I was invited last week to attend a press conference held in the recently finished Mareazul oceanfront condo project, a new project paving the road here in the Playa del Carmen real estate market.  Mareazul is part of the master development called Grand Coral. I was fortunate enough to meet the great PGA golf legend, Nick Price who has designed a signature golf course in this project, and also has offered his name for a brand new fantastic golf view condo that has just commence construction called Nick Price Residences.

One of the questions was why he chose the Playa del Carmen real estate area to design and build a golf course. His team are very selective about where they create Nick Price courses and he feels this area is constantly growing as a hot destination for tourism as well as for Mexico retire industries.

In his opinion, every golf course is unique and he feels his creation works perfect with the Grand Coral lot and there was a high respect for the ecology/environment. It will be a course with the beginner in mind, yet sets out to challenge even the experienced player. 

Nick advised there are 10 holes pretty much completed and the other 8 still under construction. The course will be officially ready for spring 2011, although as most golfer’s know, it will be fully maturing and at its top playing level about this time next year.

While conveniences grow in Tulum, both Tulum and Akumal will retain their small-town atmosphere, and continue to provide high-quality retirement lifestyle with a consideration for nature.

There had to be at least 500 people of combined owners, real estate agents and other VIP’s.  Truly a top event for any Mexico real estate project from any region.

The latest release into the Playa del Carmen condos market started off the night event in the massive zen garden area, where there were performers dressed in traditional Mayan costumes that set the mood. From there we were escorted closer to the pool area, where there was a large stage set up, flashy bright video screens and lights all around. The developer was presented along with several members of the municipality, who gave warm speeches and followed by 2 musical guests that performed.

I was accompanied by some clients that are purchasing in the 2nd released project, Nick Price Residences which are currently still in pre-sale and will offer incredible views to the golf course.  They had a wonderful time and were quite happy to be back vacationing in the Mexican Caribbean after such a miserable winter back home.

I have been keeping a steady update of the construction progress of these Playa del Carmen beachfront real estate properties, yet its always a tremendous feeling to see the final outcome once a developer accomplishes his mission. Especially on such a grand scale as this project was planned to be.

I recently did a post on a condo hotel project in a gated community in my Playa del Carmen real estate region. There are online resources with blogs and message boards for popular second home communities. Find out what others have to say. You will more than likely be pleasantly surprised to find that most foreigners feel safe in their communities.
3. Lifestyle. Just like your primary residence is a reflection of your lifestyle, your second home should be so as well. What kind of activities and entertainment do you enjoy Are you a golfer Or a boat enthusiast Maybe you just enjoy basking in the sun on a beautiful beach. Do you like the bustle of in town living or do you like more space and privacy Choose a second home community that includes a variety of your preferences.
4. Type of home. When considering in Mexico real estate, it is important to decide what type of property will work best for your needs. If you will not be living in the property year round, you must consider its security and upkeep when you are gone. A gated condominium would be very convenient if you will be leaving it for months at a time. Most are gated with security. And the monthly condo fees will take care of grounds and pool maintenance. The termGolden Years seems to have all kinds of connotations; to some it may mean the beginning of the end, to others more fortunate it means the years of freedom with gold! Yes, to many of the latest generation of baby boomers about to retire or recently retired, theGolden Years have become the pot of gold at the end of the rainbow, i.e., the free time and the financial ability to enjoy their favorite activities and perhaps even serve a purpose to their community. Retirement often coincides with important life changes; over time, a retiree will virtually eliminate the frequent social contacts with previous work-related associates, will have a completely different spending pattern, will have the time for new or inactive hobbies, sports, or other activities, might sell a long term residence, and yes, may even move to a new location. Upon retiring 13 years ago, we moved to a secluded gated community in Clearwater, Florida. It was very nice, however it seemed that all the neighbors were still working and seldom around during the days and therefore nobody knew anybody in the neighborhood. We met some nice folks at the local country club; however most of them could only play one day per week or on Saturday because they too had jobs that occupied their time. When you did run into a group of retirees, like over at the local shuffleboard courts, they seemed to be geezers on their way out! We were still young, at least at heart, and wanted to play every day and every night. We finally had the financial ability and free time to do whatever we wanted to do, only needing friends and good weather to do it.

