This summer has been a hot one here in Mexico, and the Playa del Carmen real estate market has also some hot deals and price reductions happening in the area. I would like to review a few that I’ve come across recently.

The first property is a Playa del Carmen Condo, one of the few true Mexican hacienda style condos in downtown Playa. The seller is very motivated and has reduced the price from $175,000 to $139,000. The next property is located right on the beach, inside of a private gated community. The location is excellent as its offer access to the 5th Ave for shopping and dining, yet is just far enough have peace and quiet. This 3 bedroom condo has been reduced from $469,000 to $420,000. Xcalak is a village located 60 kms (38 miles) south of Mahahual and just 11 kms (7 miles) from the Belize border.  You can find several cheap Mexico beachfront lots and properties in this zone.  Without having the influence of the cruise ship port you’ll find that it has a completely different feel to it. 4)                  What are the normal steps to purchase real estate in Cancun?

The normal steps to find a great residence in Cancun is to ask yourself your greatest interest whether a location close to your children’s school in an upcoming neighborhood.  Or an oceanfront/lagoon front location close to the downtown area to have the best of both worlds.  Or finding a great rental property that you can use as a winter getaway plus a great additional income.

5)                  Is there financing available in Cancun?

Yes, financing is available for foreigners in Cancun with Banks such as Scotia Inverlat, Bancomer,  HSBC.  Plus mortgage companies with representation in the Riviera Maya that work with North American and European lenders authorized to provide loans to various nationalities.  Short term owner financing has become more prevalent depending on the seller as many of these will work with buyers to make it easier for the buyer to purchase while he may have to sell another property of his own to complete the payment here in Mexico.

6)                  Where are most Americans and Canadians purchasing in Cancun?

Previously most Americans and Canadians were primarily purchasing in the tourists zones. It was indeed a pleasure to be invited to one of the long awaited events in the Playa del Carmen Condos market.  The event was held last Thursday evening in Playa’s newest gated community that will include a brand new Nick Price PGA golf course, that is currently being constructed. It was a very well elegantly planned and larger than expected. There had to be at least 500 people of combined owners, real estate agents and other VIP’s.  Truly a top event for any Mexico real estate project from any region.

The latest release into the Playa del Carmen condos market started off the night event in the massive zen garden area, where there were performers dressed in traditional Mayan costumes that set the mood. From there we were escorted closer to the pool area, where there was a large stage set up, flashy bright video screens and lights all around. The developer was presented along with several members of the municipality, who gave warm speeches and followed by 2 musical guests that performed.

I was accompanied by some clients that are purchasing in the 2nd released project, Nick Price Residences which are currently still in pre-sale and will offer incredible views to the golf course.  They had a wonderful time and were quite happy to be back vacationing in the Mexican Caribbean after such a miserable winter back home.

I have been keeping a steady update of the construction progress of these Playa del Carmen beachfront real estate properties, yet its always a tremendous feeling to see the final outcome once a developer accomplishes his mission. Especially on such a grand scale as this project was planned to be.

Taking a break from the Costa Maya real estate activities, last weekend I witnessed sport fishermen who came to visit Mahahual from all over the states of Quintana Roo and Yucatan to compete in the second annual competition, “El Dorado de Plata 2010” (“The Silver Mahi Mahi 2010”). 43 fishing boats entered with the winner, from Playa del Carmen, fishing a 36 pounder (16kg) mahi mahi.

There are various cities in the Mexico real estate market who are well known for deep sea fishing.  Mahahual and the Costa Maya area are growing in popularity for competitive sport fishing, with a few new tournaments being held annually. In May Mahahual hosted the Governor’s Cup tournament and at the end of this month, a new fishing tournament will be incorporated into the fishing agenda, The Mahahual Cup. These tournament’s are great for tourism as they take place in the months when the hotels and vacation rentals have lower occupancy. The prizes are generous (cash, fishing rods, new trucks and cars) and attendance is increasing at every event.

Sport fishing in the Costa Maya waters you can catch blue marlin, white marlin, mahi mahi, king fish, wahoo, tuna to mention just a few. The sport is proving to be popular as these fish can be found relatively close to shore compared to other areas on the coast.

For those not interested in sport fishing, you can relax on the Caribbean beach and enjoy watching the herons and pelicans fishing!

After a busy weekend away visiting friends in Cozumel it is wonderful to be back home in Mahahual, Costa Maya. Whenever away for a while it’s wonderful to take advantage of everything that the Costa Maya real estate market doesn’t have, cinema, large supermarkets, shopping, different restaurants and bars, see new faces, the opportunity to put on some high heels etc. However, whenever I see the lighthouse on arrival in Mahahual, I breathe a sigh of relief.

Real Estate in Costa Maya is definitely off the beaten track. It’s not on the way to anything else. You don’t pass by it, like Playa del Carmen or Tulum, and then decide to stop off. You have to decide to turn off the main highway, 307, drive 55 kms and decidedly visit. That’s why it’s unique and that’s why I love it here.

When people do make it here they are amazed at the lack of traffic, (there aren’t any traffic lights here yet), how quiet everything is, the town is right on the Caribbean beach, the many restaurants offering fresh seafood, the incredible scuba diving and snorkelling to the second largest coral reef in the world, only a 5 minute boat ride away. With the mangroves running parallel to the coast there is an abundance of tropical birds and the fresh water lagoons are perfect for fly fishermen.

