Last Sunday a garage sale was held at the popular Travel’In restaurant in my Costa Maya real estate region, south Mahahual.  A great mix of locals and foreigners were there to see what treasures were on offer and it was such a success that another one will be held in a couple of months.

A TV crew were filming on the beachfront in Mahahual yesterday.  They were filming various areas of Costa Maya and Quintana Roo state as they are putting together a publicity programme, “El Mundo en Reverse” for the Costa Maya’s Tourist Board, which will be televised next week.  Wonderful publicity for the area and the film crew all want to buy real estate in Costa Maya now!

Additional publicity for Mahahual and Costa Maya will come this Friday evening when the swim-suit competition for “Miss Earth” will be held on the malecon.  This is an annual event held in various parts of Mexico and Mahahual has been chosen to host this part of the competition.

With Costa Maya real estate listings, there are some great deals on beachfront properties at the moment.  Several beach lots have been reduced recently in order to sell quickly.  A great deal in the south of Mahahual offers 30 metres (60 feet) of soft sands and clear water, with the road being towards the back of the property to give great privacy.  Only US$175,000, which makes a fantastic price per linear metre, which is how most beach properties are priced.  This is underpriced and a great bargain. When investing in Mexico beachfront for sale, just as with Mexico real estate in general or real estate in general, there are two main approaches.  One is to buy beachfront property with the potential to increase in value, the other is to buy a home or condo which can be rented out to vacationers for a steady income.

While all property types – homes, condos & land – can be found with good potential for substantial appreciation in value, one of the favorites for this kind of investment is Mexico land for sale.  For buyers, it is not only a good investment move, but also an excellent way of spending lower amounts to buy an inexpensive lot in a developing beachfront area, which shows good signs of taking off, but where prices have not yet gone up.  If a buyer finds inexpensive beachfront land, they can look for some of the following features as good indications:

• an International airport nearby
• urban infrastructure and services  – good roads, water & electricity connections, etc.
• modern communication connections (phone, internet)
• new real estate development nearby – focused on foreign buyers
• tourism infrastructure underway – golf courses, marinas, parks, restored historic sites, beachfront boardwalk areas, etc.

Another angle on this approach is to consider the value of an improved lot.  Perhaps with a home the beachfront property would gain considerable value (compared to the total cost) more so than unimproved.

As mentioned above, there are also homes and condos available on or near the beachfront which offer excellent potential for value increase.  Some of the best situations for this possibility include:

• preconstruction condo sales – Substantial discounts are often offered before the units are complete; as the complex is completed, and units are sold for a higher price, these first units will also be worth more
• fire-sales – homes or condos which are being sold urgently & it’s more important for the buyer to sell quickly than for the actual value of the property; these can amount to a virtual instant value increase
• gentrifying neighborhoods – not all beachfront neighborhoods are trendy from the day they are built; homes in working class neighborhoods next to the beach can often be bought for very low prices, and as the neighborhood gains popularity, prices go up

On the days off from working in the Playa del Carmen real estate region, I enjoy watching sports.  As to you sports fans, and particularly the soccer/futbol fans out there…..I just returned from the Mexican League playoff game between Cruz Azul from Mexico City and the Cancun team Atlanate.  As you know the playoff is a series of two games with the total goals determining the winner.  Unfortunately for the Atlante fans, Cruz Azul won the series and moves on to the semi-finals.

But it was my second straight Atlante home game and what fun.  Although the Atlante stadium in Cancun is not as large as some, you can’t help but be impressed by the golf green appearance of the major league soccer field…it is beautiful.  The VIP tickets were more expensive for the playoffs but I though 400 pesos for seats right behind the seating area of the team was well worth it.  And it reminded me of the Wrigley Field baseball experience of food and drink hawkers coming at you from every direction.  No peanuts or cracker jacks, but yes you can even get some pretty good steak tacos from the vendors.  And Coronas everywhere as they obviously have an exclusive as a major sponsor…and did I mention the beautiful Corona girls everywhere.

