			<content:encoded><![CDATA[<p></p><p>Last  week, TOP <a href="http://www.topmexicorealestate.com" target="_blank">Mexico Real Estate</a> was invited to the Riviera Maya University where Mr. Paul Sanchez gave a presentation regarding SUSTAINABLE DEVELOPMENT and how it is and can continue to be introduced here in the <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/land-playadelcarmen.php" target="_blank">Playa del Carmen land</a> growth and development that is occurring.  Mr. Paul Sanchez administers the CEA, a non profit conservation organization based in Akumal.  He helps to review the impact of the growth and development upon the environment.  His goal is to share his know-how, the data he collects from the environment in order to help educate the government, the private sector, and <em>all</em> people the relations that exist between ecology and community development.</p>

<p>In the presentation he stated;</p>
<p>&#8220;Sustainable development is development that satisfies present needs without compromising the ability of future generations to satisfy their own needs.</p>
<p>The core principles that we need to work on are economic, social, and environmental, searching for equilibrium among the three.&#8221;</p>
<p align="justify">From here, he pointed out the importance of having adequate indicators introduced to the process in order to adequately measure changes in the system.  Depending on the region or the specific environment in question will determine the type of indicators that  must be implemented.  Here in thePlaya del Carmen and the Riviera Maya region, the coral reefs, the sand dunes, the mangroves, cenotes, underground streams, the jungle, and the wild life that lives within are some of the Eco system that we must&#8230; protect while development occurs.</p>
<p align="justify">The <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/" target="_blank">Playa del Carmen real estate</a> market is one of the fastest growing communities in Latin America.    With so many people being introduced to this region, it is hard to overlook the &#8220;shock&#8221; this trend is placing upon the eco system.  I enjoyed listening and learning of this message that Mr. Paul Sanchez was transmitting.  Paul has a large task set before him and many people I speak with feel their contribution will be too small and a mere drop in the bucket  therefore insignificant.   But all actions (such as conserving water, ensuring your property&#8217;s drainage system, voicing your opinion with the public officials etc.)  executed jointly and with persistence will make the difference.</p>

			<content:encoded><![CDATA[<p></p><p>This past Friday, the <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/" target="_blank">Playa del Carmen real estate</a> market was having their future zoning, land use guides, and transportation planning amongst other development regulations discussed and defined by the city officials and directors.  TOP Mexico Real Estate was invited to the meeting at city hall to see the first version or first draft of the plan.</p>

<p>The meeting was headed by the mayor of Solidaridad, Roman Alcocer, Director of Urban Development, Jose Alonso Duran, along with other members of the council including representation of the private interests as well as several professional associations such as Engineers and Arquitects.</p>
<p><img class="alignleft" style="margin-left: 8px; margin-right: 8px;" title="Playa del Carmen real estate 2" src="http://i255.photobucket.com/albums/hh138/beatlo/Playa%20del%20Carmen%20photos/PDU%20of%20PDCarmen/IMG00043-20100820-1427-1.jpg" alt="" width="313" height="240" />The Urban Development Plan for Playa del Carmen includes Akumal and Puerto Aventuras.  It is important to point out that one of the main reasons for the new plans is due to the creation of the new municipality of Tulum.  During this adjustment of territories, Solidaridad lost a little over 50% of its territories to the newly formed Tulum district.  The new plan contemplates the loss of territory and focus on growth towards the western parts of the city upto the year of 2050.  The design incorporates past statistics and data from the record breaking growth rates of the city, state regulations, tourist and economic growth figures along with projections.  As many of you might be aware, Playa del Carmen has had some remarkable population growth figures in the past 8 years.  Only one in five residents of our city here in this <a href="http://www.topmexicorealestate.com" target="_blank">Mexico real estate</a> region has been living here for more than five years!  This is a small sample of how fast the region is actually growing.</p>
<p><img class="alignright" style="margin-left: 8px; margin-right: 8px;" title="Playa del Carmen real estate 3" src="http://i255.photobucket.com/albums/hh138/beatlo/Playa%20del%20Carmen%20photos/PDU%20of%20PDCarmen/IMG00014-20100820-1247-1.jpg" alt="" width="313" height="240" />There were three areas that caught my attention of the new layout.   A new toll road to be constructed on the west end of the community to connect to the existing Cancun-Merida toll road.  Also, another highway connecting Cancun &#8211; Playa del Carmen &#8211; Tulum which will replace the current 307.  This will be located further to the west end of town relieving the pressures in the downtown areas.  So sometime in the future, the main entrance into the Playa del Carmen real estate area will no longer be in the front of Mayakoba&#8230;El Cielo&#8230;Mareazul, it will be further out in the jungle.  Finally, the layout allows for the possible introduction of a subregional train, again connecting Cancun-Playa del Carmen &#8211; Tulum!   This introduction of the regional train sounds quite exciting.  Trips into Cancun will possibly be done by rail.  This will be a fantastic feature for tourists, future <a href="http://www.topmexicorealestate.com/mexican-retirement-community/" target="_blank">Mexican retirement community</a> residents, and for current Playa residents.</p>

