The northern half is marked by the border with the Sian Kaan Reserve limits and southern far point with the small village called Xcalak.  Mahahual is situated in the middle of Costa Maya where a cruise port exists receiving thousands of tourists a year at their piers and downtown boardwalk.</p>

<p>Last week I took a client to see some <a href="http://www.topmexicorealestate.com/costamaya-real-estate/" target="_blank">Costa Maya real estate</a> options.  We travelled north to a beachfront lot in the Sian Kaan Reserve.  I hadn’t been there for a couple of months and was surprised to see how much the vegetation had grown and how I had forgotten just how wide and incredibly beautiful the beach was; gentle waves rolling in over the fine sugary white sand with a multitude of tall elegant palm trees swaying in the breeze.  This lot is at the entrance of the reserve and only a 45-minute (50km) drive away on a well-surfaced road from the busy Mahahual village (it was a cruise ship day), yet the feeling of peacefulness there was amazing.</p>

<p>Residential buildings are the only type of construction permitted in the reserve and the building density is very low here.  That means that the lots are large so it’s perfect for people looking for peace and quiet with the knowledge that there will always be a lot of space between you and your neighbors.  Needless to say an offer has already been made on this lot!</p>

<p>In the late afternoon preparations were being made for the Mahahual Carnival 2010.  The carnival has been established for the past few years, but this year was the first where there was a great feeling of community as both Mexicans and foreigners, living along the coast, in the village or in the main residential area, “Las Casitas”, which is next to the cruise ship port, were ready to party.  The floats were led by “Las Bomberitas”, (the fire fighting girls), sponsored by Sol beer, who proved to be very popular!</p>

<p>Following were a number of other floats, including the International Float, a recycling float, the school floats, with the youngest dressed as baby chicks to the older ones looking very professional in their glittery costumes complete with large colourful feathers, “Las Mahahualeñas” a group of ladies dedicated to community work in Mahahual, dive centres and many more.</p>

<p>The procession left the “casitas” and passed through the village doubling back on the new promenade, “malecon”.  It was spectacular to see the tourists and locals alike (many wearing their own carnival face masks) watching in awe as the array of different floats passed them by.   Finishing up at the stage area on the “malecon” different groups performed their dance routines with spectators enjoying the show and lots of cold beer.  A full moon, the palm trees and the beach completed the perfect picture of paradise and provided a stunning backdrop for a great evening enjoyed by all.</p>

<p style="text-align: left;"><img class="alignright" title="Campeche Beachfront real estate" src="http://i255.photobucket.com/albums/hh138/beatlo/Campeche%20Photos/Campeche%20Beachfront/2vuy9ts-1.jpg" alt="" width="313" height="240" />As soon as we drove over the summit of a large hill as we approached Champoton driving in from the north from the capital,  we caught a glimpse of a completely different type of water shades and beaches.  This was turquoise green, transparent water, shades of green tones for approximately 300 meters on white beaches.  Once we passed Champoton (sea food heaven which I will chat about in a later post), we stopped at a l little beach side restaurant and walked on the sand.  SEASHELLS GALORE.  In less than 10 minutes my kids had ran out and gathered about 15 &#8211; 20 shells which we never see on the Mexican Caribbean.</p>

The <a href="http://www.topmexicorealestate.com/sabancuy-real-estate/?art=b20&amp;web=tmre" target="_blank">Campeche beaches</a> with white sands run for approximately for a 60 mile stretch south of Champoton till the Isla Aguada.  Most of the <a href="http://www.topmexicorealestate.com/campeche-real-estate/" target="_blank">Campeche real estate</a> on the beach is rocky except for this 60 mile stretch.</p>
<p>On the backside of these <a href="http://www.topmexicorealestate.com/sabancuy-real-estate/?art=b20&amp;web=tmre" target="_blank">Campeche beachfront lots</a> you will find a lagoon.  The lagoon on the back side connects from Sabancuy water entrance south till the Bay of Terminos.<br />
<img class="alignleft" title="campeche beachfront real estate 8" src="http://i255.photobucket.com/albums/hh138/beatlo/Campeche%20Photos/Campeche%20Beachfront/DSCF3901-1.jpg" alt="" width="290" height="240" />Nice calm waters and hundreds of miles of waterfront for exploring. Campeche beachfront lots have varying sizes but the majority have 20 meters of beach frontage.  These go back deep with some of the lots having at least 900 meters depth until you reach the back side.  Homes in the area are normally designed to open up onto the beautiful gulf of Mexico and beaches.  There is a 3 story height build restriction and much attention is placed rightfully so in protecting the wild life and natural settings of the zone.</p>
<p style="text-align: left;">In the past three years, a large project developed by a Spanish group has invested nearly 200 million dollars.  This project is estimated to begin deliveries of their residences in the summer of 2010.  With a Jack Nicklaus golf course and 115 slip marina, it promises to bring much publicity and attention to the region for the following decade.   In the two nearby fishing villages private money is following suit by making some investments to the area preparing for the inflow of new tourists and winter home owners.   Companies such as Chedraui and a private hospital group.  Home depot, Walmart, Mega Comercial Mexicana are all other companies with plans for near future openings in the areas.  Along the coastal highway, we saw men and machinery busy at work with government funded projects placing water pipes and tubing underground.  New bridges and a new by pass are underway to divert the traffic of people driving to Villa Hermosa and other northern destinations away from having to drive through Ciudad del Carmen and along the coastal road.</p>

