It sure was, but not in the way you’re picturing it.

We had finished showing a nice Mexico golf course real estate to a nice couple from Italy a few days ago and were on the way out the door when Trish stepped down onto a loose doormat.  It went out from under her and down she went, breaking her ankle in two places.

Everyone was enormously helpful.  A (bikini clad) resident heard the commotion and hustled upstairs with ice in a plastic bag.  Our prospect’s husband helped me oh-so slowly get Trish downstairs and out to the car and we sped off to the local privately owned hospital – “Hospiten” – here, very closely to our Playacar real estate area.  She received excellent and speedy emergency room treatment; an x ray confirmed her self diagnosis, an orthopedic surgeon showed her the breaks on the film and told her the good news…no surgery.  He wrapped her in a foot to knee “waterproof” cast (OK to shower, OK to swim in the pool), gave her a pair of crutches and sent us on our way.

Quality of care?  Wonderful.  Total time in the hospital?  Less than two hours.  Total cost for everything?  Less than $500.00.  That’s right, the decimal is where it belongs, and it’s not a co-pay.  That was our total cost.  Imagine if we were back in Miami!

I’m always amazed when our friends and family in the U.S. ask us what we do in Mexico about health care.  Most assume that we return to the States every time we need a medical check-up or dental exam.  In fact, it’s quite the contrary.  We find the medical and dental care in our Playa del Carmen real estate region to be state of the art, and at prices that are considerably below our insurance deductibles for the same services in the US.  The facilities we choose to use in Playa del Carmen are private facilities, although public facilities are available at a much lower cost.

The second time I went to see my doctor, when we entered her office she came around from her desk and gave me and Bob each a big hug and a warm hello.  After inviting us to sit down, she pulled my medical records up on her desk computer and began to ask us a few questions.  First, how am I feeling and have we had any interesting recent trips or experiences.  In other words, how is my life?  I answered and then asked her about her family, and she shared with us a bit of who she is outside the white lab coat.  She then invited me in for my exam.  Before each step she told me what she was going to do, and why she does this.  She shared her findings with me, and invited me  to  hear for myself the beat of my heart, or see for myself the ultrasound (just routine since I have a family history) while she pointed out what I was looking at and what it meant.  Then she came back to her desk where she completed the report of her findings – now available for me to take with me – and asked that I come in the next day so that they can get a fasting blood sample.  At that point, she gave us her personal cell phone number to call should either of us have any questions that may have slipped our mind.  She stepped around the desk and it’s hugs and kisses good-bye until she gets my lab work.  Total time 45 minutes, most of that spent with my physician one-on-one.

The next morning the lab attendant was ready for me when I walked in.  No pain, these folks know exactly what they are doing every step of the way.  Ten minutes from arrival, I am on my way out when we ran into my good doctor, who insisted that we come to see her new baby.  Again, hugs and kisses are exchanged, and I am left with the feeling that I have a good friend who is looking out for my best health, and not just someone who sees me simply as a lab specimen, an 8 minute exam and subsequent billing.  My lab report was ready the same afternoon at 4 pm, and a copy was provided me as well as entered into the computer for my physician.

A day or so later I had my next appointment (set up for my convenience) and again we have my physician’s warm greetings and full attention for 30 minutes as she went over all aspects of the blood work.  Her diagnosis and recommendations – I’m in good shape, keep taking care of myself, and go back to having fun playing and selling more Mexico golf real estate!

And what is the cost for this care?  About $100 US for all my doctor’s time and lab work.  Oh, the personal caring and the respect for me and my family – That’s on the house!

TMRE: What is a retirement in Playa del Carmen like for an American?

Trish and Bob: The best way to describe it is that you can get involved in all manner of activities or, if you’d prefer, do simply nothing but hang out at the beach or pool.

TMRE: What kind of activities are there?