			<content:encoded><![CDATA[<p></p><p>People have been falling in love with Mexico&#8217;s Caribbean beachfront for many many years.  They come to visit on vacations, soon they are coming twice a year, and finally they start dreaming of spending their <a href="http://www.topmexicorealestate.com/retire.php" target="_blank">Mexico retirement</a> years down near to the beach.  Is it feasible or is this some wild dream?</p>
<p>No dream!   People, from my many conversations,  need a few key items to make their living conditions comfortable enough to consider relocating to the <a href="http://www.topmexicorealestate.com" target="_blank">Mexico real estate</a> region.  Quality infrastructure,  near and easy access to international airport, hospitals, beautiful weather and easy shopping access.  Every year, Playa del Carmen introduces new projects, new bridges, new hospitals all of which increases the quality of life for the community.   The latest shopping center to be constructed in the <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/" target="_blank">Playa del Carmen real estate</a> region is in the gated Marine / Golf community of Puerto Aventuras.   &#8220;X&#8221; marks the spot.  Right across the street from the main entrance to Puerto Aventuras the Mexican grocery store chain of Chedraui has broken ground to begin construction of their store and shopping strip.</p>

<p>Super Che, which is a smaller version of the Chedraui mega store will construct on the west end of the highway 307 right before the new bridge.  People who lived in Puerto Aventuras currently travel 15 minutes back to Playa del Carmen for their shopping needs, so with the announcement of this new shopping center, it has been welcomed with open arms.   The residents and the real estate market will definitely benefit positively from this new construction.</p>

			<content:encoded><![CDATA[<p></p><p>You may look at what has happened in places like Playa del Carmen or Puerto Vallarta over the past couple of decades and think, &#8220;Wow, the people who invested there 10 years ago have it made!&#8221;  While both of these locations and others like them still have excellent investment options, the initial costs of these investments have gone up, especially on the beachfront where prices are usually beyond the reach of buyers on a smaller budget.  But <a href="../../../../../../sabancuy-real-estate">cheap Mexico beachfront lots</a> area still available, in areas showing potential similar to these areas a decade or two ago.</p>
<p><img class="alignleft" style="margin-left: 8px; margin-right: 8px;" title="Cheap Mexico real estate" src="http://i255.photobucket.com/albums/hh138/beatlo/Campeche%20Photos/Campeche%20Beachfront/campechebeach-2-1.jpg" alt="" width="318" height="305" />One of these areas is <a href="../../../../../../campeche-real-estate">Campeche real estate</a>.  The state of Campeche is located &#8220;across the peninsula&#8221; from Playa del Carmen and Tulum, on the Gulf coast of the Yucatan.  In addition to the lush nature already hosting a growing eco-tourism economy – like that of the Playa del Carmen / Tulum area – it also offers many Mayan pyramid sites, less discovered and less uncovered, but perhaps for this reason also a little more magical, than those in the state of Yucatan.</p>
<p>The capital city, also called Campeche, is a beautiful colonial city, showing potential similar to that of Merida about 15 years ago.  Campeche seems to combine the best points of the Yucatan Peninsula in terms of tourism – and this tourism potential is just beginning to be opened up.</p>
<p>The area already has 2 international airports, high-quality, modern healthcare clinics, a Walmart and 2 golf courses and a marina on the way.</p>
<p>Real estate is also on the rise.  In addition to luxury condos being built on golf course and marina developments – selling for around $500,000 USD – there are excellent <a href="../../../../../../land.php">Mexico land</a> options available. About 45 minutes south of the city of Campeche, a stretch of wide beaches includes developments where lots with 66 feet of beachfront are being sold for only $65,000; one development includes electricity, water, phone and internet connections.  The beachfront is still virgin, and has very soft white sand – buyers will have to go to trouble of clearing the seaweed.</p>
<p>For about $100,000 USD, a custom home can be built.  Homes in similar locations across the peninsula  have values near $1 million and upwards; here it is only a matter of time until more tourists continue to discover this hidden gem, and property values rise here to.  While in the immediate future, there may not demand for vacation rentals, this kind of return could also be available as the area becomes more popular.</p>
<p>In the mean time, you as the investor will have a beautiful beachfront property to enjoy – at a very low price.</p>

