I was invited last week to attend a press conference held in the recently finished Mareazul oceanfront condo project, a new project paving the road here in the Playa del Carmen real estate market.  Mareazul is part of the master development called Grand Coral. I was fortunate enough to meet the great PGA golf legend, Nick Price who has designed a signature golf course in this project, and also has offered his name for a brand new fantastic golf view condo that has just commence construction called Nick Price Residences.

One of the questions was why he chose the Playa del Carmen real estate area to design and build a golf course. His team are very selective about where they create Nick Price courses and he feels this area is constantly growing as a hot destination for tourism as well as for Mexico retire industries.

In his opinion, every golf course is unique and he feels his creation works perfect with the Grand Coral lot and there was a high respect for the ecology/environment. It will be a course with the beginner in mind, yet sets out to challenge even the experienced player. 

Nick advised there are 10 holes pretty much completed and the other 8 still under construction. The course will be officially ready for spring 2011, although as most golfer’s know, it will be fully maturing and at its top playing level about this time next year.

Nick Price Residences has been doing well in sales with an attractive option compared to the other Playa del Carmen condo options.  These condominiums also have financing from the developer which is an attractive feature. It was indeed a pleasure to be invited to one of the long awaited events in the Playa del Carmen Condos market.  The event was held last Thursday evening in Playa’s newest gated community that will include a brand new Nick Price PGA golf course, that is currently being constructed. It was a very well elegantly planned and larger than expected. There had to be at least 500 people of combined owners, real estate agents and other VIP’s.  Truly a top event for any Mexico real estate project from any region.

The latest release into the Playa del Carmen condos market started off the night event in the massive zen garden area, where there were performers dressed in traditional Mayan costumes that set the mood. From there we were escorted closer to the pool area, where there was a large stage set up, flashy bright video screens and lights all around. The developer was presented along with several members of the municipality, who gave warm speeches and followed by 2 musical guests that performed.

I was accompanied by some clients that are purchasing in the 2nd released project, Nick Price Residences which are currently still in pre-sale and will offer incredible views to the golf course.  They had a wonderful time and were quite happy to be back vacationing in the Mexican Caribbean after such a miserable winter back home.

I have been keeping a steady update of the construction progress of these Playa del Carmen beachfront real estate properties, yet its always a tremendous feeling to see the final outcome once a developer accomplishes his mission. Especially on such a grand scale as this project was planned to be.

I recently did a post on a condo hotel project in a gated community in my Playa del Carmen real estate region. This morning I visited the spectacular site of one of Playa del Carmen's most amazingly enticing beachfront condos, Mareazul in the Grand Coral community.

Not too much to update but there are a few interesting points to mention:

1. All 14 buildings (shells) are constructed and now the next step is the fine tuning of the interiors (the wiring, air conditioning, flooring etc). Another step will be to fill in the land up to the ground level condos with dirt, in order to continue the construction of the swimming pool and common area. The development will most likely use the dirt removed from the areas which will soon to be the Nick Price golf course.

2 At this point, the project has been doing very well in sales and is about 18% sold with several units on hold or soon to be. I would seriously consider acting now to take advantage of these prices because I'm told that in September, they will move from 2nd level price list to the 3rd level, prices will increase a certain % (usually about 5 points ). Another bonus to deciding to purchase now, you can still receive a free membership, valued at $12,000 / year, in the upcoming high end beach club. (I had a sneak peak at the renderings, very cool!)

3 I also had a sneak peak at an another wonderful project which is an upcoming release inside the Grand Coral, which will have both golf course views and oceanviews! I'll definitely keep you updated on that!

Great news this week! I had a brief meeting this past Friday with Javier, the lead sales representative for Blume condos. Blume Condos are one of the newest and most unique Playa del Carmen Preconstruction Condo projects being built here in the little italy zone.

He had some exciting progress to reveal. First off, they have released an incredible video to enhance the viewers concept of the Blume project and really get a feeling for how unique, special and sense of its attributes You need to see this video! 2nd, we drove over to the Playa del Carmen preconstruction site and he introduced a couple of new things Most important point was that machines have already begun working on the digging of the project These Condos will be located on the northern part of the city, the area where the expansion is occurring

The other topic which Javier was excited to demonstrate was the recently distinguished new beach access at the end of the street which was decided by the municipality and will be permanent. This Playa del CArmen beach access will allow for a quicker and simpler entry to Coco beach for owners of Blume and surrounding area. Javier advised that sales have been doing very well. They are about 30% sold at this point and the typical trend during pre-sales phases is the increase of the prices between 5-10%.

I had a client call me up asking if I could update her with the progress of her investment into a Mexico Ocean front condo project called The Fives Then I noticed that our group at Lloyd's Real Estate had the same request from several other people who were also invested, or were people who were very interested to invest into The Fives project So….why not write a short post for all to get updated

As I drove down the highway to arrive the first thing I noticed new was a large sign pointing out the entrance, AZUL FIVES As they have a goal date to be operating in December of 2008, they have already begun the signs for the tourists.

Driving down the side road towards the Mexican Caribbean, the first observation that came to mind was the quantity of workers on site building away One of the comments I hear so often when people visit us here in Playa del Carmen and the Mexican Caribbean is “I can't believe the quantity of workers and construction that is occurring in the zone”

The spanish developers informed me that they have over 300 Mexico construction workers on staff working on the project One of the unique features of The Fives condo project is the wrap around pool throughout the complex Little bridges and swim up bars will be strategically located in corners and in shaded areas Here you can see the amazing lenght of ONE SIDE, of this lengthy pool You will be able to basically swim from the main lobby area of the condos, all the way to your condo building!

The interiors are coming along as scheduled, here we see that the doorways, airconditioning units, kitchen cabinets and countertops have already begun their process of insertion I met one of the workers with quite an interesting aparatus on his legs and could not resist taking a photo Obviously these stilts are used to help paint, and insert decorations on and near the ceilings of these Mexico condos There are only 25 units left for sale in this project 85% of it is already sold This is normal here in the Playa del Carmen Real Estate market to see buildings nearly sold out before completion

Sunday afternoon my family and I were invited out to the Mayakoba Golf Course, “El Camaleon” I took the opportunity and took my kids along for a few lessons to see if we could detect any future promises or natural talent potential.

I was pleasently surprised!Both of my kids have talent!

The afternoon was gorgeousThe golf course, the Mayakoba grounds, holds an annual PGA tournament which is in February of each year This is the first and only PGA tournament held in Mexico Playa del Carmen real estate, and the Cancun real estate market is finding many new golf courses being introduced up and down the coast These new professionaly designed courses has brought yet another wonderful passtime for visitors and for people who own property here in the Riviera Maya.

Here we are, under the stars and colorfully lit up palm trees with a gentle breeze off the sea, welcomed by one of the most elegant and hip hotels/beach clubs in Playa del Carmen, Moskito Beach

This was the special night reserved for the presentation or official release of a really fascinating project called Blume

There was a good turn out for this event, many familiar faces and the set up was stunning.

It was obvious, this was a well organized event, with soothing audio and detailed video, as well superb catering with delicately prepared entrees

One of the striking features at this event was 2 detailed and light-up models, which I observed many people, especially some well known architects/builders in this zone, were analyzing and discussing the fine features of this modern, chic project.

A quick description of the 'Blume' concept: 'Blume will become the first Luxury Lofts which will be built inside Playa del Carmen.
