			<content:encoded><![CDATA[<p></p><p>The Holiday Season in Mahahual, <a href="http://www.topmexicorealestate.com/costamaya-real-estate/" target="_blank">Costa Maya real estate</a> region, is very different for many of the foreigners who have decided to make this Mexican Caribbean home, including myself.  Somehow it just doesn’t feel right soaking up the sunshine and swimming in clear warm waters, when family and friends are freezing with cold temperatures and snow.  This is the time when beachfront property owners here can make others envious simply by sending one photo of a white sandy beach, palm trees and the Caribbean water in the background!</p>
<p><img class="alignleft" style="margin-left: 10px; margin-right: 10px;" title="Costa Maya Real Estate" src="http://i255.photobucket.com/albums/hh138/beatlo/Costa%20Maya/bb1IMG_2064.jpg?t=1294290670" alt="" width="225" height="280" />However, some traditions stay the same, and the Mahahualenas, a group of female residents (with help from their partners), organize the annual children’s Christmas Party; each year with growing numbers and increased success.  This year was no exception, a photograph with Santa following by gifts and refreshments for all school children made a magical evening located at Tequila Beach Club right on the malecon, steps away from the beach.  A lovely reminder of how many residents are willing to give their time and resources to integrate into the local community, regardless of whether they speak Spanish or not.</p>

<p>While rapid growth is expected for <a href="../../../../../../tulum-real-estate">Tulum real estate</a> in the near future, a municipal plan has been designed to allow for low-density sustainable development, and to retain the small town atmosphere with new village center areas.  The new airport which is in planning stages will promote this growth, bringing new services, increased rental demand and hence increased value to homes such as this one in Akumal.  Akumal will remain a quaint village while enjoying new services nearby.</p>

<p>In the meantime, most services, as well as a thriving nightlife, can be found in Playa del Carmen, about 40 minutes away.  Many activities, including world-class golf, marinas and theme parks are available between Akumal and Playa del Carmen.  About an hour and 15 minutes away is the Cancun International Airport.</p>

			<content:encoded><![CDATA[<p></p><p>Xcalak is a village located 60 kms (38 miles) south of Mahahual and just 11 kms (7 miles) from the Belize border.   You can find several cheap Mexico beachfront lots and properties in this zone.  Without having the influence of the cruise ship port you’ll find that it has a completely different feel to it.  The village itself is small.  As you enter there is a grassy football pitch and you can see the Caribbean ocean, only 3 blocks away.  A primary school, private homes, a dive centre and several restaurant/bars are located in the centre.  There is even a fine dining restaurant owned by two expats, “The Leaky Palapa”, which offers incredible dishes and has gained a great reputation all along the <a href="http://www.topmexicorealestate.com/costamaya-real-estate/" target="_blank">Costa Maya real estate</a> market.</p>
<p>This most southern town in Quintana Roo state is a haven for fly fishermen, scuba divers and snorkellers.  There is a marine park here, meaning the amount of marine life is abundant and the corals are in pristine condition. 			<content:encoded><![CDATA[<p></p><p>Yesterday the largest cruise ship in the  world, the Royal Caribbean’s “Oasis”, docked in our <a href="http://www.topmexicorealestate.com/costamaya-real-estate/" target="_blank">Costa Maya real estate</a> region in the municipality of Mahahual.  This  was quite an event with many people who weren’t working going to the  lighthouse to take photos and admire it’s size.  Another  cruise was also in, the Pullman’s, “Pacific Dream”, the majority of it’s  passengers being Mexican and coming to know Costa Maya for the first  time.</p>

<p>To mark such an event, the state’s Tourism Secretary, Lic. Sara  Latife Ruiz, hosted a breakfast meeting with local business owners,  which I was fortunate enough to be invited to.  She  talked about promoting Costa Maya as a destination for both Mexicans  and foreigners alike and how it’s essential for all business owners to  work together in order to promote the area as a whole, rather than  individuals.</p>