<p>The initial stage of the project will offer service from the city of Merida to the pyramid site at Chichen Itza, allowing residents and tourists in Merida to visit the site easily and quickly, as well as the other way around.  Construction for this stretch is to begin early in 2011.  The affect on the <a href="http://www.topmexicorealestate.com" target="_blank">Mexico real estate</a> market will be positive for all of these regions.</p>
<p>Later phases will extend service eastwards to Playa del Carman, ending just south of town at a ferry dock to Cozumel, and westwards to Campeche, another colonial city with a growing tourism industry.</p>

<p>Located in a very well established and growing tourism center, <a href="../../../../../../playadelcarmen-real-estate">Playa del Carmen property</a> owners will benefit from yet another transportation option to arrive to various other points in the Yucatan area.  A growing trend among real estate developments in the area has been the option of a care-free lifestyle, for those who find it more relaxing not to worry about payments for maintenance, insurance and other costs involved, as well as traffic and parking issues (although traffic, to be honest, is still very minimal in Playa del Carmen).  The trend has been growing especially among retirees.  The high speed will also serve as a benefit.</p>
<p>For <a href="../../../../../../campeche-real-estate">Campeche real estate</a>, the train will probably help to increase the tourism traffic to this newly growing tourist destination, bringing visitors from the more popular areas further east.  An increase in tourist traffic will help to bring new services; Campeche, a beautiful, fully restored colonial city, already enjoys the presence of good hospitals and a Walmart, and has 2 golf courses and a marina along the way.  More shopping options and and increased number of activity choices will develop.  Of course, the transportation option for residents will also be a bonus.</p>
<p>So far, a bit over $3 million dollars have been spent on studies on the feasibility and functionality of the project.</p>
<p>This project will help continue to unify the Peninsula into one large tourism area, as well strengthen new tourism areas on the Peninsula.  It will make the entire Yucatan region more attractive for people looking to retire to the region and  <a href="http://www.topmexicorealestate.com/mexican-retirement-community/" target="_blank">retirement communities</a> to establish presence by offering more attractive amenities such as good transportation options for day site-seeing trips and outings.</p>

<p>1. It is profitable to invest in real estate in this country</p>
<p>2. The drug wars in Mexico do not effect most of the country</p>
<p>Cramer&#8217;s comments about investment focus on diversification for those who are already investing the U.S. and Canadian market.  I have always felt strongly about diversifying investments, and, Cramer points out, Mexico is an ideal market.</p>

<p>In addition to Cramer&#8217;s statements about buying &#8220;out of favor real estate in Mexico&#8221; because of very low property taxes and easy maintenance, a <a href="../../../../../../">Mexico property</a> investment offers the advantage that it is a less sophisticated market than in the U.S. or Canada; market information is not as accessible, and you as an investor have more opportunities to discover hidden investment &#8220;gems&#8221; &#8211; locations not many people are paying attention to now, but show a good deal of potential for a real estate boom, or turn around.</p>
<p>More so than the U.S. or Canada, Mexico is a top real estate investment choice for those looking for double digit return potentials.</p>
<p>Cramer also pointed out that &#8220;Mexico is a big country&#8221; and &#8220;not every &#8230; state is involved in the drug trade.&#8221;  Hundreds of people have been pointing this out, and groups of Canadians and Americans who <a href="../../../../../../retire.php">live in Mexico</a> have dedicated websites to revealing the facts about Mexico; while the drug trade is real, the majority of residents and communities in this country never seen any of it.  This is true for local Mexicans who live in non-expat communities as much as for the expats who have made Mexico their home.</p>
<p>Why is it in the news so much? Shocking news catches attention much more than non-shocking news; any chance to put one of these stories in the headlines means more attention for that news source.  When you live in Mexico, you will open your window every morning, walk through the streets, see children playing and wonder where all these stories come from &#8230;</p>