So just thought I would share the fun experience to your sports fans out there….yes major league sports right here in our Mexico real estate region.  And next door to the soccer field, the baseball stadium for the local professional baseball team.  Saturday night the area was busy with sports fans as both the soccer and baseball teams were playing.  So yes, major league sports right in our own backyard.

These past weeks have been busy in the Costa Maya real estate territory with Mahahual’s annual carnival hitting the streets in style. Many local business and school children participated and the usual fun of the parade finished in style on the “malecon” (promenade/boardwalk) with music and dancing until the early hours.

A fishing tournament was held in honour of the governor, Felix Gonzalo Canto. Despite some rough looking seas in the morning, the wind died down and the boats were able to go out and a good competition was underway. The fishing tournaments always attract people from both Quintana Roo and Yucatan, with a large portion of participants coming from Mahahual’s nearest city, Chetumal (about 1.5 hours drive away).

On the Costa Maya properties front, there’s a great listing for two adjacent lots in Rio Indio, just to the north of Mahahual, with 40 metres (approx. 131 ft.) of beach front. There is more Mexico land for sale on golf communities as La Paz Adds its Second Golf Course:   The city waited 475 years for its first golf course to open at Paraiso del Mar, in 2009. In November of 2010 the Costa Baja golf course and club house were inaugurated. Participating in the opening were golf legend Gary Player and perennial number one ranked female golfer, Lorena Ochoa. Following the ribbon cutting ceremony Gary and Lorena conducted a driving range and bunker clinic. Later the two teed off for six holes in front of a large crowd.

This is Player’s first golf course in Latin America The winner of 163 tournaments, he has designed 300 courses spread over five continents.

On Monday, November 15th, important information for the Playa del Carmen real estate market was released from Mexico’s federal government.  The federal budget for the year 2011 was released, designating about $1.2 billion USD (15.6 billion pesos) to the state of Quintana Roo, which also includes Cancun, Tulum and Cozumel.

The information included a breakdown which allots about $300 million USD, or 25% to  law, justice, public order and security, which to date has been a strong point in Playa del Carmen, a very safe community.

Education and health received about $800 million USD or 65 %.  While most Americans and Canadians in Playa del Carmen rely on the private systems, this investment is important for the healthy development of a growing community.

About $60 million USD are designated for economic development.

Tax revenues are also expected to see an increase of about 10% from 2010.  Currently Quintana Roo is one of the states in Mexico which generates the highest revenue.  In planning expenses, however, the state government is cautious, counting for only a slight increase, even though they are optimistic about a strengthening economy both nationally and on the state level.

The amount of funds invested into Playa del Carmen and this state, both from private sources and through government initiatives are an important factor for those investing in Mexico homes or condos, providing expanded and improved infrastructure and services.

The expansion of quality roads and other urban infrastructure has been an especially important factor in the viability of Mexico land investment in this state.

In early October, 2010, Mexico’s Ministry of Transport (SCT) started the process to obtain environmental permits for the construction of a new expressway bypass for Tulum, which includes a short extension to the future of the Riviera Maya International Airport, about 8 miles out of town.

This project is considered the most ambitious in the area since 4 lane Cancun-Tulum highway was completed, both in the amount of funds invested as the strategic importance this project will hold for the future development of Tulum real estate.

The new bypass will hold 2 specific benefits for those buying real estate in Tulum.  One is that it will benefit those investing in Mexico land along the Tulum-Coba highway.  The new airport will be located along this highway, and the bypass will intersect with the existing highway just south of the airport.

Several eco-friendly lot developments, such as Los Arboles, and other such projects are located in this area, and will gain more direct access to the Riviera Maya, the stretch of beachfront running north form Tulum through Playa del Carmen to just south of Cancun. Along this stretch, there are a number of golf courses, culture, history and nature focused theme parks, marinas, out-door adventure areas and large shopping centers.