Trish and Bob: Where to begin? Book clubs, wine clubs, exercise groups, yoga, golf (more on that later, too), tennis, water sports, informal luncheon and cocktail hour gatherings, charity and community involvement, (the Rotary Club in Playa is very active) wonderful restaurants ranging from sidewalk taco vendors to world class cuisine…and we’d be remiss if we forgot to mention Playa’s wonderful beach bars!

TMRE: Are there many American or Canadian retirees here?

Trish and Bob: Yes, and we’ve made lots of good friends from both countries, and from Europe and South America, too.

TMRE: What is golf like in Playa del Carmen?

TMRE: Are the courses good?

Trish and Bob: No, they’re great! Beautiful courses by world class designers (Nicklaus, Norman, Dye) that are beautifully maintained.

TMRE: How many are there?

Trish and Bob: There’s one course in “downtown” PdC, at Playacar Phase 2, and six additional courses within easy reach. El Camaleon at Mayakoba is the site of Mexico’s only PGA tour event, the recently completed Mayakoba Classic, and Nick Price’s Grand Coral is our newest course. And there’s more coming.

There’s also an excellent course on Cozumel, a forty minute ferry ride from Playa. It’s fun to see folks walking to the ferry with golf bags slung over their shoulders!

TMRE: Do many people play golf?

Trish and Bob: Yes, but never so many that you can’t get a tee time.

TMRE: Could a golf fanatic choose Playa del Carmen for this reason?

Trish and Bob: You bet…and in the summer, get out early, finish before lunch and then grab a siesta out of the sun. There are also excellent Playa del Carmen condos for sale in golf course communities.

TMRE: How easy is it to get back home? Is it expensive?

Trish and Bob: In our case it’s ridiculously easy, an hour and fifteen minute hop from Cancun’s beautiful modern airport (45 minutes door to door, with easy and convenient parking) to MIA or FTL. And JetBlue and Spirit Air make it easy on the wallet, too.

TMRE: Does your family – kids or grandkids – visit? What can you do with them?

Trish and Bob: Not yet, but when they do there’s the beach and the pool, of course, but lots of environmentally themed water / adventure parks nearby (Xcaret, Xel Ha, Wet N Wild), too. Kids will enjoy the dolphin show at nearby Puerto Aventuras, and when all else fails there’s – you guessed it – McDonald’s, Burger King, Haagen Dazs , Dairy Queen etc. etc. etc….all the familiar logos and comfort food from back home.

On Friday, March 18, CNN Money reported that the housing market in the US is continuing to lag, and especially in Florida where 18% of housing units sit vacant.  What’s more, in parts of the Florida gulf, that rate rises to 32% – almost 1 in 3 housing units remaining vacant.  And Monday, March 21, Reuters reports the National Association of Realtors findings that in February US housing hit a 9 year low, supporting the claims that the US housing has not yet hit bottom.  In fact, Moody’s housing market analyst, Celia Chen, predicts that prices will continue to fall for the next two years and it will be as long as 2030 before there is a full recovery in the US housing market.   Reuters quotes Ingo Winzer, housing market analyst and founder of Local Market Monitor as saying, “If you’re buying in Florida for retirement, maybe you should buy next year when prices will be near the bottom. If you’re buying [Florida real estate] for investment — don’t.”

So where to buy real estate for investment AND for retirement?  Many US, Canadian and European residents are choosing in Mexico and in the Playa del Carmen real estate region!  In fact, a great majority of current real estate sales here are to Americans, Canadians and Europeans.  Why?  Prices are low and ownership costs are pennies on the dollar compared to US properties.   Typical condominium fees run on average $150 to $300 a month, Homeowners Association Fees in some of the nicest areas are less than $200 a quarter, and property taxes run in the hundreds, not thousands of dollars as in the US.  Playa del Carmen real estate for sale is moving.

Playa del Carmen is a part of the Mayan Riviera on the Yucatan Peninsula, an area recognized for its natural beauty, and international flavor, and sits at the edge of the second largest barrier reef in the world, making it a diver’s paradise.

