Tulum Real Estate Market News on Airport

As all news regarding the construction of a new international airport affects the Tulum real estate prices, I have been following closely any updates in the past days. The latest is that Humberto Trevino, Secretary of Transport of the SCT, said there are 8 groups interested in participating in the bidding process for the construction and management of the airport in Tulum, a project with an estimated initial investment by 2000 700 million pesos. Potential participants are five nationals and three foreign firms.

The official explained that the contractors elbowing to get into position for the construction are Grupo Aeroportuario del Pacifico (GAP), Grupo Aeroportuario del Sureste (Asur), Grupo Aeroportuario Centro Norte (OMA), and ICA and Ideal. Foreigners who expressed their interest include the Spanish Abertis, Batiment Boouygues gala and the Australian group Macquarie.

According to the process, June 25, 2010 is the deadline for interested parties to register and deliver the documentation, on July 26, participants must submit a favorable opinion of the Commission and the Federal Competition November 15 will be the deadlines for the technical and economical proposals, and finally at the end of January 2011, the winning bid is to be announced. During this time period, as might be expected, the Tulum real estate region is reflecting a higher increase of world wide attention. Tulum Airport Official Publication Release

Public bidding to initiate the process and grant the concession to build, run and manage the RIVIERA MAYA INTERNATIONAL AIRPORT is underway. As noted before, the Tulum Real Estate market will receive extraordinary benefits from the introduction of these mega operation and runways.

In an official publication and release SCT/DGAC/ARM/2010 the SCT
(Federal Communications and transportation Administration) announced on Tuesday that the Bidding has now been published in the official paper.

The new Tulum Airport is

expected to receive 700,000 passengers the first year and to reach 3 million pax in its third year, the concession will be granted in the “Greenfield” modality meaning that it will be from scratch. It will be sitting on a 1500 Hectare of green area. Runway of a length of 3,450 Meters, operating platforms, control tower, access roads, fuel stations among other equipment.

The travel time from the airport to hotels in the Riviera Maya will be reduced.
The concession is for the next 50 years including the construction time.
Projected passengers is estimated at 700,000 in the first year of operation
The Tulum airport Concesion will exist for a period of 50 years

Tulum Airport Awaits for May 11th Announcement

The Base of the Public Bidding for the Riviera Maya Airport will be published on May 11^th as confirmed by the SCT Sub secretary Humberto Treviño Landois. The Tulum real estate market will benefit tremendously from such a scenario.

The Base document was approved in the general meeting this week, there are still some minor observations and adjustments to be made in the body of the text that will be ready by Tuesday.

The Tulum Airport will require over 300 Million USD of investment, the goal is to publish the results on December 23rd of this year.

80 % of the land has been secured and the remaining 20% is being negotiated with the Local Government, the land being negotiated is for the access and for the head of the landing strip.

There have been some minor adjustments to the bidding base such as the regulatory schedule for tariffs in the midterm to be made in the 6^th year of operation in place of the 5^th as in most airports.

We shall know On Tuesday May 5, 2010.

This certainly gives a boost of confidence to the Chemuyil, Tankah, and Sian Kaan and Tulum real estate markets.

Tulum Real Estate Industry Receives Positive News for International Airport Project

Tulum, Q. Roo,

The Tulum real estate market has received a large doses of adrenaline. With the presence of President Calderon the Federal Government announced the start of the bidding process for granting the winner of the contract for the airport in the Riviera Maya. It is estimated that in its early stages, this airport will accommodate 3 million passengers a year, more than Puerto Vallarta, Toluca and San Jose del Cabo.

Currently, the Riviera Maya has 37,000 rooms and a steady stream of tourists that generate foreign exchange and a generator that has driven the development of the region, informed the Governor of Quintana Roo, Félix Arturo Gonzalez Canto.

“This is the kind of strategic projects that clearly demonstrates the confidence that exists in Mexico and Quintana Roo”, quoted the president. The work will require an investment of 3,200 million (pesos) and be the first airport project in Mexico that is done through a full grant.

During the presentation, Minister of Communications and Transport (SCT), Juan Molinar Horcasitas, said that the airport will operate as a hub (center for international connections).

He emphasized that the work is planned in detail and care: for the environmental, economic and regional development. The hotel and the Tulum real estate industries will definitely benefit from the announcement and from the start of this mega project.

