central region. Properties simply cost less here – noticeably less.

From there, the savings just build up, one on top of another, making much easy to manage a retirement budget and enjoy retirement more while living in a warm climate in a place with many things to do, and an amazing culture.

One the main concerns for retirees these days is healthcare; and concerns about costs, quality and wait times are increasing with every year. This is why healthcare is one of the most important items where retirees in Mexico will enjoy savings – HUGE savings – and high quality at the same time.

Typically, healthcare in Mexico is 50-70% less than in the U.S.! The following are three examples which demonstrate this fact well:

a visit to the doctor – $20 to $50

a hip replacement $12,000 – compare to the U.S.: $43,000 and $63,000

a coronary bypass $21,000 – compare to the U.S.:$149,000

(The money saved on a very major procedure like the coronary bypass is the value of a nice condo near the beach!)

We all hope that the day never comes when we have to get a very major procedure done, but should it be necessary one day, it’s good to know that it’s not going cost us a much bigger chunk of our savings than we can really afford, and our finances will still be in tact afterwards.

Mexico’s healthcare system also offers other benefits, including:

house calls, which are still fairly common practice in Mexico, and are nice when it’d simply be better to relax in bed!

no wait times; in private hospitals it’s rare that a patient will need to wait for any major process which that hospital offers

It’s clear that Mexican hospitals are cheaper, but you may be wondering, “What about the quality?”

The reality is, much better than you’d probably expect. The World Health Organization (WHO) has rated the quality of service, equipment and procedures in general of private Mexico hospitals on par with those of U.S.!!

The beach in Playa del Carmen is unmistakeably one of the most attractive things about retiring here. It’s wide, it’s soft, it’s beautiful, and the water’s warm. Once you live in your Playa del Carmen home, you will enjoy it as part of your life.

But here’s a little tip for you that may not surprise you, but you probably didn’t think of; it’s not the place where you’re going to spend most of your time!

Yes, you are going to be down on the beach frequently, and yes, it will be well worth it buying a home near one of the the world’s most loved beaches (as opposed to just about anywhere else.) This is true of any Mexico home in an attractive place to live – whether a beautiful beachfront, or next to an old colonial downtown. You may go once a week, sometimes more often, sometimes less often.

The point here isn’t that the beach (or other attractive item) isn’t worth – on the contrary, it’s very worth while! – but rather that there are many other strong points to a Mexican retirement community like Playa del Carmen that you will want to consider.

The sense of community you will find living in Playa del Carmen is one of the key factors. Cafes and bars on Fifth Avenue – the main tourist street – or even some little hidden gems that you discover for yourself will become places to meet with the friends, shoot some pool and share a few drinks while enjoying good conversation.

Two new malls are also a place you’ll go now and then; there are large theaters with English movies. Just like on Fifth, you’ll bump into neighbors and chat for a bit. You’ll probably go to the beach more often than the movies, but that depends on how many good movies come out. One of them is just starting up a project for a bowling alley!

Nearby golf courses, marinas and eco-focused theme parks offer other great ways to enjoy the outdoors. Mayan pyramids and colonial cities nearby are great for short trips. (You’ll definitely visit the beach more often then these!)

One concern for people, especially moving down full time, is that they’ll begin to miss those little conveniences from back home; this is not a big issue in Playa del Carmen. The real problem will be that you’ll find yourself scratching your head and asking, “Should I go to the movies, the beach, or golf today?” The good thing is, it will be your mood that will help you decide, not a lack of things to do.

Playa del Carmen and the surrounding Riviera Maya have been growing as one of Mexico’s top choices for retirement real estate. Within the increasing number of excellent options, one development, La Escondida, stands out as a Mexican retirement community offering high quality real estate and a very large range of services ideal for a comfortable retirement lifestyle.

La Escondida is located directly within Playa del Carmen, and combines spacious design with excellent location. Within Escondida, or only a walking distance away, retirees will enjoy the following benefits as a part of their Mexico retirement:

variety of choices in high-quality Playa del Carmen condos and homes

large green areas – most of the development is dedicated to green space and common areas

pools connected by a canal system

gym

mini putt

club house with card and pool tables

car-free community, with many areas to walk and enjoy (parking is provided for car owners)

“Welcome” reception area

new mall – large grocery stores

English movie theater

As a Mexican retirement community, the services offered are similar to, if not even exceeding that of an condo-hotel, making it easy for retirees to be active and relaxed at the same time. The very low condo fees are well worth it, considering the services provided. Some of services offered include:

concierge to help plan excursions

tour company – planning special tours geared towards the community of La Escondida

green transportation to and from most locations in Playa del Carmen (avoiding parking problems)

luggage delivery to your front door

rental services – those residing here only part of the year can enjoy some income by renting to vacationers

This community is also a short drive from Playa del Carmen’s beautiful sandy beaches with the turquoise water of the Caribbean which made this area famous. The transportation service mentioned above makes it easy and fast to get to and from the beaches.