The <a href="http://www.topmexicorealestate.com/campeche-real-estate/" target="_blank">Campeche real estate</a> market has caught our attention and TOP <a href="http://www.topmexicorealestate.com" target="_blank">Mexico Real Estate</a> decided to make a discovery trip to find out first hand what is going on in this region.  Bob McCain, a good friend of ours who has been working very successfully in the Playa del Carmen real estate market for the past 6 years, invited us out to see some <a href="http://www.topmexicorealestate.com/sabancuy-real-estate/?art=b20&amp;web=tmre" target="_blank">cheap Mexico beachfront real estate</a>!</p>
<p>We left Friday morning and decided that we would take a road &#8220;less traveled&#8221;.  We wanted to see the countryside in the Yucatan peninsula and drove south from Playa del Carmen, passed Tulum, and travelled for another 2 hours until we reached the city of Carillo Puerto.  At Carillo Puerto we decided on traveling west across the peninsula leaving the Mexican Caribbean to arrive to the shores of the Gulf of Mexico.  We needed a map so we began searching the town.  Usually a gas station would be a good place to search.   Without luck here, we began looking in &#8220;papelerias&#8221; or a stationary shop.  The best we could find was an elementary map of the Yucatan that we had to blow up in order to see the roads.   So  there we go,  4 hour trip across  secondary roads through Mayan country with a black and white blow up copy of a state map.</p>
<p>The Yucatan region is rich in history and ruins from the ancient Mayan culture.  You will find world famous pyramids such as Chichinitza, Tulum, Uxmal.   But the locals say that there are still thousands of sites that have not even been revealed nor have been found throughout the deep thick jungles.  That is very interesting and exciting to think about the many artifacts and articles that are still laying out in the countryside, waiting to be discovered.  The history of the Mayans have been examined closely due to their surprisingly advanced knowledge of mathematics and their understanding of the solar system, the sun, Orion Nebula and many other astronomical observations.   I picked up a high interest myself on this civilization and started collecting and trying to understand some symbols here and there so I could try to identify and recognize on ruins.  Below for example are the symbols used for counting and you can see these symbols on the Mayan calendar.   The seed type of symbol represents the 0 and the bar is equivalent to 5.  Very interesting.</p>

<p>Our road took us zigzagging through many small villages where we would see the traditional Mayan huts.  No corners, but rounded oval walls and thatched roofs.</p>

<p>In one little village we saw in the center square an old church that was built in the 16th century.   Haciendas  were also  seen  in the trip which were large plantations of farming communities.</p>

<p>We stopped during our trip at an orchard where many trees for lime and Maymey were being harvested.  At the front end of this large parcel of land they had an outdoor, road side kitchen with fold up chairs and tables.  They were announcing Maymey fruit, rabbit barbecue food, and roasted chicken tacos.  It all sounded good so we stopped and  to our pleasant surprise&#8230; we had an extremely delicious lunch with Maymey ice cream to round off the meal.</p>

<p>Two hours later, we started to pull into the capital city of Campeche.  It was night but immediately we noticed that the downtown area was extremely&#8230;. clean.  All of the electric wiring had been wired underground and all of the buildings had color combinations that ran the length of the streets.  There was not one corner that my wife yelled for me to stop in order for her to take pictures.  The Campeche real estate area was looking very exciting as the city was looking very tourist friendly, there were people on the streets and it felt full of life,  and the boardwalk along the coast line had people jogging and biking. Campeche definitely had a comfortable inviting curb side appeal.</p>

Some northerners are even taking steps to deal with all that excess cold weather by jumping on the plane and coming down as February is producing record number of passengers channeling through the aisles of the Cancun Airport.   Even in the <a href="http://www.topmexicorealestate.com">Mexico real estate</a> arena, I can say that the attention is high and people are looking once again for warmer climate areas,  and if the buyers have a tight budget,  this is another reason for their high interest down here south of the border.  Some are looking for  <a href="http://www.topmexicorealestate.com/sabancuy-real-estate/" target="_blank">cheap Mexico beachfront real estate</a>,  others are looking for non- tourist cities such as what you find in the <a href="http://www.topmexicorealestate.com/campeche-real-estate/" target="_blank">Campeche real estate</a> regions, and others are just looking for a place with quick and easy access by plane.</p>