<p>She also mentioned that Mexico has  had it rough recently with the combination of the world economy  collapsing, the swine flu epidemic last April and the reports of  violence in the north of the country.</p>
<p>Quintana Roo’s tourism department does have  various plans to promote Mahahual and the <a href="http://www.topmexicorealestate.com/costamaya-real-estate/" target="_blank">Costa Maya real estate</a> area and the meeting was a  great way for local businesses to join forces.  Hopefully  we’ll be successful in promoting tourism in the area, both national and  foreign.</p>
<p>Often I find that people who come to stay  at one of the vacation rentals that I manage comment that it’s just what  they are looking for: somewhere off the beaten track, private beaches,  clear waters, great coral reef so close by (I could go on!) with  potential for growth and a great sense of community spirit.  With prices ranging from US$55,000 (for a two-bedroom,  1 bath <a href="http://www.topmexicorealestate.com/costamaya-real-estate/homes-costamaya.php" target="_blank">Costa Maya home</a> in the residential area near the cruise ship port) to  US$450,000 up (there are some beautiful beach houses that are being sold  turn-key) the range of properties available suits many budgets.</p>

			<content:encoded><![CDATA[<p></p><p>One of the hottest topics in <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/" target="_blank">Playa del Carmen Real Estate</a> at the moment is the exciting, long awaited news of the beach recovery. It is officially a reality now for Cancun, Playa del Carmen and the much needed beachfront in Playacar phase one. This is a private gated community area where you find a mix of mostly single family homes and a few condominium complexes. It is very popular for vacation rentals, as it is close enough to the tourist part of downtown Playa, 5th Ave and the small bar section, yet an ideal distance for privacy, peace and quiet. The zone would be as well an ideal retirement spot.</p>

<p>This week Mahahual has seen different events which have been interesting.  A new Italian hotel, “Quinto Sol”, opened it’s restaurant and bar on Monday with the hotel part to be opened shortly.  This hotel is at the start of the promenade “malecon” and has some stylish Italian touches.</p>
<p>Tuesday night there was a reggae party complete with street volleyball, huge palm leaves decorating the bar, Aroma, and a raffle organized by Diamonds International. The idea was to raise funds to buy rubbish bins and “don’t litter” signs so that we can keep this area clean and tidy.  Apart from being pleasant for residents, all Costa Maya cruise ship passengers pass through here before going to the beach or the Mayan ruins so it’s vital to keep it looking good so they decide to come back and stay for longer in our hotels or beachfront rental homes.</p>
<p>Wednesday was market day – a first in Mahahual!   The Mayor’s office “Alcaldia”, made a deal with local farmers to come to Mahahual to sell fresh vegetables, fruit, plants and cheese.  Fresh and cheap made it very popluar!  They plan to make this a bi-monthly event, the next one to take place on the football pitch in the village so it’ll be more easily accessible to more people.  This will hopefully become a weekly event as, apart from a couple of small supermarkets, fresh produce has to be bought on your big shopping trip to Chetumal.</p>

Some northerners are even taking steps to deal with all that excess cold weather by jumping on the plane and coming down as February is producing record number of passengers channeling through the aisles of the Cancun Airport.   Even in the <a href="http://www.topmexicorealestate.com">Mexico real estate</a> arena, I can say that the attention is high and people are looking once again for warmer climate areas,  and if the buyers have a tight budget,  this is another reason for their high interest down here south of the border.  Some are looking for  <a href="http://www.topmexicorealestate.com/sabancuy-real-estate/" target="_blank">cheap Mexico beachfront real estate</a>,  others are looking for non- tourist cities such as what you find in the <a href="http://www.topmexicorealestate.com/campeche-real-estate/" target="_blank">Campeche real estate</a> regions, and others are just looking for a place with quick and easy access by plane.</p>

And because the Canadian dollar has been quite strong in the past several months,  many Canadians have been taking advantage of some fantastic opportunities from a slow 2009 season.  &#8220;I am in the real estate investment game back in my home state,  and from everything I have been studying about the Mexico real estate market,  I think the next ten years will<br />
continue to bringing many new buyers&#8221;</p>

<p>Progreso, located just 20-miles from the <a href="http://www.topmexicorealestate.com/yucatan-real-estate/" target="_blank">Merida real estate </a>market, is Southern Mexico’s busiest port.  It’s 4-mile pier hums with activity 24-hours a day.  Cruise ships dock here and their travelers may choose from a menu of day trips and adventures that include: The Mayan ruins of Uxmal, Xcambo or Dzibilchaltun; a visit to the fabulous markets and architecture of Merida; Cenote diving/swimming; tropical bird watching; sport fishing or just hanging out at the beach restaurants and bars that line Progreso’s Malecon (mile long beach walk).</p>