If you are looking for an ideal retirement location, with all conveniences, many activities, and, in general, a relaxing lifestyle in a close community of other retirees, consider La Escondida.

Yucatan real estate offers one of the finest Mexican retirement communities, combining a historic colonial city, Merida, with a very nearby beachfront and a large selection of modern services. Yet, the government of Yucatan hasn’t just sat back and “let it happen;” the state and the city are continually investing and making efforts to make Merida and Yucatan more attractive and liveable for tourists and retirees.

One of the most recent efforts was announced with an upcoming investment of about $12 million dollars into the maintenance of Merida’s historic center, as well as the development of tourism infrastructure projects in Merida and nearby Yucatan communities such as Progreso and Valladolid.

The investment will include “romantic” touches like the illumination of colonial-aged churches built in Merida’s city center. It will also include programs to help build awareness of, and offer information about the buildings, museums and landmarks located throughout the city. In a city already known for romantic evening walks past picturesque old buildings, with the sound of street musicians, such improvements will continue to contribute to the unique atmosphere which this Mexican retirement community already provides for American and Canadian retirees.

Another recent investment focus, interesting on the practical side for retirees, is on attracting a larger number of retirement-specific medical services. Merida’s hospitals are already known for their high quality and accessible prices, drawing patients from all around the Yucatan Peninsula (even beyond Mexico’s borders.) This new effort is intended to bring specialized clinics that work specifically with the needs of retired expats living in the city – offering service in both Spanish and English.

These are only two examples of how Yucatan is working to make Merida and the surrounding communities one of the best options for U.S. retirees, combining a very relaxing lifestyle close to home, with culture, activities, and low prices.

As a favorite for Americans who choose to live in Mexico, Playa del Carmen’s history draws attention to how quickly this area has become a top retirement destinations. 50 years ago, the only retirees in Playa del Carmen may have been a few fishermen, enjoying retirement on one of the world’s finest beaches decades before it was discovered by the outside world. Now Playa del Carmen real estate is home to as many as 5000 retirees living in the area. At the end of July, 2010, a key event in this progross was celebrated – 17 years from the date it gained official status as a separate municipality.

The town’s history actually goes back somewhat further; although it was an important point on a Mayan trade route from the mainland to Cozumel, after the Spanish conquest of Mexico (starting in the 1520’s), the area remained virtually uninhabited until a group of fishermen founded a village on the current site during the 1930s. Not much more happened until the founding of Cancun in the late 60s as Mexico real estate ’s first Integrated Resort Community.

Once Cancun began to establish its reputation as a tourism site, visitors also made excursions to the ruins in Tulum and the island of Cozumel; these tourists began to take notice of Playa del Carmen (the point for the ferry crossing), its beautiful, wide beaches, and the quaint shops of Fifth Avenue, its main street. Gaining popularity among groups like European back-backers, the town soon became one of the main attractions, instead of just a stop along the way. By the early-mid 90s, the town had become popular enough and had grown enough to become a separate municipality (previously it was the mainland section of the municipality of Cozumel).

While some retirees (or soon-to-be retirees) were already taking notice of Playa del Carmen at that time, since then, Playa del Carmen has grown significantly, not only in size, but also in the services and property options it offers.

Some of the conveniences Playa del Carmen has grown to offer in the past 17 years include:

international stores such as Walmart, Sam’s and numerous similar choices

2 modern shopping malls

English movies

8 golf courses (2 PGA)

4 full service marinas

modern hospitals – similar quality to good, private U.S. hospitals, but lower prices

a large number of well priced direct flight options (Cancun International Airport)

the “New Fifth Avenue” or Little Italy, with its distinct European flavor

Playa del Carmen real estate has also greatly expanded its variety, now including;

excellent condo and home options

gated golf course developments

marina condos

full service retirement communities (with condo-hotel services, including transportation)

a variety of locations, ranging from neighborhoods next to downtown to beachfront developments, to new gated communities close to shopping, golf and many activities

Playa del Carmen has grown in many ways since 1993, and even more so since 1930. For you as a retiree, these new services and options are good news. Consider enjoying retirement in Mexico here.