And there’s more, as we found when we first visited Playa del Carmen two years ago.  The beaches are fantastic with sand that doesn’t burn your feet and crystal clear tourquise water.  And even in the busy season, you can find plenty of space on the beach to stretch out your towel and enjoy the sun.  Temperatures here are warmer than Miami in the winter and cooler than Miami in the summer.  Golf courses abound, and at reasonable rates.  The people of Playa del Carmen are so friendly and helpful!  We, as well as our ex-pat friends, feel safer here than in the US.  Playa del Carmen also offers state of the art medical and dental care at a fraction of the cost in the US.  And our auto insurance premiums dropped from almost $6,000 a year in Miami to just under $300 a year when we moved here.

So, next time you are thinking of a vacation, come visit us in Playa del Carmen.  You may find yourselves moving here, just as we did less than three months from our first visit.  As Bob said last night while enjoying cocktails on our terrace and watching the sun set, “I never dreamed we could afford to live in such a beautiful place only a couple of blocks from the Caribbean.”

One of the main factors in providing a high quality lifestyle and investment opportunities in Mexico real estate is the large amount of investment, both from private and government sources, which tourism brings to the areas where most Americans and Canadians choose to buy.

Last week, I had the opportunity to sit down and chat with one of Riviera Maya’s leading minds regarding environmental and conservation programs.  Playa del Carmen properties are located along some of the worlds most beautiful beaches and coral reefs.  With some simple planning, the community can coexist and help conserve these natural attractions.  Paul Sanchez, Centro Ecologico Akumal director, has a long history and experience in ecological programs including directional positions as Biodiversity Policy Advisor for WWF Mexico Program and Pronatura.  He has also worked throughout many parts of the world on projects to help manage the Earth’s natural resources and manage national efforts to enhance Mexico’s environmental policies.

“I am new with the terms, the processes, and what programs exist for constructions and development in Playa del Carmen land, in order to have low impacts upon the environment….where does someone start to learn?”  I asked.  “Energy sourcing and water management are two great starting areas for discussion regarding the design and functionality of the Playa del Carmen properties in order for them to be environmentally friendly” was Paul’s response.

Mexico real estate, and all properties throughout the world,  should have the goal to use the maximum amount of energy from self generating methods.  In other words, instead of having only electricity cabled into your property from the grid (traditional city, state, federal sources), the goal would be to have alternative energy producers.  Solar power, wind power, or other self generated energy to operate a property’s consumption needs.  Given the position of Quintana Roo according to the earths latitude being near to the equator, the sun can generate a tremendous amount of energy.  You can position solar panels nearly in any location of your property and in any day of the year these panels can produce high voltage whereas if you are in the northern countries you will need to focus the panels in a southerly direction.  Wind mills on the other hand are practical only in places where wind speeds are above 10 mph or greater.  Good locations should have constant flows without any large peaks or large gusts throughout the year.   Coastal communities are good choices so long as provisions are made allowing for hurricane occurrences.

The other main concern for an ecologically friendly development should be in the management of water.  Here in Quintana Roo, the aquifer (an underground layer of water or unconsolidated materials (gravel, sand, silt, or clay) from which groundwater can be extracted) is quite shallow ranging between 3 meters to 15 meters.  This water supply can easily be contaminated.  So water treatments should occur above ground and wetland systems are ideal for implementation to clean the grey water outflows.  The difference between grey water and black water is that the grey is made up from processes such as laundry washing, dish washing, and bathing.  Black water is basically sewage.   “We have some great examples of waste water treatment using constructed wetlands back in Akumal”  Paul pointed out   “Why don t you come out and I will give you a personal tour?”

This past Friday, the Playa del Carmen real estate market was having their future zoning, land use guides, and transportation planning amongst other development regulations discussed and defined by the city officials and directors.  TOP Mexico Real Estate was invited to the meeting at city hall to see the first version or first draft of the plan.