<p>From Progreso you can travel west to the villages of Chelem, Chuburna and Sisal.  All are small Yucatan beach towns that are populated, year-round, predominantly by fisherman families.  But, they are also becoming popular expat <a href="http://www.topmexicorealestate.com/yucatan-real-estate/retire-yucatan.php" target="_blank">Yucatan retirement communities</a>.  People from all corners of the globe, including locals, maintain beach homes in these small pueblos.  You can find homes here to fit any budget.</p>

<p>Continuing west around the Peninsula brings you to Celestun.  Celestun is also a small, remote fishing village situated on the west coast of the peninsula near the Campeche – Yucatan state border.  It is about a 90-minute drive from Merida, on a paved highway that passes through several small towns.</p>

<p>Celestun is known for its Flamingo Reserve, fresh water springs and estuary.  There are several decent hotels and restaurants.  There are also some beautiful stretches of beach.  Celestun is located in an ecological reserve and building on the beach lots outside of the municipal zone can prove to be difficult.</p>

<p>Traveling east from Progreso you will arrive first in Chicxulub Puerto (which has grown together with Progreso  – they seem like the same town). Continuing down the highway you will come to Uaymitun (there is a Flamingo observation tower located in Uaymitun), San Benito, San Bruno, Telchac Puerto, San Crisanto, Chabihau, Santa Clara and Dzilam de Bravo. The beach road ends in Dzilam de Bravo. </p>

<p>The wealthy Yucatecos started building upscale <a href="http://www.topmexicorealestate.com/yucatan-real-estate/homes-yucatan.php" target="_blank">Yucatan homes </a>on the beach in Chicxulub and Uaymitun years ago.  There are some very beautiful and expensive beach homes in both areas.  The last 5-years have witnessed substantial growth of beach homes all the way to Telchac Puerto and beyond.</p>

<p>Generally speaking, the stretch of beach beginning from the east side of Progreso to Telchac Puerto is the pricier beach, populated with many luxurious beach homes.  Beach prices are generally higher on this stretch, compared to the beaches on the west side of Progreso. </p>

<p><em>(Note: Beach property is generally priced by the linear meter of beachfront.  You will find this to be true in all parts of Yucatan.  If you stumble upon a property being priced by the square meter, square foot or linear foot of beach front, you should be extra cautious about purchasing.)</em></p>

<p>The State of Yucatan recently enacted an environmental protection law “Decreto 801” designed to oversee construction and development on all beaches within the state.  It is advisable to make certain that your Yucatan beach property will fall within the parameters of this law if you are planning to build.</p>