The Playa del Carmen real estate market is constantly adjusting and being affected by various factors from the region. Some of these factors, as touched upon by the Playa del Carmen real estate board president, Wilberth Gutierrez, are discussed in a short interview with Thomas Lloyd, president of TOP Mexico Real Estate.

a) With the Tulum municipality being formed last year, the new boundaries of the Playa del Carmen municipality have been reduced by nearly 40%. The new boundaries begin in the village of Akumal. This new reduced region for Playa del Carmen, has created the need for the city officials to redefine their strategies for the growth of the community. Whereas before, growth was along the coastline, today, the growth is projected towards a westward direction or a bulging away from the coastline.
Therefore the city is now inviting and promoting the expansion from investors into the region who come from the industries such as universities, hospitals and health care sectors, entertainment and service suppliers. All of which will bring a richer and complete range of activities for those who live in Playa del Carmen year round.

b) The construction of the over pass bridges are advancing quickly. We expect by the end of summer to have most of the construction completed and functioning which will bring an increased value and quality to the living conditions of the residents in Playa del Carmen. People who are travelling from the north end to the south end will, or from one extreme to the other will be able to reduce their travel time by approximately 40% by using these new over passes.

c) Finally the city Police and security department are working to continue supplying their services to the rapidly growing city. They are introducing a project where several command centers will be established in various points of the city. This will drastically increase the response time to city emergencies by having the dispatch centers strategically located in key areas throughout the municipality.

Each of these projects plays positively on the Playa del Carmen real estate market by increasing the quality of life of the residents and out of town tourists visiting the area.

In the following interview, a panel of TOP Mexico Real Estate experts answer several questions about projections for the market in the last quarter of 2009 and in 2010. Each member of the panel shares what they have experienced in each of their local real estate markets. While each area varies, the general tone is that 2009/2010 has and will remain a buyer’s market. ”There are great opportunities so long as buyers know where to search and the buyers have an experienced on site team to help manage risks and have strategies for the purchase of the Mexico Property.” - Ivan Castillo

The interview includes 3 questions and each one is followed by answers from each of the panel members.

1. How do you see your local real estate market for the last quarter of 2009 and for the coming year of 2010?

Ivan Castillo – Stewart Title Lawyer

The real estate market is starting to move, of course not with the same intensity as past years, but definitely there are some good number of transactions closing. For the next year I see it a bit more stable with developments consolidating, more lenders and Mexico mortgages coming in and more prominent purchasers arriving to the area.

Cyndi Ader – Cancun Real Estate

I think the last quarter of 2009 will be slow for the Cancun Real Estate market. It is typically slow September through Christmas week. I think that it will improve by the end of the year and beginning of 2010.

Jim Scherrer – Puerto Vallarta Real Estate

July was my most active month ever as far as viewers on my website; August was my second most active. It’s obvious that folks interested in Puerto Vallarta Real Estate are doing a lot of reading about living in Mexico; however, few are inquiring about real estate purchasing.

When I found out that the developer of a certain magnificent Puerto Vallarta Condo complex was willing to drop the prices by 30-35% from last year’s prices – for example, a new $835,000 condo was selling at $550,000 - I immediately sent out the details to my top 10 buyers interested in the best condos on the beach in the best area of town. I received a few responses. From my perspective the buyers are still few and far between. There are currently more than 7,000 new condos left unsold and on the Puerto Vallarta Real Estate market; this means that there are a lot of choices.

James Hopkins – Mazatlan Real Estate

This upcoming season in the Mazatlan Real Estate market should be fairly exciting. With the opening of the new convention center, the ongoing construction of many new Mazatlan Beachfront condo projects and the price reductions in our already very competitively valued market, there is great potential. Interest in Mazatlan remains high and is growing, as Mazatlan was number one in tourism for the 2008-2009 season.

Jaime Niembro – Lake Chapala Real Estate

Our office, Ajijic Real Estate, is the top-selling office in the Lake Chapala Real Estate area so our projection does not necessarily reflect the market in our area, as we are doing well. Our average, last year and this, has been very satisfactory compared to years before…and we expect to do at least that well in 2010.

With the recession in the U.S. we expect to see more people from there who are interested in the lower economics of living in Mexico, yet still being close enough to return to family and friends without a great cost of doing so.