			<content:encoded><![CDATA[<p></p><p>I have been working in the <a href="http://www.topmexicorealestate.com/puertovallarta-real-estate/" target="_blank">Puerto Vallarta real estate</a> market for many years, and this is one of the questions I hear most often; &#8220;How do we meet people in Puerto Vallarta?&#8221;  This can be a challenge for many new residents as they are moving to a different country with a different culture and language.  So a good place to start might be to <strong>take a Spanish language class. </strong>Yes, this is a tourist town and many of the locals speak English.  There are plenty of long-time residents who have gotten by without speaking Spanish.  But you want to thrive, not survive!  A basic Spanish vocabulary can always come in handy, and it can be a real pleasure to be conversational.  Besides, understanding the language will give you a good insight to the culture and the Mexican way of thinking.  Hint:  “ahorita” does not necessarily mean “in just a minute”…</p>

<p>There are many <strong>Religious Services and 12 step meetings</strong>, a list can be provided upon request.  <strong>Expats in Puerto Vallarta</strong> is an informal group is for Expats living around the <a href="http://www.topmexicorealestate.com/puertovallarta-real-estate/" target="_blank">PuertoVallarta real estate</a> regions or for those considering the area.   The <strong>Art Walks and theater productions </strong>are just in full swing for the season, and these are not to be missed as they are a great way to meet people and soak up some culture all at one time.  You should also consider an <strong>active pursuit</strong>, enroll in a yoga or Pilates class, learn to play tennis or golf, take a sailing or diving class, or just get out and take a stroll on the Malecon.  And to keep up your energy, don’t forget to <strong>patronize the local shops, markets and restaurants</strong>.  Puerto Vallarta is home to a plethora of amazing markets and world-class restaurants, and they could all use your patronage right now.  Strike up a conversation with the proprietor and you may be surprised with the friendships you can make.  And as you discover special places, you will also begin to become a source of information for new arrivals and will have a topic to discuss.  Finally, and perhaps most importantly, there has never been a better time to <strong>become involved with a charitable foundation</strong>.  It is no secret that the economic slowdown has had a drastically negative economic impact on many <a href="http://www.topmexicorealestate.com" target="_blank">Mexico real estate</a> regions including our beautiful town and there are many people in need.  Fortunately there are dozens of excellent charities and a list is provided in the local English language newspaper.   There are wonderful opportunities to help children, animals, the needy and make our city a better, kinder place.  Besides the feeling of well-being that can come from contributing, there is the added benefit of meeting some wonderful caring people and starting lasting friendships.  Best of all, you are not limited to just one charity.  I have many friends and clients who are involved in several.  So <strong>get up, get out and find your passion!</strong> And by this time next year you will be writing and asking, “How am I going to find enough hours in the day to…”</p>

<p>The investment will include &#8220;romantic&#8221; touches like the illumination of colonial-aged churches built in Merida&#8217;s city center.   It will also include programs to help build awareness of, and offer information about the buildings, museums and landmarks located throughout the city.  In a city already known for romantic evening walks past picturesque old buildings, with the sound of street musicians, such improvements will continue to contribute to the unique atmosphere which this <a href="../../../../../../retire.php">Mexican retirement community</a> already provides for American and Canadian retirees.</p>
<p>Another recent investment focus, interesting on the practical side for retirees, is on attracting a larger number of retirement-specific medical services.  Merida&#8217;s hospitals are already known for their high quality and accessible prices, drawing patients from all around the Yucatan Peninsula (even beyond Mexico&#8217;s borders.)  This new effort is intended to bring specialized clinics that work specifically with the needs of retired expats living in the city – offering service in both Spanish and English.</p>
<p>These are only two examples of how Yucatan is working to make Merida and the surrounding communities one of the best options for U.S. retirees, combining a very relaxing lifestyle close to home, with culture, activities, and low prices.</p>

