The rainy season in the Lake Chapala Real Estate area have had a surprisingly pleasant benefit: pleasant bike rides through extraordinarily lush and green scenery.  Bike rides are an activity which allows you to enjoy a closer contact with the setting around you.  If you are an active buyer/investor in the real estate game, these rides help identify and appreciate closer the Mexico Homes and the growth of the Mexico land available in regions or growth patterns.  But for either purpose being for pleasure of for scouting, bike rides are especially pleasant during or after the rainy season, when all the plant life richer and greener, and nature is full of life.

The late summer months and autumn are especially ideal for enjoying a bike ride in the area known as the Ribera de Chapala.  The rain of this season has covered the mountainsides into a complete and beautiful green.  The road sides as well are all that much greener; an excellent example of this are the roads in Mezcala de la Asunción, which were formerly the main access to the village, but now provide a scenic alternative to the highway.

Located conveniently close to the Chapala Real Estatearea – just a 30 minute drive from Chapala, you can get to this village easily by car, and then take a tour of these ancient paths, which follow the lakeside during certain stretches, and join the neighboring villages.

They are perfect for a bike ride, since they are long, quiet, and only sparsely populated.  Along the ride, you can see large tracts of Mexico landknown as chayote plantations, children and youths leading their donkeys with their load of firewood, and some others leading cows.  You will see children and adults alike enjoying the freedom of living outdoors.

It’s a real experience to travel these roads from which you can see virtually untouched lakefront, or those which are separated from the road and each other by rustic stone barriers, giving the impression of an earthly paradise.

For anyone who enjoys mountain biking, there is a more difficult road heading further east; the road begins to rise with the land, heading towards San Pedro Itziscán.  There are several miles of road which any mountain biker would enjoy, especially considering the added benefit of the spectacular view of the lake and the mountains.

To arrive to this villaje, you take the Venustiano Carranza Street from the gas station in Chapala to Pepe Guizar Avenue, and follow this road until the intersection with the extension (prolongación) of González Galla Avenue.  There you turn left to take the highway towards Santa Cruz de la Soledad. After passing through the village of Santa Cruz, you arrive to San Nicolás de Ibarra, then to Tlachichilco and finally to Mezcala.  The arrival to Tlachichilco is marked by a large statue of Christ which stands exactly where the highway turns off toward Poncitlán; to arrive to the town center, you need to turn right and follow the signs.

For most Americans and Canadians who own a Lake Chapala Real Estate, the late summer and fall seasons are the favorite time to spend in their Chapala or Ajijic homes to enjoy the higher lake levels, and to enjoy the refreshing climate brought by the rainy season.  During the rainy season, warm sunny days are balanced by rainy late afternoons, which cool the temperatures.

One of Lake Chapala Real Estate’s main attraction is, of course, the lake itself, offering boating activity to the residents of area, and a beautiful view to those living in the towns of Chapala and Ajijic.  Mexico land and homes have had an increase of interest in the past 3 to 5 years with foreign buyers.  Many non-Mexican buyers are lured to the beautiful beaches, to colonial towns, lower costs of living, and of course affordable waterfront properties.  Ajijic is an area with hundreds of miles of waterfront with water levels that were somewhat low during this past  spring, but the good news is that due to recent rainfalls, Lake Chapala has maintained the benchmark of 95.83 cm for four straight days, including the 39 cm which it has recovered since June.

Since June 27, when the rainy season in the Lake Chapala Real Estate area started, the lake has been steadily recovering the water to reach its current level. The 39 cm in the water level represent 433 million cubic meters of water volume in the lake.

Lake Chapala has a total capacity of five thousand 664 million cubic meters and is at 71.73% of total capacity, according to the National Water Commission (CONAGUA).

North Americans with Mexico homes in Chapala, Ajijic and the rest of the Lake Chapala Real Estate area enjoy the convenience of being only a 40 minute drive away from the Guadalajara International Airport.  The airport is the busiest of the 12 operated by the Grupo Aeroportuario del Pacifico (GAP), followed by Tijuana, Puerto Vallarta and Los Cabos.  For residents of Chapala, and for North Americans considering buying Lake Chapala Real Estate, this statistic means a lot of options for direct flights back home at reasonable prices.  GAP’s continued expansion, investment and improvement of the airport guarantees continued excellence of services.

The group has recently announced a new investment plan for 2010-2015.  While the details have not yet been released,  the GAP’s investment in all of its airports between 2004 and 2009 was about 300 million dollars.