<p style="text-align: left;">Today, in Playa del Carmen I was with a couple from Canada who are in the process of selecting their dream winter home.    &#8220;We need a place now that we can run south to escape from those chilly winters&#8221;  said the Mexico real estate  buyers.  &#8220;We plan to be down starting from November, December, and be flying back and forth throughout the spring&#8221;  This is a typical requirement or usage for the homes being purchased by the average northern snowbird.   And because the Canadian dollar has been quite strong in the past several months,  many Canadians have been taking advantage of some fantastic opportunities from a slow 2009 season.  &#8220;I am in the real estate investment game back in my home state,  and from everything I have been studying about the Mexico real estate market,  I think the next ten years will<br />
continue to bringing many new buyers&#8221;</p>

He expressed that the beaches in Cancun and Playa del Carmen are ready to receive thousands of tourists for the year 2010.  The fair in Europe is one of the most important exhibitions of the year, which Quintana Roo had a large presence.  The <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/" target="_self">Playa del Carmen real estate</a> market feels the positive effects from a strong tourism year.  More hotel rooms are constructed, more rooms to be administered which demands more jobs and thus increases in the demand for properties.</p>
<p>The Mexico tourist industry, which also effects the <a href="http://www.topmexicorealestate.com">Mexico real market </a>in those zones of high non-Mexican influence, faced a very complex year in 2009.  Sales and tourism were hammered downward by the depressed world economic situation, the negative stories regarding Mexico&#8217;s war on drugs, and the swine flu warnings.  The governor stated that his offices and state have over come these adversities  and 2010 promised  a return to growth  and positive numbers.   Tourism in Cancun and Playa del Carmen have the highest figures when comparing the results from the entire country of Mexico.  This region is rated as the most important tourist destination in all of the Caribbean zone.  This is reflected in the hotel room construction that occurred over the past 9 months.  3,295 hotel rooms have been  completed  in 2009  for a total of 79,660  rooms.</p>

In the next several weeks I will be reviewing and &#8220;discovering&#8221; this region of the <a href="http://www.topmexicorealestate.com">Mexico real estate</a> area located on the Yucatan Peninsula.</p>
<p>The Yucatan peninsula is made up of three states,  Quintana Roo, Yucatan State, and Campeche.  Quintana Roo sits along the Caribbean Side or the East side of the Peninsula.  Yucatan sits on the northern part of the region bordering on the Gulf of Mexico and Campeche sits along the west side with it&#8217;s waterfront resting along the Gulf of Mexico as well.  The entire population of the state is little less than one million people making it one of the smallest states of the Mexican republic.</p>

<p>The <a href="http://www.topmexicorealestate.com/campeche-real-estate/" target="_blank">Campeche real estate</a> market for non-Mexicans will most likely have attraction around the capital city which also holds the same name as the state,  Campeche Campeche.  The other markets of this state which will be of interest will be the <a href="http://www.topmexicorealestate.com/oceanfront.php" target="_blank">Mexico beachfront properties</a>, and possibly the city called Ciudad del Carmen not to be confused with Playa del Carmen of Quintana Roo.  Ciudad del Carmen is the second largest city of this state and hosts many main offices for Pemex (Mexico&#8217;s oil extraction and distribution departments).  Several smaller quiet fishing villages also seem to be attracting the interests of many people who are interested in retiring part time or full year in Mexico.  <a href="http://www.topmexicorealestate.com/sabancuy-real-estate/" target="_blank">Cheap Mexico real estate</a> is what some people expect to find in Mexico and in the areas away from high tourist centers.</p>
<p>The state has an incredibly interesting history.  The main Campeche real estate areas have many areas of interests to visit.  The area has many ancient pre-hispanic ruins.  Ezdna, Calakmul, Chicanna, Becan, Xpujil, Hormiguero, Balamku are various pyramids and sites that attract tourists from all around the world.  In the capital of Campeche, during the 1600&#8217;s pirates were attacking all the coastline and an important fort was established in the city.  This fort and the protecting walls of the city still remain and have given the colonial city a unique character not found in any other city of Mexico.  Sam&#8217;s Club, Mega Comercial Mexicana, Bodega Aurrera and various shopping centers exist in the city along with several hospitals.</p>