			<content:encoded><![CDATA[<p></p><p>As a favorite for Americans who choose to <a href="../../../../../../retire.php">live in Mexico</a>, Playa del Carmen&#8217;s history draws attention to how quickly this area has become a top retirement destinations.  50 years ago, the only retirees in Playa del Carmen may have been a few fishermen, enjoying retirement on one of the world&#8217;s finest beaches decades before it was discovered by the outside world.  Now <a href="../../../../../../playadelcarmen-real-estate">Playa del Carmen real estate</a> is home to as many as 5000 retirees living in the area.  At the end of July, 2010, a key event in this progross was celebrated – 17 years from the date it gained official status as a separate municipality.</p>
<p><img class="alignleft" style="margin-left: 7px; margin-right: 7px;" title="Playa del Carmen real estate" src="http://i255.photobucket.com/albums/hh138/beatlo/RETIREMENT/retireonbeach-1.jpg" alt="" width="213" height="240" />The town&#8217;s history actually goes back somewhat further; although it was an important point on a Mayan trade route from the mainland to Cozumel, after the Spanish conquest of Mexico (starting in the 1520&#8217;s), the area remained virtually uninhabited until a group of fishermen founded a village on the current site during the 1930s.  Not much more happened until the founding of Cancun in the late 60s as <a href="http://www.topmexicorealestate.com" target="_blank">Mexico real estate</a> &#8217;s first Integrated Resort Community.</p>
<p>Once Cancun began to establish its reputation as a tourism site, visitors also made excursions to the ruins in Tulum and the island of Cozumel; these tourists began to take notice of Playa del Carmen (the point for the ferry crossing), its beautiful, wide beaches, and the quaint shops of Fifth Avenue, its main street.  Gaining popularity among groups like European back-backers, the town soon became one of the main attractions, instead of just a stop along the way.  By the early-mid 90s, the town had become popular enough and had grown enough to become a separate municipality (previously it was the mainland section of the municipality of Cozumel).</p>
<p>While some retirees (or soon-to-be retirees) were already taking notice of Playa del Carmen at that time, since then, Playa del Carmen has grown significantly, not only in size, but also in the services and property options it offers.</p>
<p>Some of the conveniences Playa del Carmen has grown to offer in the past 17 years include:</p>
<ul>
<li>international stores such as Walmart, Sam&#8217;s and numerous similar choices</li>
<li>2 modern shopping malls</li>
<li>English movies</li>
<li>8 golf courses (2 PGA)</li>
<li>4 full service marinas</li>
<li>modern hospitals – similar quality to good, private U.S. hospitals, but lower prices</li>
<li>a large number of well priced direct flight options (Cancun International Airport)</li>
<li>the &#8220;New Fifth Avenue&#8221; or Little Italy, with its distinct European flavor</li>
</ul>
<p><a href="../../../../../../playadelcarmen-real-estate">Playa del Carmen real estate</a> has also greatly expanded its variety, now including;</p>
<ul>
<li>excellent condo and home options</li>
<li>gated golf course developments</li>
<li>marina condos</li>
<li>full service retirement communities (with condo-hotel services, including transportation)</li>
<li>a variety of locations, ranging from neighborhoods next to downtown to beachfront developments, to new gated communities close to shopping, golf and many activities</li>
</ul>

			<content:encoded><![CDATA[<p></p><p>So, your planning to <a href="http://www.topmexicorealestate.com/retire.php" target="_blank">live in Mexico</a> for your retirement, and you love the beachfront for vacations, but you also love the idea pf having close contact with the country&#8217;s wonderful old architecture, colorful culture and strong traditions of festivals and art.  While some beachfront areas offer varying degrees of this as well, you may wish to consider the &#8220;other&#8221; <a href="http://www.topmexicorealestate.com/retire.php" target="_blank">Mexico retirement</a> option – a colonial city or traditional town.</p>
<p><strong><img class="alignleft" style="margin-left: 7px; margin-right: 7px;" title="Mexico retirement communities" src="http://i255.photobucket.com/albums/hh138/beatlo/Morelia/sanfrancisco-1.jpg" alt="" width="309" height="240" />Colonial Cities</strong> – Morelia</p>
<p>This is a beautiful, undiscovered colonial gem.  Located in the beautiful central interior of the <a href="http://www-topmexicorealestate.com" target="_blank">Mexico real estate</a> regions, offers romantic, narrow city streets, running in perfectly straight lines through the centuries old buildings.  Just outside of downtown, buyers can find beautiful traditional homes, offering a short walk to the historic area, and parks full of old trees and colorful flowers.  Nearby, modern luxury is also also available.  In the surrounding countryside, beautiful <a href="http://www.topmexicorealestate.com/land.php" target="_blank">Mexico land</a> is available among rolling hills, lush trees and little streams, where you can build for a more active retirement.  Since it is still undiscovered, prices are also very accessible.</p>
<p>Similar choices – Merida, the city of Campeche, Mazatlan</p>
<p><strong>Traditional Small Towns</strong> – Lake Chapala</p>
<p>The quaint villages of this area nestled between the lake and the surrounding wooded hills are defined by cobble stone roads and little white houses with clay tile roofs.  Many modern services are available for the thousands of retirees who call Lake Chapala home, and the many more who arrive in the winter.  The nearby city of Guadalajara (the second largest in Mexico, 1 hr away) offers even more services and a big city atmosphere for those who get the small town blues.</p>
<p>Similar choices – Valle de Bravo</p>
<p>If you prefer to save the traditional for festival time and weekend site-seeing, you can stick with beachfront, and make little excursions; but if a retirement lifestyle defined by the romance of tradition and culture appeals to you, consider one of these locations.</p>