Yesterday the largest cruise ship in the world, the Royal Caribbean’s “Oasis”, docked in our Costa Maya real estate region in the municipality of Mahahual.  This was quite an event with many people who weren’t working going to the lighthouse to take photos and admire it’s size.  Another cruise was also in, the Pullman’s, “Pacific Dream”, the majority of it’s passengers being Mexican and coming to know Costa Maya for the first time.

To mark such an event, the state’s Tourism Secretary, Lic. Sara Latife Ruiz, hosted a breakfast meeting with local business owners, which I was fortunate enough to be invited to.  She talked about promoting Costa Maya as a destination for both Mexicans and foreigners alike and how it’s essential for all business owners to work together in order to promote the area as a whole, rather than individuals.

She also mentioned that Mexico has had it rough recently with the combination of the world economy collapsing, the swine flu epidemic last April and the reports of violence in the north of the country.

Quintana Roo’s tourism department does have various plans to promote Mahahual and the Costa Maya real estate area and the meeting was a great way for local businesses to join forces.  Hopefully we’ll be successful in promoting tourism in the area, both national and foreign.

Often I find that people who come to stay at one of the vacation rentals that I manage comment that it’s just what they are looking for: somewhere off the beaten track, private beaches, clear waters, great coral reef so close by (I could go on!) with potential for growth and a great sense of community spirit.  With prices ranging from US$55,000 (for a two-bedroom, 1 bath Costa Maya home in the residential area near the cruise ship port) to US$450,000 up (there are some beautiful beach houses that are being sold turn-key) the range of properties available suits many budgets.

Puerto Angel literally means Angels Port and when you visit this part of the Costa Maya real estate region, 14 kms south of Mahahual, you will think you’ve arrived in heaven!  The sand is very fine and white and as the coral reef is further out from shore than in the centre of Mahahual, you have the inviting crystal clear Caribbean, without turtle grass, and often some gentle rolling waves.  Tall palm trees line the beaches here and provide great shade.    Costa Mayan Properties has several Mexico beachfront lots listed in this area, which is zoned for private residences.

Access to town is easy as you have the quick route, via the good asphalt road, or the beach road, where you sometimes have to dodge the pot-holes, but can stop off to greet your neighbours and catch up on the local gossip.

Investors continue to move to Mahahual and on Saturday an elegant new restaurant/bar, Le Terraze, opened its door.  They will be offering sushi (a first for Mahahual), grilled meats along with a variety of other fantastic meals.  Located on the malecon with the advantage of being up on the first floor with magnificent views of the turquoise waters.  This is the place where you can dress up smartly and ladies can wear their high heels and wont feel out of place!  Mahahual offers many restaurants with fresh seafood being the forte on most menus, with some offering an international flavour, however the dress code for all is smart-casual, the emphasis being on casual!

If you are buying in the Puerto Vallarta real estate zone and wish to purchase a preconstruction property,  one of the first things you should request is to see the Deed of Title on the land where the project will be located or “escritura”.  Verify that the Puerto Vallarta land is owned by the developer and if the developer is a corporation, ask to see the articles of Incorporation and Power of attorney.  Is there a master policy of Title Insurance?  The next items to ask for would be approved construction permits, ground use, feasibility studies and density approvals.

Puerto Vallarta Beachfront real estate is highly desirable here for obvious reasons, however it is very important to understand that the beach is public property, owned by the Mexican Nation.  Therefore, it is critical that your development has a Federal Maritime Zone concession and is not encroaching on the federal property.  Also, if your development runs along the highway, that is ALSO federal zone and subject to setback limitations.  So take a good look at your parking plans and understand that you will never have a “deeded” parking place in the federal zone!  Typically, developments have a form purchase agreement.  Ask to see the boilerplate agreement and look for the following items to be included:  plans and specifications of your particular unit and the common areas, construction calendar and penalty clause in case of non-compliance, rules and regulations for the Puerto Vallarta condominium and payment schedule.  If the sales team is promising specific amenities, these should be detailed in the contract.  Then you want to know where your payments are going.  If the developer will be using these funds in order to build the project, what kind of security will he offer in order to insure the project will be completed?  Is there an administrative trust in place? Is it possible to get a completion bond? If the payments are directed to an escrow account, how will they be released?  Verifiable levels of completion would protect you better than calendar dates.   Finally, and perhaps most importantly, what do you know about the developer?  Have they completed other projects in the area or in other Mexico real estate areas?  Do they have experience building on the beach?  If they have had issues in previous buildings, what are they doing to improve yours?  There are many outstanding developments in the bay that have the items listed above on file and will allow you to review them.  Keep in mind that while the developer is building the project, it is YOUR money that is making it all possible!  You can make an offer, even on a new development and negotiate a contract that is fair to both you and the developer.  Purchasing in a new development can be a dream comes true if you use prudence and sound judgment.  Enlist the help of your experienced TOPMexico Realtor to help you review documents, contracts and act as your advocate.

One of the hottest topics in Playa del Carmen Real Estate at the moment is the exciting, long awaited news of the beach recovery. It is officially a reality now for Cancun, Playa del Carmen and the much needed beachfront in Playacar phase one.