The other area to benefit will be the town center.  As Tulum grows, the municipality aims to preserve the small-town atmosphere which currently draws many visitors, and makes Tulum a prime choice as Mexico retirement community.  The bypass will mean that through traffic and the increasing amount of visitors arriving to the new airport will not be unnnecessarily congesting the town center, helping to preserve this atmosphere.

The expressway section of the bypass will be 26 kilometers (16 miles) long and the branch to the future airport will be 5.6 kilometers (3.5 miles).  The speed limit will be 110 kilometers per hour (70 MPH).  SCT estimated the investment required for project to be a total of 1.425 billion pesos (120 million USD).  The project is part of a larger urban development plan (PDU) which is projecting a population of over 180,000 in Tulum for the year 2030; the current population is less than a third this amount.

While excellent low-priced Mexico land opportunities can often be found in the new “rising stars” of the tourism industry – such as Tulum or Campeche – and many buyers feel it is safe to assume that booming tourism will bring higher demand, more services, and consequently price increases, many buyers also assume that in more established markets, it is often more valuable to invest in completed properties since land is expensive, and slower to appreciate.
So, why is it, then, that some Playa del Carmen land has appreciated 20% over the past several years?

There are a number of factors involved, but the following are a few of my own observations, which generally point to the strength of investing in Playa del Carmen real estate.

Healthy, Resilient Real Estate Market

While the real estate market was definitely affected by the 2006 U.S. housing melt down and the subsequent recession, prices did not fluctuate nearly as drastically, and have been recovery steadily, with price reductions becoming less common.  The market has proven to be fairly resilient.

Development of New Potential

The municipal government has made a decisive effort to find new areas of high potential for investment and development.  In addition to the necessary attention on beachfront and near-beachfront developments, the municipality has taken advantage of the fact that even areas further back have close access to the beach, promoting high-quality developments in those areas.  This is, in fact, where the greatest increase in land values has been seen.

Diversifying Economy

A part of this effort has been to diversify Playa del Carmen’s economy, bringing educational institutions, agriculture and even a recycling plant to the city (a reflection of the area’s emphasis on environmental issues.)  This process will make Playa del Carmen’s economy and real estate market even less susceptible to large fluctuations in the world tourism economy.

Strong Tourism

This having been said, the core – and currently only – factor in Playa del Carmen’s economy is tourism.  After the low-point in 2009 when tourism in Mexico virtually came to a halt, Playa del Carmen has recovered momentum; although slowly, it has outdone many other tourist destinations throughout the world.  The strength of the area’s tourism has been the foundation of the resilience in real estate and the possibility for diversification.  Beautiful beaches, close access to one of Mexico’s most traveled international airports, a clean city, friendly atmosphere and a very high level of safety all draw tourists back year after year.

October first is Architect day in Mexico.  Throughout many Mexico real estate regions, people stopped on this anual event to respect and celebrate this profession.   Public officials such as Roman Alcocer, mayor of Playa del Carmen,  Alonso Durán Rodríguez, Urban Development director, celebrated this day by attending conferences covering topics regarding urban design, sustainable growth, and the visual impact amongst other topics.  The president of the Association of Professional Architects from Riviera Maya, Ms. Elizabeth Román González, stated that their association chose these topics given the current activities of the municipality of approving a new Playa del Carmen Urban Development Plan.

Top Mexico Real Estate was invited to the conferences which included guest speakers such as Arq. Fabiola Pastor Gomez who specializes in development of Sustainable Public Spaces.  Guest Speaker Arq. If you are an American or Canadian planning ahead for retirement, one real estate option to consider is Mexico land.  While Mexico retirement communities offer a variety of high-quality property options for a relaxing and comfortable lifestyle, land purchases present a few advantages for those planning ahead.

Another advantage to land is that you will have is being to have a home designed and built according to your retirement needs and personal tastes.  Maybe you want everything to be on one floor, with no stairs.  Perhaps you want to use “rustic” or natural materials, or have a closed off courtyard to enjoy.  Or large windows facing the right direction might be the thing for you; in any case you decide.   The home you design will be your personal dream home!