Arturo Hernandez – Valle de Bravo Real Estate

The market is moving. A lot of rentals – at least 50% more than last year. A lot of people who first rent here, soon want to live here permanently and end up buying real estate. High class properties are also on the move; this type of client wants to see things move, so Valle de Bravo Real Estate has a lot to offer them.

Thomas Lloyd – Playa del Carmen Real Estate

The Playa del Carmen Real Estate market has slowed down when comparing the Spring and Summer to the previous years activities. It is interesting to note that here in Playa del Carmen we have seen several years with appreciation rates in key neighborhoods above 15%. Now what is interesting is that many developers and brokers have noticed movements in the market coming from National buyers. People are stating that 70% of their sales are Mexican versus 30% now coming from non-Mexicans. We do have an interesting quantity of non-Mexicans who have seen what has occurred in their home country markets where decreases in market values can hover around 15% – 30% and many of these people expect to see similar reductions in the Mexican markets. But, the first three quarters of 2009 has not copied these decreases to the same extent, the market is soft, but some property rotation and transactions are keeping the sellers with hopes that this winter and spring will bring another new breath of air into the region. At the end of 2009 I see it remaining slow, 2010 depending on the tourism re-activation it should spur more real estate activity which will slow as in previous years during the last semester of 2010. In 2-3, and 5 years, I see a very strong demand which I explain in more details below. There is a slowdown in my region, but if you are on your toes and work with realtors who have the experience in navigating through these rough waters, (such as the brokers on this panel of TOPMexicoRealEstate Network) This could actually be a time to save a nice amount of money and set yourself up for some interesting rebounding appreciation potential.

2. Where do you see some opportunities?

Ivan Castillo – Stewart Title Lawyer

There are opportunities that I’m seeing in the market, such as: i) Purchase Prices are a bit lower; ii) Purchase Prices are also negotiated in pesos; iii) the developers are structuring fractional ownership in addition to full ownership; iv) more lenders are coming in the area.

The Mexican Purchasers are very important, just in Cancun 70% of purchasers are Mexican.

Cyndi Ader – Cancun Real Estate

There are lots of reduced prices making for some very attractive deals for both investors as well as end users. Those looking to buy a property for their second home or for their Cancun Retirement are wise to do it now while these deals are available.

Jim Scherrer – Puerto Vallarta Real Estate

The lower priced Puerto Vallarta Condos are in the $200,000- 350,000 range, down from the $350,000-700,000 range of pre-2008. We have some developers that are now promoting fractional ownership, which could offer some interesting possibilities.

James Hopkins – Mazatlan Real Estate

The opportunities will be in the expected high tourist traffic, the growing interest in Mazatlan Retirement, the current favorable pricing and the willingness of owners to negotiate. This past summer, we have seen that the smart money has already become aware of these issues and has been buying some of the nicer properties in town.

Jaime Niembro – Lake Chapala Real Estate

Our high season is coming up as we get lots of “snow birds,” many of whom are interested in a permanent property. The majority of our sales are to U.S. and Canadian citizens, except for Lake Chapala Land, as many lots are sold to Mexicans.

Arturo Hernandez – Valle de Bravo Real Estate

Many people with different resources available are interested in purchasing Valle de Bravo Land as a secure investment. There are a lots of ranches, 20,000 m2 and up, which offer packages, with services included such as golf club memberships, closed areas for horse riding, tennis courts and swimming pools, and have nice restaurants and bars, etc. It’s an easy home – you come and enjoy living, with no other worries. Valle de Bravo Homes and Condos of this type are available for around $120,000 dollars.