We had been vacationing at our condo in Puerto Vallarta, Mexico, known as PV or Vallarta, since 1984 and we knew that the climate in PV was absolutely perfect from November through May, its seven monthhigh season . We had no idea what there was to do in Vallarta other than lay on the beach and drink cervezas or sip on margaritas nor did we know whether or not there were any otherAmericans or Canadians retiring in Puerto Vallarta. In 1997, we sold the condo and purchased a luxurious new Puerto Vallarta home on the mountainside overlooking Banderas Bay and El Centro, the downtown area of PV. Our plan was to spend six months in Clearwater and six months in Vallarta per year. The first six months of November through April were spent in PV and the second six months of May through October in Clearwater. Perhaps that wasn t fair because the extreme heat in Florida made that summer miserable, especially after having so much fun during the previous six months in Vallarta. The average daily temperature in PV had been 73 F with virtually no rain the entire period. While in PV that first year, we must have met over fifty nice couples and absolutely none of them had to go to work tomorrow!

Other than a couple of golf courses, one that was playable, the other a cow pasture, a couple of tennis courts, great deep sea fishing, and a couple of small charity related clubs, there really wasn't a whole lot to do in Vallarta during the gorgeous daytime. The nightlife was somewhat better with parties at someone's house, condo, or restaurant almost every night. The North American community was relatively small and very open to newcomers. After the first year of splitting time between Florida and Vallarta, we decided to sell the house in Clearwater and travel or cruise during the summer months of June through October and spend thehigh season in Vallarta.

During the ten years that we've lived in PV, things have changed dramatically. Today, the size of the American/Canadian community and the Puerto Vallarta real estate market is difficult to estimate with thousands of new houses and tens of thousands of new condos having been built. The population of our sleepy little Mexican fishing village is now roughly 350,000 inhabitants and we can only guess that there are 50,000 Americans and Canadians here at any given time during thehigh season . You can be assured that none of them have to go to work tomorrow and that they're all in search for the same things; they are here to enjoy life and reap the benefits of years of hard work. With perfect weather, the remaining challenge is to find the things to do that are most enjoyable. With good people, time, and money, those things came to Vallarta!

There are now seven magnificent golf courses in Puerto Vallarta with three more either in the planning or construction phase. There are too many tennis courts to begin to count them and of course, deep sea fishing will always be here. There are art classes, dancing classes, computer classes, language classes, and classes for just about anything you ever wanted to learn but never had the time. There are card clubs, fitness clubs, acting clubs, car clubs, writing clubs, and clubs for anything of interest to retirees. Another huge group of organizations in Vallarta has to do with charitable activities; this includes the InternationalFriendship Club, Becas Foundation, Toys for Tots, Feed the Children, Make a Wish Foundation, etc., which most of us are involved with to some extent. There are so many daytime activities now in PV that one can be as busy or as relaxed as he wants to be. The nightlife borders on being ridiculous during thehigh season with the Malecon, or walkway along the beach, being more active at midnight than it is at noon! There are hundreds of fine restaurants and numerous parties every night. With so much fun available, we ve learned that in order to survive, sometimes you just have to say no! To pass away the time at home, we all have satellite TV with 350 channels and high speed internet service.

Today in PV we have clean water, clean food, safe living conditions, and modern health care. Most importantly, we have many good friends that are all here to enjoy life doing whatever pleases them under absolutely ideal weather conditions. All of our friends are successful retirees, have good health, and appreciate the perfect climate with an average temperature of 73 F and clear skies. One of the main differences between Clearwater and Vallarta is that in Vallarta, every single American or Canadian that you see is here to enjoy the good life, is open to new friendships, and has the day off tomorrow! Anyone retired or about to retire is really missing the boat if they don't at least consider Puerto Vallarta as their retirement destination.

Recently, I visited on the of most alluring beach condos in Playa del Carmen that I've ever seen. Located in the Littly Italy zone, and 2 short blocks to Coco Beach, a complex where all the units layout are identical, this particular owner decided to create something entirely different, with an Italian savor.

This past week, we took our kids to a studio in Playa del Carmen to learn some new dancing and music styles

The studio is located in the new little italy section of Playa del CarmenLocated behind the preconstruction project of Deva This studio offers a wide variety of classes for adults and for children Yoga, meditation, dances. For the serious work out members, “super athlete” work outs, spinning, steps, pilates, and a variety of programs and classes The nice thing about the installations is that it is very …. “playa” This is the typical building of old Playa Thatched roof, built and respecting the mature tree as you see from the above picture, this loft house is built completely around the tree

What is very appealing for those moms such as me, who have small kids, they have a beautiful childs center Perfect for doing the work out and leaving the kids active and busy within a few strides if any emergencies

At the presentation, the South American dance called Capoiera was introduced to the kids and parents Amazing moves and balance was demonstrated at the event, and the children were mesmerized