The president said that the project will also include the preparation from the grant schemes, for two stretches of highway. The first road will extend from Nuevo Xcan to Playa del Carmen, and the second will be the Playa del Carmen Libramiento that have an investment of around 1,500,000 pesos.

3 Billion Peso Investment in Tulum Real Estate Market?

The word is out that President Felipe Calderón will on Monday, announce the bidding for the construction of the new airport for the Tulum real estate market. With investment of over three billion dollars, is considered one of the great works of the President’s term and final detonator for the Southeast economic region of Mexico, as announced yesterday by the Governor of Quintana Roo, Felix Gonzalez Canto.

This will be one of the most important announcements to affect this growing region of the Mexico real estate market this year. This major infrastructure investment, which has been delayed for various reasons over the past three years, will be developed upon land in the new municipality of Tulum. The international airport is to be located on the recently renewed Tulum – Coba Hwy.

While the new airport represents an initial investment of three billion pesos, an estimated additional works will require a similar investment for service facilities such as gas stations, maintenance workshops and operating centers and business offices will work in the area, this translates into Tulum real estate opportunity.

According to the state government, when the work enters its most important construction phase, it will generate a demand of 50 thousand workers, in addition to architects, engineers, technicians and other professionals and indirect jobs.

The Riviera Maya had in 2009, 2.8 million visitors, the government estimates that by 2025 the figure will grow to 17.9 million, Cancun now gets 12.6 million tourists, and has no place to grow, whereas the number of rooms in the Riviera Maya is estimated to increase from 37 ,600 up to 110 thousand over the next 15 years.

We shall see on Monday how it happens and should feel the immediate reaction of investors, stay tuned.

Tulum Real Estate Remains an Attractive Market as the Airport Project Inches Forward

Working in the Tulum real estate industry, we need to keep a close eye on activities, on news, on events that will effect the market. We are a small town, but with the natural attractions of the Caribbean beaches and cenotes, it has become one of the regions most observed for its appreciation potential. In the past several months, many people have asked me about the latest information regarding the Tulum International Airport and how this will play upon the market.

What I can tell you is that The state government through its transportation and infrastructure Secretary is pushing the Federal Government to publicize the licitation results of the contract for the month of February.

The secretary has stated that it is a very important project for Quintana Roo and it is a Federal government concession. Furthermore the Secretaria de la Reforma Agraria, (which is the entity that regularizes the tenancy of National lands and ejidolands) has secured adjacent parcels to provide the certainty that the project requires.

The Secretary has also informed that the Chetumal Airport landing strip will be expanded by 800 M to raise it to international standards.

The future of Quintana Roo, the Mexican Caribbean, and specifically the Tulum real estate market is looking very bright. Many people have already invested into the region while the prices have been more than 35% less than like properties in Cancun for example. But given the rapid real estate growth witnessed the past five years in the Playa del Carmen real estate market, these investors are betting that Tulum will repeat the trends and possibly have an even stronger growth rate.

Tulum Real Estate; increase In American Canadian Home Builders

Many Mexican foreigners have the dream of coming to Mexico, buying a piece of the growing Tulum Real Estate, designing a home built to their tastes, and living their dream along the Tulum beachfront or back on a Tulum land in the jungle ….at half of the price it would cost in their home country.

Is this a fairy tale? NO, not completely. Below is a story on how one Canadian couple chose to buy land in Tulum Mexico and are taking on the challenge of constructing their dream of a Mexico home. “Many people from my home town said we were crazy, but we surrounded ourselves with qualified help, we did our homework and we discovered great investment return potential in the Tulum real estate market, a project in an ideal neighborhood, and data that helped us make our decision to build versus buy.” stated Craig a proud new Canadian owner of land in downtown Tulum, Mexico. With the current low quantity of services and infrastructure available in this fishing village and projected new jobs coming to the region these factors are catching the attention of many buyers and investors. The number one factor which entices hundreds of Mexican foreigners to purchase land in Tulum is the investment potential of the region.