Thomas Lloyd – Playa del Carmen Real Estate

In my opinion, Playa del Carmen has 5 – 10 years of continued high population growth. As many of you understand, population growth is one of the major factors that influence the market value of real estate. Recently, the state government made an announcement that economic activity within Quintana Roo is the highest or one of the highest for all of Mexico hovering near 7% thus far for 2009 in spite of the fact that the majority of states are witnessing negative growth. And in regards to tourism and the real estate industry, Quintana Roo is at the top of the list of revenue generation of which reason large amounts of public and private monies have been invested in only the past 12 months into large infrastructure projects throughout the Riviera Maya. 5 major bridges along the highways leading from the Cancun airport through Playa del Carmen, down into Tulum have been constructed during this past spring and fall. And only a month ago, another major project has been approved within the Playa del Carmen municipality to build a “second floor” highway to ease the flow of traffic coming from the Cancun-Tulum highway and the flow coming from the avenues connecting the west and east side of the city. Hospitals? Two years ago a Spanish operator opened up their doors in Playa del Carmen, another major public hospital is within 6 months of opening their doors, and now another private group with funding from the US is in the process to open up their clinic and hospital to specialize in Cardiology and Diabetes. The opportunities that TOPMexicoRealEstate is finding for our buyers and our investors are from being able to find individual urgent sales. Some individuals or organizations that have over extended themselves (many times it could be Americans with a second home in the region), are willing to take prices that are equivalent to the market value 2 or 3 years ago. These are great opportunities if you take into consideration that we have seen 10% appreciation jumps for several years. This is a lull in the market, or a dip in the market which investors need to evaluate if they feel that our region will either a) remain stagnant for the next 2 or 3 years, or b) feel that the same growth which was seen over the past 10 years will return and continue over the next 5 years. In Cancun over 20 years ago there was an explosion of growth where today it has reached a population of over 1 one million people, in Playa del Carmen there has been an explosion of growth over the past 7 years and today it has a poulation of a rough 200,000. Tulum was just starting to see the start of a repitition of history with their own explosion. So in my opinion, the odds are in the favor of a buyer of real estate so long as the buyer is able to see beyond 1 or 2 years.

3. Who do you see as the buyers, or what types of properties in your region do you estimate?

Ivan Castillo – Stewart Title Lawyer

Canadian, American and Mexican purchasers are very important; just in Cancun 70% of purchasers are Mexican. In fact some developers are changing there marketing strategies and they are also focusing on Mexican purchasers.

Cyndi Ader – Cancun Real Estate

I am still getting lots of baby boomers looking to buy for a Cancun Retirement although they may not be quite ready to retire. They are taking advantage of the lower prices in this current market. And in Cancun there are some Mexican buyers also looking for the reduced price deals. And the big demand for my market is still beach front or very close to the beach.

Jim Scherrer – Puerto Vallarta Real Estate

My market is mainly Americans and Canadians. But the number of baby boomers buying is lower than it has been. As Ivan from Stewart Title indicated (and they are also accurate barometers of the market), 70% of the buyers are now Mexicans. They typically buy in the lower priced locations and complexes.

James Hopkins – Mazatlan Real Estate

Our buyers are Canadian, American and Mexican. At this point, all are interested in value and our market certainly has value to offer. Our buyers have a broad gamut of interests. Nationals are looking for a second home near the Mazatlan Oceanfront that they can use for their summer vacations, Americans and Canadians are looking for investments and Mazatlan Retirement properties. Mazatlan is a town that has something to offer all of them.

Jaime Niembro – Lake Chapala Real Estate

We have a great many developments going up, especially gated communities, giving security and privacy. We expect many who are part-time residents to feel comfortable living there and being able to lock up and leave for long periods of time without undue worry about safety for their property.

Arturo Hernandez – Valle de Bravo Real Estate

Most of our clients are Mexicans living in the capital. A lot of them are looking for a second home in Valle de Bravo as a healthy way to escape from the big city. This could also be an attraction for Americans and Canadians looking for a get-away from a busy life style.

Thomas Lloyd – Playa del Carmen Real Estate

In 2009, the key buyers have been Mexicans and major developers have been Spanish. They are leading the investments all along the Mexican Caribbean. Many non-Mexicans are arriving, seeing what has occurred in their home country or have been reading the financial stress that the world has faced and are expecting similar scenarios here in Mexico. Yes, there are many areas of Mexico which are facing a tremendous slowdown given the fact that the Mexican economy is very closely tied to its northern neighbors. But, regions in Mexico, as amazing as it sounds, can also see and witness growth. The Playa del Carmen Real Estate market is not booming. But, given that many Mexicans are moving away from larger cities (Mexico City, Monterrey, Guadalajara, Villahermosa) and looking for new opportunities or different life styles; Playa del Carmen Riviera Maya is definitely one of the top five places throughout Mexico where we are witnessing population growth. (Playa del Carmen has been registered as the fastest growing community in Latin America). So these population movements have sheltered this region from the greater impacts of the economic downturns and have made good investment havens for those who have properties in the region. As for developers, Spanish companies have been investing strongly in foreign markets and within our particular region for the past 5 years and this can logically be traced back to Spain’s over-inventory challenges they have been battling over the past five years. Major Spanish hotels and residential development projects have been growing along the Mexican Caribbean corridor. Now if we look beyond 2009, 2010. With the heavy investments in our region’s infrastructure, the attention on preserving the green areas by the federal government, the easy access to long distance transportation, the living comfort and all the first-world services being introduced, I see a very strong demand coming from retired Americans and Canadians. Keep a close eye on the growth from this segment and plan your investments accordingly.