One official said that GAP is expecting conservative growth in 2010.  Passenger numbers had dropped in 2008 and 2009, due to the international recession and high fuel prices.  The final numbers for 2009 will probably be around 7.2 million passengers, equivalent to what occurred in 2005.  The growth in 2010 is not expected to be as strong as in 2006, 2007, but it is nevertheless a positive outlook for the Lake Chapala Real Estate area, meaning renewed increase in service, and it is a reflection of the continued interest North Americans, which is already a significant, established community in the area, have in both visiting and living in the area.

The rebound of passengers will begin this November, with the arrival of a healthier number of North American visitors to several airports operated by GAP.

A more immediate investment planned for Guadalajara International Airport is an on-premise bus station.   An investment of 2.5 million dollars is planned, and the station would occupy an area of 1,000 square meters in which there will be six platforms. 

For North Americans residents of Chapala or Ajijic, the new bus station will mean two things.  One is that continued improvement of the space use and organization of the airport and smooth traffic flow. Also, for anyone who happens to be taking the bus, the new terminal will eliminate unnecessary stops – it will include express services to key destinations – and provide direct service from more bus lines.

Also worth noting is that a new air line will be providing service to the airport in the near future.  The airline is FBO, which focuses on private flights, and has recorded 500 operations per month.

Late in August, in the second stage of the development project for this town in the Lake Chapala real estate area, officials opened the San Juan Cosalá boardwalk in Jocotepec, which cost seven million pesos, of which three million 875 thousand were provided by the State Government.

Lake Chapala Real EstateLake Chapala Real EstateJocotepec lies on the western end of the Lake Chapala real estate area.  The town is very historical, with its original settlement dating to 1361 when the area was first established by Nahua Indians.  The Indians were conquered in 1520 by a cousin of the famous Hernan Cortes, who conquered the Aztecs in the Mexico City area.  The Spanish settlement in Jocotepec began in 1529.  For many years, Jocotepec was a stop on the stagecoach line between Guadalajara and Mexico City.

As a beautiful rustic village, Jocotepec appeals to visitors and residents alike, and offers a large variety of handicrafts, including hand-woven, flower-patterned sarapes.  This area of Lake Chapala real estate is known for the Mexican style villas with traditional courtyard gardens, and swimming pools.

The new boardwalk will be an attraction for visitors, as well as a relaxing place for residents to spend a free afternoon.

Tourism sector development is a key factor in the development of the Mexico real estate market,  and Lake Chapala Real Estate is no exception.  Tourist development means more infrastructure, more services, and more economic movement to support a higher quality of life.  The Lake Chapala Real Estate area is currently a part of a state government program to open up undeveloped tourist potential in the area.

The Secretariat of Tourism of the State of Jalisco (SETUJAL),together with the support of the National Fund for Promoting Tourism (FONATUR) is working on an integral program, called the Regional Program for Tourism Development in various parts of the state, including the Lake Chapala region.  In Chapala On July 23^rd and 24^th FONATUR held two workshops for strategic planning, in which several representatives were present from both FONATUR and SETUJAL. The general objective of this program is to promote an organized and sustainable development of tourism-sector activity in the area, responding to needs in the market and the expectations of the population.  The program will establish strategies for action and investment in the short, medium and long term which will contribute to the implementation of integrated tourism-related projects and sustainable regional development.

The workshops mentioned had the purpose of getting feed-back from the experience of participants, among which there were officials from all three levels of government, members of the State Congress, scholars, commentators, and service providers for the tourism industry in the area.  Each of these shared their knowledge and experience in different work groups, in which they evaluated and built on a diagnosis of tourism, the environment, infrastructure and social development.

FONATUR’s objective in this program is to create an organized plan for the entire region, including the Ribera de Chapala – and the main attraction of this region is Lake Chapala.  The project would protect wetlands and develop potential tourism growth in the region.  SETUJAL is also carrying projects throughout the state of Jalisco with FONATUR’s support, including one in the Tequila region (the place where the famous Mexican liquor originates), and one in the region of San Juan de los Lagos, which have just been approved by the state.

These projects, along with the one in Chapala, show that the state government of Jalisco is concerned with and taking action to tap in on undeveloped tourism potential, and develop the areas in a sustainable way.  The government will continue working through SETUJAL with the cooperation of FONATUR.  Lake Chapala Real Estate, which is already a thriving market, will only benefit from a structured and organized development plan.