<p>Imagine living in a beach house, the ocean at your doorstep, in a tranquil, laidback fishing port, where you can buy the morning’s catch right at the dock. Then imagine that the house is a convenient half-hour from a major metropolis that offers big-city amenities, from gourmet shopping to an international airport. Now imagine that you paid less than $100,000 for all that&#8230;<br />
Sound too good to be true? Bargain-priced beach property is getting harder to find. That’s why the Yucatan Gulf coast is so special.<br />
 The Yucatan Gulf coast runs along the top of the Yucatan Peninsula from the towns of Chuburna and  Chelem east to Dzilam de Bravo, a distance of about 50 miles. For much of this coast, the easiest way to get there is to take the highway north from Merida to Progreso, and then head east or west from Progreso along the coast. The trip from Merida to Progreso takes 30 minutes.<br />
 Progreso, with a population of about 35,500, is the largest town on this stretch of coast and an appealing destination. It’s the port for the Yucatan Gulf coast and it’s also a cruise ship stop.<br />
Progreso is a bustling town, with a prosperous-looking downtown area and the relaxed ambience of a beach destination. It’s also the only place along this coast that might qualify as a “city”. The other towns along this coast are fishing villages, some of them small.<br />
 The beach here is white sand, and in sunny weather there are usually swimmers and sunbathers. Seafood is plentiful and inexpensive. At restaurants like Los Flamingos -my local favorite- a medium-sized plate of ceviche costs about $7; the sea view is free.</p>

<p>Playa del Carmen and the Riviera Maya region have been some of the strongest real estate demand for second homes and tourist destinations in all of the Mexico.  This area has witnessed a population boom over the past five years that has seen double digit growth and has won them the title of &#8220;fastest growing community in Latin America&#8221;.  The economic growth that is the backbone for the population growth hence the real estate demand comes from tourism.  Tourism creates the jobs and opportunities for the people to be able to move to Playa del Carmen.  So the question of why so many tourists wish to visit this region?   The beaches.   The number one attraction for tourists and for non <a href="http://www.topmexicorealestate.com/homes.php" target="_blank">Mexico homes</a> buyers.  &#8220;<span style="text-decoration: line-through;">Build</span> Restore a beach and they will come&#8221; </p>

<h3>Playa del Carmen Beach Restoration </h3>
<p>The first crane and large cement tubes were set in place this past week end on the Playa del Carmen Beaches at the main pier off of  Constituyentes Avenue.  Director of Obras for the municipality of Solidaridad Eddie Flores will be overseeing the project which will benefit various important industries of the Riviera Maya.  There have been some obstacles with the beach restoration project which was a multi municipality works established to pump sand onto the Beaches Cancun, Playa del Carmen and Cozumel.  The project is a jointly funded operation by public and private institutions.  The 102 million pesos required from the Solidaridad municipality has already been raised, and all permits are in order.  The first equipment has already been located along with several large piping required to pump the sand from the barges off of the coast.  This equipment has been parked on the Constituyentes Avenue pier and the other location will be further south within Playacar in the Sandos Hotel grounds.  The project includes 4 kilometers of beachfront from Sandos hotel north through the downtown of Playa del Carmen real estate areas.   The 15th of January is when the actual operations of blowing sand is estimated to begin once all the equipment has been set in place.     </p>
<p> An ongoing growing real estate market depends on the growth of the industries within its regions.  In oceanfront communities,  the quality of the beachfront areas are the main attractions to bring people to visit as tourists and bring people to purchase properties as community citizens.   So when money is invested for projects that improve the infrastructure or the natural attractions, these are exciting and positive influences upon our local real estate industry</p>

There is another brand new beautiful complex that was constructed by the same developer in a dynamite location in the heart of downtown Playa del Carmen.  Built right on the beach, and with easy walking access to the 5th Ave which is the major tourist attraction, this project is very interesting because it is a landmark for the <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/" target="_blank">real estate in Playa del Carmen</a>.  <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/b-property-detail-playadelcarmen.php?propId=214" target="_blank">El Faro</a>, or &#8216;The Lighthouse  had been a hotel previously and there was a large lighthouse structure maintained through the construction of this new condo hotel as you will see in photos below.</p>

<p>In November 2009, the Mexican Government started pouring money into restoring 11.6 kilometers of beach front in Cancun’s Hotel Zone.  The beaches programmed for recovery will start at Punta Cancun and end at Punta Nizuc. The sand will be dredged from two offshore sandbanks. Geotubes are being installed to prevent further erosion. Although the project has been delayed by weather, the project is in full operation and the real estate on the Cancun beaches look amazing.</p>
<p>The total investment for the state of Quintana Roo is over $70 million dollars and is funded by both federal and local governments. The project will be finished in February 2010 and the beaches will be spectacular with about 131 ft of width. And the goal of the program is not only to replenish the sand, but to provide positive long term environmental results.</p>

<p>Not only is the Mexican government investing in the recovery but also will be funding $1.2 million pesos to maintain the beaches clean. This is double the budget from 2009.</p>
