The Top Mexico real estate team is always on their toes to stay on top of the best deals in and around the Playa del Carmen real estate region. Normally in low season many sellers will lower their prices since there are less visitors and less chance their properties will be viewed. This season I’ve been advised of several very hot tamale deals as a good handful of sellers are reaching an urgency level and needing liquidity. I would like to introduce a few in this blog.

First off, a tremendous deal for a beachfront home located in Puerto Morelos. This is a sleepy fishing village much like Playa del Carmen was many years back, yet is somewhat different since the zoning allows for little growth so it will remain quite tranquil for years to come. My wife and I just celebrated our 5th wedding anniversary and decided to take her and my daughter for a weekend stay at Azul Fives condo resort (Playa del Carmen condos for sale)

It was a very interesting experience for me as I know the complex fairly thoroughly from touring  and selling Playa del Carmen real estate properties, yet to actually spend time there as a tourist, is a whole different feeling!

For me, on the top highlights definitely had to be the spa / massage treatment.  This is called Vassa spa, and is quite the facility. We requested a ‘couples’ session which first consists of the 60 mins unwinding in the seperate areas for women and men. There you find a steam room, sauna and 2 types of jacuzzi: one hot water and one very chilly (I couldn’t handle that one!). The staff pampers you with fresh fruit and damp cloths with aromatherapy scents. Then we had our couple massage session by professionals, in a darkened, very spacious room filled with more soothing scents and relaxing music. I left feeling extremely replenished.

The food in the restaurants / snack bars are all totally delicious (even room service!) and in my opinion, much better than some places as its also served fresh. Most resorts run the full buffet which food can be cold or stale from sitting too long where as, for just a little longer wait, you get 5 star quality meals. Thomas explains these in more detail in his Mexico real estate blog. 

I think my 2 year daughter’s highlight had to be the Azulito kids club, which is sponsored Fisher Price. They have several rooms with toys for kids of ages: gym setup with a pool of balls (a fav for my daughter), slides, trampoline. A room for arts and crafts, a T.V.room with video games and movies. There’s even a room with 2 bedrooms and a crib for siesta’s. (yes I was tempted to sneak a nap). They even have a small kiddy pool outside with games and activities. There is a planned schedule of fun-filled activities throughout the day.

The other major highlight are the pools. We had a unit that accessed direct to the pool and snack bar. My daughter is totally a water baby and just loves splashing and swimming with papa. The pools are great for those who want exercise, as they are like rivers and wind along through the condos. There is also a sweet infinity pool, with swim-up bar right at the beach, and wow the views from here are fantastic. This is where most of the guests are during the day.

To sum up, it was an incredible weekend. The units are very large, top quality and super comfortable. The jacuzzi tub was a treat too. We’re already talking about visiting again and inviting family. There are still some great units left for sale by the developer and I highly recommend having  a ‘hand’s on’ experience here in this resort and I expect they can ‘wow’ you too!

Wow, I just received notification from the owner, that this outstanding 3 bedroom Playa del Carmen condo has been reduced! Reviewing Playa del Carmen condo sales, I’ve noticed two important trends.  One is towards low-priced properties trading off services for price, while still maintaining quality; the other is towards luxury at its best, offering a complete services for an ideal beachfront lifestyle and high-return potential.

The Fives is one of the best examples of luxury investment in Playa del Carmen real estate.  Last weekend I had the pleasure of visiting, and experiencing, this spectacular new condo-hotel resort.

From the point of view of a vacationer, and tried out, the following features of the resort:

4 High-quality Restaurants, including Japonese, Mediterranean, pizza and pasta, and a breakfast buffet.  Besides excellent, there was also a very well-designed atmosphere.

Very elegant condo units, which can be rented out as one large unit, or each room is also fully equipped to be separate hotel room.  These are among the best I’ve seen in Mexico condos.

3 very large pools, each with a swim-up bar.  One was directly at the patio door of the condo I stayed in.  Another is an infinity pool at the beach.

Kid’s club – Well, OK, it was really my kids who tried it.  But I did have a car race against my son on the video games.  There are play areas, learning centers, planned activities, an outdoor playground, and a staff of about 5 to 7 very professional young ladies who were excellent with the kids.  At one point, I started to suspect that the kids preferred to be with them.  While they were having a blast there, I relaxed on the beach, and enjoyed a romantic sushi dinner with my wife.

Excellent hotel services including valet parking, front door pick-up and drop-off, luggage handling (I never touched my bags, other than packing them, until I got back home,) and much more.  The staff was very friendly and helpful.

Lots of green space, with natural vegetation areas and plenty of trees for shade.  The walk to the beach, (which was short, but also had golf-cart service) was defined by a beautifully landscaped green area with a tennis court, a ping-pong table and a giant chess board.

All of these items are included in the all-inclusive package.  In addition, there is a very well designed beach club.  The club itself was not up-and-running yet, but was open and ready to go; since the resort is still new, I am sure this will be a very happening club very shortly.

As they noted in one of their promotional magazines I was browsing through, the luxury of this resort is above and beyond what vacationers expect from an all-inclusive.

For investors this is a really good thing; besides providing a very high quality of services, the hotelier which operates the vacation services, Karisma, has a strong international presence for promotion.

I do not believe that either vacationers or investors will be disappointed by what they find here.

• Construction has begun for the second Walmart in Playa del Carmen so these pretty smart people see the growth continuing.

So this is the NEW Playa del Carmen real estate zones, the up and coming growth area.  As we toured this area this week (some have labeled it as the NEW PLAYACAR), we enjoyed the wide new avenues, underground utilities and beautifully designed gated communities scattered throughout the area.

Of course some investors and residents want to be on the beach and have the financial budget to do that, but these new communities are being designed to target the middle and middle-upper income families.

The units are beautiful….both the exterior and the interior.  Their unique exterior is most attractive.  The six building surround a beautiful swimming pool with interesting shallow area made for lounging in the water as well as deeper swimming area.  The interior is perhaps the best feature as you immediately see and appreciate the open space design.  Since each of the six 3 story buildings has only 3 units, there is only one unit per floor per building, a nice feature.  The interior of the first building is now in process, and there seems to be many extra touches in the finish.  The floor tile work is noticeably attractive as well as the tile work in the two bathrooms and kitchen.  Even the pantry/laundry room has some nice touches.

It’s with great excitement that we can finally announce the grand opening of the new full ownership Playa del Carmen condo hotel resort project called Azul Fives. There was a spectacular ceremony and celebration that took place on the 1st of this month.

The project is virtually completed with a few minor items to be polished up yet it looks just incredible!