Then, the drumming started It is amazing the beautiful sounds that were made from the wooden instrument Our teacher coach, taught us several African chants and rhythms and soon the whole audience joined together, both kids and fathers singing and thumbing away on the drums

I read, or heard someone describing Playa del Carmen the other day…..Playa is the place where you can go sit on the beach, and the whole world comes walking by..I see the meaning of these words as this small community continues to attract beautiful people to live and visit us from all countries of the world

Over the years of working in the real estate industry here in Mexico, I have met and spoken with many American, Canadian, European property seekers Many of these buyers share their criterias with me when searching for a Mexico home for sale

Bill for example, with his wife plans to have a condo here on the Mexican Caribbean to spend at least 4 to 6 months of the year Preferably from November through the spring and then return to his home town up in western Canada, where he has already downsized his home, to a smaller condo residence “All my kids are out of the house, so my wife and I don`t need the extra rooms, so we sold and used the extra money to buy our Mexican getaway” Another friend of mine, Jim, fell in love with the culture, the food, the community He was concerned about the medical care or quality of service and knowledge that the Mexican hospitals and doctors had to offerAfter spending many months and years in the Cancun area, he soon found various hospitals, 5 in the region The majority of the doctors are extremely experienced, have studied at some of the world`s most prestigous universities, and speak english perfectlyA new hospital that has opened up two facilities, and is in the process of opening up another center, is financed and administered from investors and owners out of Spain Janet on the other hand, an old client was able to purchase a condo unit in a Mexico close gated community called Puerto Aventuras She was looking for the security found in a walled community She also had the requirement to have easy access entries and exits into all the living areas of her residence She had very weak knees and wanted the least amount of efforts getting into and out of the bathrooms, the pools, requesting no levels at all in her living areas.

It has a beautiful straight line, minimalist pool, (an ideal lap pool) and opens onto a pond view off of the golf course Our meeting was to prepare for a couple of client's requests to visit the complex We wanted to ensure that the property met the standards, ensure papers were updated, and to obtain a construction update status of this Playa del Carmen preconstruction condo project We arrived expecting to visit a well constructed condominium, but this place had some surprisingly nice features and a strong inviting atmosphere As Andy commented, “It doesn`t feel like a vacation home, this feels more like a home for my family”

A couple of weeks ago, my family and I went out on a Sunday drive and we thought we would visit nearby Coba Coba is a small town west of Tulum (Tulum is a small oceanfront village on the Mexican Caribbean Ocean that has been attracting many international real estate investors), but it is also an important pyramid site of the ancient Mayan Civilization here from the Yucatan region A few months ago, we had visited some amazing sites in the southern part of the state, so we thought the kids would enjoy this visit too Oxtankah Pyramids

One of the on site pyramids is recorded as the tallest being at 42 meters of height The picture to the left is not this pyramid but you can see a video of this high structure by clicking here MEXICO REAL ESTATE COBA SITES Coba, apart from the fascinating Mayan history, has also accumulated an interesting archeological exploration history Our local bicycle guide had informed us that the site was not discovered until about 15 years ago Given the fact that our guide was only about 20 years of age, he probably meant to say that he did not first recall knowing of the sites until he was about 5 years of age But as I read in a little further, it was first mentioned by archeologists in the middle 1800`s Not visited nor recorded but there were western explorers who mentioned hearing of its existence but due to the extremely thick jungles, were unable to visit In the 1920`s there was the first visit by a westerner, but again no pictures nor drawings were recorded to any full extent In the 1970`s, when Cancun was just starting to appear on the map for development, then the Mexico National Institute of Anthropology begin a further in depth excavation and recording of the site In 1980`s, it appears much advancement had occurred in properly registering and filing of this important Mayan settlement called COBA

Our Sunday drive took us from the busy developing town of Playa del Carmen , on a journey south for about 40 minutes till we hit Tulum From Tulum we drove west into the jungle for another 45 minutes till we arrived to the village of Coba The road was new and well kept. Two lanes with wide shoulders so the drive was pleasent and comfortable

We passed about 3 or 4 little villages with their speed bumps all along the center of these communities When we arrived to the village of Coba, a stop at the ABARROTESstore was needed to fill up the energy of our little kids This is a good word to know when living or visiting Mexico We did not notice till we came out of the store, but a small dock out onto a decent size lake had attracted a small crowd of about 7 people When we arrived we saw a nice size wild crocodile floating around looking for some food We also noticed that no one was swimming nor sailing nor any type of water sports were being played out on the water I guess the reason was that these animals had not been fed recently So we hung around to see what they ate.