The meeting was headed by the mayor of Solidaridad, Roman Alcocer, Director of Urban Development, Jose Alonso Duran, along with other members of the council including representation of the private interests as well as several professional associations such as Engineers and Arquitects.

The Urban Development Plan for Playa del Carmen includes Akumal and Puerto Aventuras.  It is important to point out that one of the main reasons for the new plans is due to the creation of the new municipality of Tulum.  During this adjustment of territories, Solidaridad lost a little over 50% of its territories to the newly formed Tulum district.  The new plan contemplates the loss of territory and focus on growth towards the western parts of the city upto the year of 2050.  The design incorporates past statistics and data from the record breaking growth rates of the city, state regulations, tourist and economic growth figures along with projections.  As many of you might be aware, Playa del Carmen has had some remarkable population growth figures in the past 8 years.  Only one in five residents of our city here in this Mexico real estate region has been living here for more than five years!  This is a small sample of how fast the region is actually growing.

There were three areas that caught my attention of the new layout.   A new toll road to be constructed on the west end of the community to connect to the existing Cancun-Merida toll road.  Also, another highway connecting Cancun – Playa del Carmen – Tulum which will replace the current 307.  This will be located further to the west end of town relieving the pressures in the downtown areas.  So sometime in the future, the main entrance into the Playa del Carmen real estate area will no longer be in the front of Mayakoba…El Cielo…Mareazul, it will be further out in the jungle.  Finally, the layout allows for the possible introduction of a subregional train, again connecting Cancun-Playa del Carmen – Tulum!   This introduction of the regional train sounds quite exciting.  Trips into Cancun will possibly be done by rail.  This will be a fantastic feature for tourists, future Mexican retirement community residents, and for current Playa residents.

Recently I’ve been telling you a lot about exciting new Playa del Carmen condos and cheap Mexico real estate going on in Playacar, now I think it would be best if I told you more about this golf course gated community on the southern part of Playa Del Carmen.

Playacar is split up into two Phases. Phase 1 is right on the beachfront with highly expensive Playa del Carmen homes and a small handful of condos available, this is the area where you can find the stunning reconstructed beaches that we have mentioned before.

Phase 2 is the newer of the two phases. Here you find a large array of different developments, hotels and more excitedly the beautiful tropic golf course.  This is where most of the action happens, as there is still a lot of space for new developments and good deals to be found.

These communities are nestled into the side of Playa Del Carmen so you really are at the heart of all the action but that much away that you can escape to this quiet zone.  It makes this a great Mexico retirement option.  See for yourself and take a look at the video below that shows you what you can see when driving around.

One thing I like about this area is that for everyone who wants to cycle around can feel safe as there are bike tracks and walking paths around the whole area.

Another high point of this area is that you have many entrances and exits spread out on the sides. The main one takes you onto 10^th ave and leads you right through Playa del Carmen where you can easily get to all the bars and restaurant’s, one being the newly opened restaurant Xulam the Mayan Fisher, which offers great priced fish dishes and is right out side the entrance to Phase 1 and Phase 2 of playacar. You also have easy access to the 5^th ave and one thing that is handy is that the Immigration office is right there as well.

One thing that the people of Playacar thought would be a nice touch is to keep the ancient Mayan ruins and make that area a walk way from Phase 2 to 1 and onto the beach another handy access point to the beach is via the reef club where every resident gets a free membership card to use this beach club and for a discounted price you can also take advance of their all inclusive treatment.

Using one of the top entrances you are taken straight to the highway towards, the Tulum real estate region and Cancun and with Bypass being built, you will be able to hop over Playa del Carmen very quickly and shorten the time to the International airport at Cancun.

You also have a number of huge shops near by such as Sams club with Vips restaurant, as well as City club and Centro Maya Mall which has a number of small shops as well as the supermarket Soriena, Office max and a 9 scene cinema.  Another handy thing to be next to is the Hospital this is less than a minute drive out of Playcar.