			<content:encoded><![CDATA[<p></p><p>The termGolden Years  seems to have all kinds of connotations; to some it may mean the beginning of the end, to others more fortunate it means the years of freedom with gold! Yes, to many of the latest generation of baby boomers about to retire or recently retired, theGolden Years  have become the pot of gold at the end of the rainbow, i.e., the free time and the financial ability to enjoy their favorite activities and perhaps even serve a purpose to their community. Retirement often coincides with important life changes; over time, a retiree will virtually eliminate the frequent social contacts with previous work-related associates, will have a completely different spending pattern, will have the time for new or inactive hobbies, sports, or other activities, might sell a long term residence, and yes, may even move to a new location. Upon retiring 13 years ago, we moved to a secluded gated community in Clearwater, Florida. It was very nice, however it seemed that all the neighbors were still working and seldom around during the days and therefore nobody knew anybody in the neighborhood. We met some nice folks at the local country club; however most of them could only play one day per week or on Saturday because they too had jobs that occupied their time. When you did run into a group of retirees, like over at the local shuffleboard courts, they seemed to be geezers on their way out! We were still young, at least at heart, and wanted to play every day and every night. We finally had the financial ability and free time to do whatever we wanted to do, only needing friends and good weather to do it.</p>
<p>We had been vacationing at our <a href="http://www.topmexicorealestate.com/puertovallarta-real-estate/preconstruction-puertovallarta.php" target="_blank">condo in Puerto Vallarta</a>, Mexico, known as PV or Vallarta, since 1984 and we knew that the climate in PV was absolutely perfect from November through May, its seven monthhigh season . We had no idea what there was to do in Vallarta other than lay on the beach and drink cervezas or sip on margaritas nor did we know whether or not there were any otherAmericans or Canadians <a href="http://www.topmexicorealestate.com/puertovallarta-real-estate/retire-puertovallarta.php" target="_blank">retiring in Puerto Vallarta</a>. In 1997, we sold the condo and purchased a luxurious new <a href="http://www.topmexicorealestate.com/puertovallarta-real-estate/homes-puertovallarta.php" target="_blank">Puerto Vallarta home</a> on the mountainside overlooking Banderas Bay and El Centro, the downtown area of PV. Our plan was to spend six months in Clearwater and six months in Vallarta per year. The first six months of November through April were spent in PV and the second six months of May through October in Clearwater. Perhaps that wasn t fair because the extreme heat in Florida made that summer miserable, especially after having so much fun during the previous six months in Vallarta. The average daily temperature in PV had been 73 F with virtually no rain the entire period. While in PV that first year, we must have met over fifty nice couples and absolutely none of them had to go to work tomorrow!</p>
<p><img class="alignleft" style="float: left; margin: 5px;" src="http://i255.photobucket.com/albums/hh138/beatlo/Puerto%20Vallarta/couple_1.jpg" alt="Puerto Vallarta real estate" width="252" height="200" />Other than a couple of golf courses, one that was playable, the other a cow pasture, a couple of tennis courts, great deep sea fishing, and a couple of small charity related clubs, there really wasn&#39;t a whole lot to do in Vallarta during the gorgeous daytime. The nightlife was somewhat better with parties at someone&#39;s house, condo, or restaurant almost every night. The North American community was relatively small and very open to newcomers. After the first year of splitting time between Florida and Vallarta, we decided to sell the house in Clearwater and travel or cruise during the summer months of June through October and spend thehigh season  in Vallarta.</p>
<p>During the ten years that we&#39;ve lived in PV, things have changed dramatically. Today, the size of the American/Canadian community and the <a href="http://www.topmexicorealestate.com/puertovallarta-real-estate/" target="_blank">Puerto Vallarta real estate</a> market is difficult to estimate with thousands of new houses and tens of thousands of new condos having been built. The population of our sleepy little Mexican fishing village is now roughly 350,000 inhabitants and we can only guess that there are 50,000 Americans and Canadians here at any given time during thehigh season . You can be assured that none of them have to go to work tomorrow and that they&#39;re all in search for the same things; they are here to enjoy life and reap the benefits of years of hard work. With perfect weather, the remaining challenge is to find the things to do that are most enjoyable. With good people, time, and money, those things came to Vallarta!</p>
<p>There are now seven magnificent golf courses in Puerto Vallarta with three more either in the planning or construction phase. There are too many tennis courts to begin to count them and of course, deep sea fishing will always be here. There are art classes, dancing classes, computer classes, language classes, and classes for just about anything you ever wanted to learn but never had the time. There are card clubs, fitness clubs, acting clubs, car clubs, writing clubs, and clubs for anything of interest to retirees. Another huge group of organizations in Vallarta has to do with charitable activities; this includes the InternationalFriendship Club, Becas Foundation, Toys for Tots, Feed the Children, Make a Wish Foundation, etc., which most of us are involved with to some extent. There are so many daytime activities now in PV that one can be as busy or as relaxed as he wants to be. The nightlife borders on being ridiculous during thehigh season  with the Malecon, or walkway along the beach, being more active at midnight than it is at noon! There are hundreds of fine restaurants and numerous parties every night. With so much fun available, we ve learned that in order to survive, sometimes you just have to say no! To pass away the time at home, we all have satellite TV with 350 channels and high speed internet service.</p>
<p>Today in PV we have clean water, clean food, safe living conditions, and modern health care. Most importantly, we have many good friends that are all here to enjoy life doing whatever pleases them under absolutely ideal weather conditions. All of our friends are successful retirees, have good health, and appreciate the perfect climate with an average temperature of 73 F and clear skies. One of the main differences between Clearwater and Vallarta is that in Vallarta, every single American or Canadian that you see is here to enjoy the good life, is open to new friendships, and has the day off tomorrow! Anyone retired or about to retire is really missing the boat if they don&#39;t at least consider Puerto Vallarta as their retirement destination.</p>