Chicken!Enough wild life education for the kids and enough potential night mare material!…. we drove ahead to the archaeological site Inside the park, we found the first ruin structure immediately coming in from the entrance The famous mesoamerican ballgame had a court right within the entrance The ring and structure were in excellent shape, although it did seem narrower than others I had seen before I am not sure if the Mayans had an official court size or if they just laid out the court in approximations

After visiting the first set of structures, we looked at the map and noticed several other buildings at a walking distance But we also noticed bicycle taxi services My husband wanted to walk but knowing my kids, I knew that I would be carrying them half way down the pathSo we hired a bicylce taxi I suggest if going with a family that you use the taxi as the heat can be very strong and it is a very enjoyable ride through the jungle having someone peddling you As we came around a curve in the path, a lone pyramid caught our attention The observatory Beautiful structure, pyramid Rounded corners and sitting in its own small wooded area gave the ruin a unique and beautiful “look” for photos You can see this ruin in the video TULUM REAL ESTATE COBA VIDEO

Returning to our bikeman tour guide, he continued even further into the jungle where we could see an amazing structure towering over the tree tops Thin steps, many steps, rocky steps with a thin rope to guide all the tourists to the top I recommend strongly that you take tennis shoes when visiting Coba or any other pyramids here in Mexico as there is always much walking, and many times on slippery surfaces

Well, we came this far, why not go up and see what the view looks like It was well worth the climb Amazingly beautiful I was very pleasantly surprised at this site I know that Chichenitza and the Tulum pyramids are quite popular with the visiting tourists and visitors, but after visiting these sites, I would also rank them as some of the most interesting places to visit here in the Yucatan Peninsula Later I will write and share some pictures of the CENOTES we visited to cool down

This morning I visited the spectacular site of one of Playa del Carmen's most amazingly enticing beachfront condos, Mareazul in the Grand Coral community.

Not too much to update but there are a few interesting points to mention:

1. All 14 buildings (shells) are constructed and now the next step is the fine tuning of the interiors (the wiring, air conditioning, flooring etc). Another step will be to fill in the land up to the ground level condos with dirt, in order to continue the construction of the swimming pool and common area. The development will most likely use the dirt removed from the areas which will soon to be the Nick Price golf course.

2 At this point, the project has been doing very well in sales and is about 18% sold with several units on hold or soon to be. I would seriously consider acting now to take advantage of these prices because I'm told that in September, they will move from 2nd level price list to the 3rd level, prices will increase a certain % (usually about 5 points ). Another bonus to deciding to purchase now, you can still receive a free membership, valued at $12,000 / year, in the upcoming high end beach club. (I had a sneak peak at the renderings, very cool!)

3 I also had a sneak peak at an another wonderful project which is an upcoming release inside the Grand Coral, which will have both golf course views and oceanviews! I'll definitely keep you updated on that!

Well, these lobsters are now available in some of the top quality Cancun restaurants, Playa del Carmen restaurants, Tulum restaurants, and various Riviera Maya restaurants here in Mexico!

The lobsters are being imported “live” from Canada They are being delivered to various internationally famous restaurants along the Riviera Maya coast with all care and attention to quality to ensure a delicious lobster meal Did you know that when a lobster takes on a posture of a jet, as seen in the photo to the right,it means that the lobster is happy of his environment and in good health

We spent the afternoon riding along the coast tasting and visiting with some of the region's, some of the country's, and I would say some of North America's top chefs to review this delicous sea food plate

To the left we see one chef and the suppliers discuss methods of preparing the seafood platter Did you know that the delicous lobster tail that we eat is not actually the tail but his abodomen

Finally, at the end of the afternoon, we get to sit down alongside the Mexican Caribbean Ocean to enjoy a fresh lobster platter that I won't forget for years to come I am sure

Sunday afternoon my family and I were invited out to the Mayakoba Golf Course, “El Camaleon” I took the opportunity and took my kids along for a few lessons to see if we could detect any future promises or natural talent potential.

I was pleasently surprised!Both of my kids have talent!

The afternoon was gorgeousThe golf course, the Mayakoba grounds, holds an annual PGA tournament which is in February of each year This is the first and only PGA tournament held in Mexico Playa del Carmen real estate, and the Cancun real estate market is finding many new golf courses being introduced up and down the coast These new professionaly designed courses has brought yet another wonderful passtime for visitors and for people who own property here in the Riviera Maya.