The last time I wrote about a Playa del Carmen Condo property was to let you all know that there was a new development offering great discounts.

Yesterday I wrote about a new Playa del Carmen condo project inside of Playacar.  I finally got round to viewing the Model units set up for viewings and I wasn’t disappointed.  They have an example of the Penthouse unit and the Garden house (Ground Floor) Unit.

I was impressed by the layout and the look of the building. The size of the Patio for both floors is large and has enough room for tables and chairs.  The French windows allow a lot of light to flood into the Kitchen, Dinning area and Lounge.

Both of the Playa del Carmen condo units had 2 ½ bathrooms and 2 bedrooms. There was a large utility room disguised, as a wall of cupboards and inside there was room for a washer, dryer, shelves and a sink.

Both units were the same layout with a few miner differences.

In the Garden House (Ground floor) unit one thing that struck me was the size of the walk in closet for the Master bedroom. This is lost in the Pent House due to the location of the steps to the rooftop.  This is a disappointment as I felt this would have been a good room to have in both units.

With the Pent House one thing you will see is that you get more light coming in and the whole unit feels like it has a lot more air. This is partly due to the ceiling height as it is a lot higher, especially in the two bedrooms. The PH also has the added bonus of the Private roof top area with a large Jacuzzi and seating area as well as an outside shower.

The buildings will be different that the one we saw as they will have three floors instead of the two shown also the further you go back into the development the buildings will have four floors.

This development is very big and I look forward to see the final stage. There will be 5 Swimming pools in the centre of the complex for the use of all the condos.

Another Addition to the Playa del Carmen condo family……

Ever imagined being able to sit at home and enjoy a meal cooked by a chef in your own kitchen?

I’ve been reading that this development will have 24hr security and secure underground parking for all the residents as well as reserved parking spots for guests.

You will also have access to cleaning services, Concierge, 5 swimming pools, spas and boutiques, gym, movie theatre, medical and first aid services, chef and sous-chef services, personal training and more.

Prices for your own condo here range from $250,000USD to $310,000USD (These are prices as of pre-construction and are subject to change) So far 5 months away from completion 60% to 70% of the condos have been sold.

This is an interesting development and I’m going to be following it closely and I will be posting another blog soon with pictures and my first impression of the model unit.

An exciting new development has been in construction in the west end of Playacar Phase 2. You’re close to beautiful tropic Golf courses and have access to the beach via the Reef club. One of the hottest topics in Playa del Carmen Real Estate at the moment is the exciting, long awaited news of the beach recovery. The first crane and large cement tubes were set in place this past week end on the Playa del Carmen Beaches at the main pier off of  Constituyentes Avenue.  Director of Obras for the municipality of Solidaridad Eddie Flores will be overseeing the project which will benefit various important industries of the Riviera Maya.  There have been some obstacles with the beach restoration project which was a multi municipality works established to pump sand onto the Beaches Cancun, Playa del Carmen and Cozumel.  The project is a jointly funded operation by public and private institutions.  The 102 million pesos required from the Solidaridad municipality has already been raised, and all permits are in order.  The first equipment has already been located along with several large piping required to pump the sand from the barges off of the coast.  This equipment has been parked on the Constituyentes Avenue pier and the other location will be further south within Playacar in the Sandos Hotel grounds.  The project includes 4 kilometers of beachfront from Sandos hotel north through the downtown of Playa del Carmen real estate areas.   The 15th of January is when the actual operations of blowing sand is estimated to begin once all the equipment has been set in place.     

 An ongoing growing real estate market depends on the growth of the industries within its regions.  In oceanfront communities,  the quality of the beachfront areas are the main attractions to bring people to visit as tourists and bring people to purchase properties as community citizens.   So when money is invested for projects that improve the infrastructure or the natural attractions, these are exciting and positive influences upon our local real estate industry