			<content:encoded><![CDATA[<p></p><p><em>I finally found a perfect <a href="http://www.topmexicorealestate.com/cancun-real-estate/" target="_blank">Cancun real estate </a>paradise, a beautiful two bedroom condo right on the white sandy beach overlooking the turquoise blue waters of the Caribbean and at an unbelievable price of $200,000 USD I am sitting on my terrace admiring the fabulous view, knocking back a couple of margaritas and adding up all the <a href="http://www.topmexicorealestate.com/cancun-real-estate/preconstruction-cancun.php" target="_blank">Cancun condo </a>rental income that has come streaming in. I have been enjoying wonderful vacations that this income pays for and not to mention that I have been putting a tidy sum away with the super cash flow it s bringing in.</em></p>
<p><em>I kick back and put my feet up and pat myself on the back for my savvy <a href="http://www.topmexicorealestate.com" target="_blank">Mexico real estate </a>investment I made.</em></p>
<p><em>Then suddenly, I wake up ..It was just a dream.</em></p>
<p style="text-align: justify;"><img class="alignleft" style="float: left; margin: 5px;" src="http://i255.photobucket.com/albums/hh138/beatlo/Cancun%20Photos/Cancun2-1.jpg" alt="Cancun Real estate" />I think we all have the same dream. If that super deal with super rental income did exist, you would be second in line, because, of course I would have to buy it.</p>
<p style="text-align: justify;">So, what is reality  That comfortable two bedroom <a href="http://www.topmexicorealestate.com/cancun-real-estate/oceanfront-cancun.php" target="_blank">Cancun beachfront </a>condo will really be upwards of $500,000 USD and vacation rentals will not come streaming in.</p>
<p style="text-align: justify;">The Mexican Caribbean is becoming one of the most popular tourist destinations in the world, so the market for vacation rentals is huge. However, when choosing a property these are some guidelines to go by.</p>
<p>1 The closer to the beach, the higher the cost of purchase but also the property has much more potential for a higher occupancy. In some areas such as in the <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/" target="_blank">Playa del Carmen real estate </a>market, the vacation rental market is so hot that properties not on the beach also do well. But the further away from the beach the lower the occupancy will be and rental rates must be lowered accordingly.</p>
<p>2- Occupancy rates even on most <a href="http://www.topmexicorealestate.com/oceanfront.php" target="_blank">Mexico beachfront</a> properties do not reach 100% annually since vacation hot spots are seasonal Also there are many factors that influence vacation rental income, such as recovery from a hurricane, economic problems in other countries, acts of terrorism, etc.</p>
<p>3- Your vacation rental income potential will be greatly influenced by the property manager you choose. Also, if you actively participate, the occupancy can increase. You will need to decide how much time and money you wish to invest in promoting your property.</p>
<p>4- Buy a property keeping in mind that vacation rentals should help cover the property s expenses monthly condo fees, <a href="http://www.topmexicorealestate.com/blog/category/how-to-buy-real-estate-in-mexico/mexicorealestatetaxes/" target="_blank">Mexico real estate taxes</a>, utilities, etc. Any extra income then starts to help pay for your vacations. It is not wise to purchase with the idea of positive cash flow, however if you do become actively involved and have a good manager you can do nicely with the income.</p>
<p>5- If you plan on using your property most of the winter, especially Christmas week, the rental income will decrease substantially. High season for vacation rentals is Christmas week through Easter.</p>
<p>6- Consider a <a href="http://www.topmexicorealestate.com/blog/2008/05/02/differences-between-a-mexico-condo-and-a-mexico-condo-hotel/" target="_blank">Mexico condo hotel</a>. You can purchase a fully titled condo but let the hotel operator rent it out. They will normally take care of all expenses and maintenance and you may still receive some income after all expenses and rental operation fees. However, this will limit your own vacation time as there are limits to how many weeks you can use it. Most have contracts for a certain period of years and then you can opt out if you like.</p>
<p>7- Another option would be a small entry level condo in an older beach front complex. There are still some options under $200,000 USD located on nice beaches. However, they are small modest units in older building. These do well for economy vacation rentals and you can have a place on the beach without a huge investment.</p>
<p>Vacation rental income is a definite benefit of buying a second <a href="http://www.topmexicorealestate.com/cancun-real-estate/homes-cancun.php" target="_blank">Cancun home</a> here in the Mexican Caribbean, but do be realistic and choose wisely. Buy what you can comfortably afford without relying on the rental income and you will enjoy your place in paradise.</p>