<p>It all sounds wonderful, but when you start taking steps towards planning your retirement in Mexico, you realize that there are dozens of different places and lifestyles under this huge umbrella term.  The good news is you have many great <a href="../../../../../../retire.php">Mexico retirement communities</a> to choose from; the bad news – somehow you have to choose one great location over another.</p>
<p>One favorite type of area is beachfront; consider these brief descriptions of two main options for beachfront retirement.</p>
<p><strong><img class="alignleft" style="margin-left: 8px; margin-right: 8px;" title="Mexican retirement communities" src="http://i255.photobucket.com/albums/hh138/beatlo/RETIREMENT/DSCF4047-1.jpg" alt="" width="313" height="240" />Beachfront Favorites</strong> – Playa del Carmen and the Riviera Maya.</p>
<p>With about about 5000 American and Canadian retirees in the area, and many more in the nearby city of Cancun, these communities offer a very wide selection of high quality Mexico condos in gated communities.  Amenities range from world-class healthcare (at very accessible prices) to English movie theaters, to golf and full-service marinas, complete with shopping and dining.</p>
<p>Similar choices – Puerto Vallarta, Puerto Penasco</p>
<p><strong>Less Developed Beachfront Areas</strong> – Costa Maya</p>
<p>While areas such as Costa Maya provides fewer large shopping centers, and requires a bit of a drive to get to many amenities, they also offer a very quiet, relaxing lifestyle for retirees who prefer to be &#8220;off the beaten track.&#8221;  The expat community is small, but very supportive and close.  News is passed on at the local bar or restaurant, and the small town atmosphere defines day to day life.  Excellent <a href="../../../../../../homes.php">Mexico homes</a>, and some good condo choices for retirement are also available at lower prices.</p>
<p>Similar choices – Campeche beachfront, Tulum</p>

			<content:encoded><![CDATA[<p></p><p>Cozumel stands out from the majority of <a href="../../../../../../">Mexico real estate</a> since it is an island.  For some buyers considering <a href="../../../../../../cozumel-real-estate">Cozumel real estate</a>, this may raise the concern of transportation to and from the island.  However, both international transportation and getting to and from the mainland are actually relatively easy processes.</p>
<p><img class="alignleft" style="margin-right: 5px; margin-left: 5px;" title="Mexico real estate" src="http://i255.photobucket.com/albums/hh138/beatlo/Cozumel%20Shots/CozumelCruiseShip-1.jpg" alt="" width="240" height="347" />During the week of June 28 – July 4, 2010, 37 flights were scheduled to land in Cozumel, from national and international destinations, carrying a total of over 5,500 passengers.  For any <a href="http://www.topmexicorealestate.com" target="_blank">Mexico real estate</a> market whose prices are influenced by non-Mexican demand,  airports and flights are one of the top factors of influence.  This is great for the <a href="http://www.topmexicorealestate.com/cozumel-real-estate/" target="_blank">Cozumel real estate</a> market.  Direct flights arrive from and leave for many North American destinations on a daily basis, including Atlanta, Houston, Chicago, Dallas, Charlotte, Toronto and many more.  The prices for direct flights are comparable to that of other beachfront destinations in Mexico, with a round trip to Dallas costing about $600.  Flights with stop overs can be found for as low as $400.</p>
<p>Travel to and from the Mexico mainland is also made fairly easy.  The ferry to Playa del Carmen takes only about 45 minutes and leaves every hour on most days.  A one-way trip costs about $10.  Along the way, you can enjoy cold beer, snacks and often live music.  The ferry lands right next to Playa del Carmen&#8217;s Fifth Avenue – the main tourist area – and to a taxi stand where you can get reasonable fares to many nearby locations.</p>
<p>Direct flights from local airlines to nearby locations, such as Cancun and the beautiful colonial city of Merida, can also be found for very reasonable prices.</p>