Ten years ago, the fear of needing emergency medical or dental care while south of the border ranked close to the fear of running out of gas while crossing the railroad tracks; both had you calling for spiritual guidance! In 1997, shortly after we moved to the Puerto Vallarta real estate market, referred to as PV or Vallarta by the locals, a friend of ours elected to have a substantial amount of cosmetic surgery done here in PV. At that time while living in Mexico, there were a number of small hospitals and clinics in town, however only two that she considered. One was of the 50 s vintage and the other more like the 60 s because it had window air-conditioners in the three patient rooms. My son, a surgical veterinarian in California, would have been reluctant to practice his specialty in the other hospitals and clinics! The surgical procedure on our friend was satisfactory and although none of the nurses spoke English, the attention and care she received during recuperation were excellent. At that time, retiring to Puerto Vallarta was not imaginable and good medical care was difficult to find and if anyone needed major medical care, they would need to go to Guadalajara or fly to the States. In 1997 there were a number of dentists in PV, but they were pretty scary looking places, resembling those you saw in the 60 s, although a couple of them did have window air-conditioners. Ten years ago, if you had a broken arm, toothache, etc., you were best off flying back to the good old USA for care.

Now, ten years later, the entire Mexico real estate market has changed In Puerto Vallarta for example we have two huge, ultra modern, fully equipped hospitals and one smaller, yet still modern hospital in Puerto Vallarta. Of course, many of the small dilapidated hospitals still exist, but would not be considered by North Americans. The small AmeriMed Hospital is fully capable of handling most emergencies, conducting most testing, and is adequate for all but the most serious problems. Across the street from AmeriMed is the new San Javier Hospital which was built about five years ago. This ultra modern hospital is capable of handling just about every medical problem imaginable. They recently performed emergency open heart surgery on a cruise boat passenger. San Javier has an MRI machine, cardiac catheterization, angioresonance, neuroradiologic, mammographic, ecosonographic, etc. equipment. Of course the patient recovery rooms meet the highest standards, equipped with everything you would expect in a fine US hospital. The newest hospital is the Cornerstone Hospital which was built two years ago and meets the same standards as the new Cornerstone Hospitals in Texas. Cornerstone has the only Radiology Clinic in Western Mexico with state-of-the-art CAT scan and MRI equipment. It is the center for dialysis and lithotripsy as well as having emergency pediatric care, full cardiac services, an ophthalmology department, a 24 hour emergency room, an intensive care unit, an on-site pharmacy, recovery room, and beautiful, almost plush, patient rooms.

Between San Javier and Cornerstone, we are fully covered for any matter pertaining to orthopedics, trauma, nephrology, urology, anesthesiology, internal medicine, gastroenterology, obstetrics and gynecology, endocrinology, rheumatology, neurology, cardiology, general surgery, plastic and reconstructive surgery, hematology, dermatology, and just about anything that ails you. These hospitals accept most all international insurance and the majority of the US veteran benefits. In fact, the veterans here indicate that they are receiving better care in Puerto Vallarta than the overcrowded VA facilities in the US. Virtually all the doctors and nurses in these hospitals speak English. Furthermore, the majority of the doctors have received part of their education in the States or Europe. There are two main differences between these hospitals and those in the States. They are price and service! Surgical procedures and hospital services are a third to a half of what they are in the States. The attention, care, and follow-up far exceed that in the US. The doctors and nurses really care and treat each patient as a friend. They seem to be more interested in treating and curing the patient than they are in collecting the money. Most doctors carry cell-phones and are available for consultation 24 hours a day.

Cosmetic and reconstructive surgery has become so popular in Puerto Vallarta that many Americans and Canadians come here specifically for a nip and tuck. So many, that a major spa specializing in postoperative care is currently in the planning stage, allowing those in the market to come to Paradise, enjoy the Puerto Vallarta Beachfront living for a week or two and return home looking ten years younger!

Today, there are a few exceptional dentists in Vallarta, each with state-of-the-art offices meeting US standards. Root canals, caps, crowns, and implants are done on a daily basis in beautiful, high-tech, and sterile offices. Again, they are all fluent in English and their prices are a third to a half of what they are in the States. For that reason, many North Americans are also coming here for new caps, crowns, and implants- maybe the same people that come for the cosmetic surgery!