In Tulum Mexico, real estate has been a hot topic, given the quick growth being experienced and with the history of the booming towns of Cancun and Playa del Carmen, odds are that this fishing village will have the same success and demand witnessed in the past 15 years in these two nearby northern neighbors. “We did our due diligence, and researched hard on the internet till we found a good, experienced Mexico real estate agent of the area. With our criteria in hand, the agent led us away from where we had initially started our search in developed and established municipalities up north and he took us to this small village called Tulum” explained the couple. Existing condos and home properties in Tulum are still very scarce. At the same time, there have been increases in the constructions of hotels and resorts along the southern half of the Riviera Maya where Tulum is located. In the past couple of years, the quantity of hotel rooms in the Riviera Maya surpassed the number of units located in Cancun making this zone one of the highest growth potential areas in the state of Quintana Roo. A new double lane highway has been under construction and is projected to be completed in the summer of 2009 which will connect Playa del Carmen with their southern neighbor. “All of these factors gave us the confidence that our investment into Tulum land should create great appreciation returns” added Craig. The decision of where to choose along the Mexican Caribbean was their first task and led to their second important question; where should I buy land in Tulum?

As suggested by many experts in purchasing residential properties, a comparison of the neighborhood’s pros and cons was prepared and evaluated. The criteria were jotted out along with reviewing a list of those items the buyers thought would be required to make their lives comfortable and happy while living or for retirement in Tulum. Craig shared his thought process “We began evaluating the different locations around town ideal for our needs and we ended up investing into a rather large planned community that had an existing building restrictions code.”. Tulum is a new municipality and there still exists many properties with unclear legal deeds. There have been instances of transfers of physical possession, yet the legal transfers are unable to be completed given the lack of proper transfer rights. There also exists several projects, where developers have gone through the process to privatize larger sections of land, subdivide, develop the infrastructure, and begin selling the smaller individual parcels. “I wanted to focus my attention to the designing and the building, I did not want to go in having to worry about my title, I am hundreds of miles away and the last thing I wanted was a legal obstacle, so we decided to purchase a higher priced property compared to other land for sale in Tulum” Although Craig bought within a planned community, many other foreigners have elected to purchase properties in the downtown zone and direct from individual owners. There are parcels of land with and without structures that are located in the downtown area that already have existing electric and water services. Other areas in the southern half of town are within the planned zoned areas of the municipality but the area has yet to develop paved roads, no water nor electricity services exists. A large concentration of foreign buyers has built in this area. “They are betting on the future and the odds are in their favor” states Hector Moreno a Tulum real estate broker with many years experience of working in the Tulum region. “The city has to grow, and the city will need to begin paving the roads and adding the basic services, when this happens, the property values will go in one direction and that is up”. Many people are predicting a strong growth in the Tulum real estate market, so what type of properties are the most appealing to the foreigners coming for these purchases and investments?

One of the difficult questions that Americans and Canadians contemplate when buying into the new Tulum market is which type of property will best meet their expectations and dreams. Oceanfront property is usually the number one choice and if this is not in the budget a common response is “find me the closest possible real estate to the Tulum beaches.” With a population of only 15,000, this new municipality is still a quiet little village. There are only a hand full of Tulum condo projects available for sale and several of these are in pre construction stages. “Single family homes for sale in Tulum? I can only think of 3 or 4 and these are in the Region 9 area.” Was the response from Andy Welbourne an agent whose job is to find properties and represent buyers in the Riviera Maya region “These homes are good quality, new constructions and very unique designs with strong Mayan culture influence. A lot of the non-Mexicans like that style for this area.” When buyers choose the option to build, it allows the owner the flexibility to create a living dwelling specifically to his habits and likes. Owners can choose the location and size of the window that looks upon the back yard or pool for example. Changing the layout of the patio or the location of the columns in the last minute are options that can occur, and such adjustments can give your retirement home those special personal touches that will return hours of future living comfort and enjoyment. “We also felt much more at ease with the idea that we are going to know the quality of materials that will be inserted into our winter home” said the Canadian couple. Craig added the fact “I had a special two and a half car garage designed in our home. The half car slot is where I plan to park my little golf cart with electric outlets and other special features that I asked the architect to add” These issues were the decisive points that led Craig and his wife in their decision to build in Tulum and have their Mexico home constructed to their particular tastes and needs.

There is a growing quantity of Americans and Canadians who are buying Mexico homes and making the move to the warmer climates of this southern country. Tulum is one of those regions experiencing the first stages of a population boom with a large amount of those being Mexican foreigners. Many of these buyers are betting that with Tulum’s favorable future expected increase in prices, the municipalities limited existing neighborhood options, and the personal benefits of designing their own home has led to an increasing amount of foreign real estate investors to choose “buying a lot and build” rather than “buying a finished residential home”.
