The Playa del Carmen real estate market is exciting to say the least. As you may have already heard, this city is booming and has been registered as the fastest growing community in all of Latin America. What is bringing the growth in this region? The main factor is coming from the increase in tourism, the increase in hotel rooms being constructed, and thus increases in employment.

Playa del Carmen is a unique market given it is located right next to the Caribbean Ocean. People can walk to all major attractions of the city. Walk to the beach, walk to 5th avenue, walk to the hospital, grocery stores, clinics. The tourists love this area first of all due to the beaches and the ocean. But also because of the wonderful nightlife and activities found along the world famous 5th avenue. With approximately 4 miles of pedestrian walkways, full of small cafes, international restaurants, and boutique shops, visitors have days of leisurely activities of shopping or just sitting to people watch.

The Playa del Carmen real estate market is also influenced to a large extent by the attractiveness of its beaches. Some of the country’s and the world’s most beautiful beaches are located here in this beachside community. The city has uniquely developed alongside the Mexican Caribbean Sandy beachfronts. This has allowed for views onto the turquoise waters from various blocks back into the city giving the uniqueness and lure for people. And finally the other important influence that brings people to Playa iare the people themselves. Being on the eastern side of Mexico, and with its natural beauties, many Canadians, Americans, Europeans, and people from South America have chosen this community as their second or primary dwelling. With these new year round residences, it is very common to hear Italian, French, English accents, and American English spoken all with a one block stroll on the beach. This cosmopolitan community, the beaches, the population growth have all been important factors making the Playa del Carmen real estate market one of the strongest in all of Latin America.

Playa del Carmen is located in the middle of the Riviera Maya region on the Mexican Caribbean sea. South of Cancun approximately 40 miles and north of Tulum approximately 30 miles. Playa del Carmen was a small fishing village less than 15 years ago. This was the ferry dock for people passing through from Cancun to get to Cozumel. Soon though, people began noticing the wonderful beaches in Playa del Carmen and liked the idea of not having the crowds of its northern neighbor of Cancun. It is mentioned that the European backpackers were the first to start setting up little shops on 5th avenue, and today it has grown to include over 16 blocks full of cafes, restaurants, and boutique stores.

The nearest international airport exists 40 minutes away at the Cancun Airport. Shuttle buses, transport buses and taxis are constantly traveling back and forth between Playa del Carmen and this international terminal. Within the city limits, a small airport exists for taxi services between Cozumel and Cancun and for tourist flights.

Along with the beaches, Playa del Carmen has many additional sports and activities that can be enjoyed. Scuba diving on the second largest reef system of the world is at the footsteps of the people living or visiting this seaside community. Do you want to explore more of the underwater world? When most people think of Mexico retirement in a beachfront community like Playa del Carmen, they usually imagine retirement directly on, or  a very short walk from the beachfront – and it is no wonder considering the lure of these wide beaches with soft, white sand.  However, good options in Playa del Carmen condos and homes are beginning to become available in alternative locations, i.e. not directly in the beachfront area. What would retirement be like in a neighborhood not directly on the beachfront?  The following points about developments back from the beach are worth consideration in making the decision if your Playa del Carmen retirement should be within walking distance to the beach or not. 1. Access to the beach Before moving to other points, it is important to note that even "far from the beach" in Playa del Carmen is not really far from the beach.  With a large number of easily accessible public entrance points, the newest, most distant developments on the edge of the city are still about a 10 minute drive (maybe closer to 15 if you get unlucky with the handful of traffic lights along the way.)  If you don't want to own a car, a taxi is only about $3.  Taxis in Playa del Carmen are all officially registered, and are very safe.  You're definitely not giving up the beach. 2. Lower prices, lower fees Playa del Carmen condos in these areas will generally cost less, or at least offer more for the same price.  The same is true about condo fees. 3. More space This is related to point number 2.  Since the areas farther back from the beach are still in somewhat lower demand, developers can offer a larger amount of green space and recreational areas directly in the neighborhood. 4. Large number of retirement activities In the "back" part of Playa del Carmen, there are two new shopping malls, very close to numerous new developments.  These malls not only provide large supermarkets, warehouse style club stores, English movie theaters, nice cafes and many other stores and services, but one also includes an informal chess club (no membership or anything, you just sit down and play). Depending on the development or neighborhood which you choose, some include community recreation areas and buildings with a large number of options for relaxing, such as pools, gyms, card rooms, etc.  The idea providing "condo-hotel" services is also growing, with benefits such as baggage drop off, and transportation downtown, not only eliminating the need for a car, but even for taxis in most cases. If you are planning retirement in Playa del Carmen, consider an alternative location.  If being very close to the beach is the most important point for you, there are many excellent options; but if you feel you can trade just a bit of distance for many services and conveniences, plus lower prices, these would be an option worth considering. "That'll be one piece of Playa del Carmen – how would you like that? Scrambled or over-easy?" When we enter a restaurant, we expect options.  A menu with only one item on it would be boring, or even only one choice of steaks, all cooked the same, would leave us a little disappointed.  This is why one of the benefits of the Playa del Carmen real estate market is the large variety that it offers, in many factors of real estate purchasing and owning. 1. Variety in Price; $50,000 – $2,500,000 USD This is good news on both ends of the budget spectrum.  If you are buying on a smaller budget, you can enjoy vacationing or a high-quality full-time lifestyle next to the beachfront in a home for just over $52,000.  If you are looking a 10 minute drive away, it could be as low as $45,000. On the other hand, if you are used to luxury, beautiful beachfront homes in town or in several upscale communities along the Riviera Maya are available for over a million, reaching as high as $2.5 million, and offering you the best of a luxury lifestyle.  On the other hand, if you want to make a large scale investment, large plots of land for development are available in prime areas.  For just about any budget and lifestyle needs, you can find something suitable here. 2. Variety in Styles – Traditional Mexican or Modern Contemporary? Regardless of the price range you are looking for, you probably have a clear idea of what style of Mexico real estate style you prefer.  Homes that have a more traditional Mexican feel to them, or something purely modern can be found around the corner from each other.  Playa del Carmen's "Little Italy" offers a distinct European elegance, while other communities include thatched patio roof shades  for a connection to the area's strong Mayan roots.  Environment-friendly communities integrate trees and natural features into the development.  A red-brick Victorian might be a little hard to find ... 3. Variety in Location – Beachfront, Golf or Shopping? While the beachfront has been the traditional top pick – and for a good reason.  While the beachfront includes properties in many price ranges, there is also a growing amount of attention on various areas back from the beach.  Because of Playa del Carmen's layout, easy and quick access to the beach is possible from many parts of the city.  Downtown has the highest number of access points, but most other communities outside of town have also been designed to allow for residents further back to have comfortable beach access. What are the advantages of being back from the beachfront?  Besides the fact that the prices are often more accessible, homes or condos in these areas usually have very close access stores or large new malls, or perhaps are located on a golf course.  Many services are available making day to day life convenient.  A recent effort to draw further investment to the far side of the federal highway will consolidate this fact, bringing many new conveniences to the upscale developments that are being planned. As of mid July, Villas Tranquilidad, a development of luxury Playa del Carmen villas, has officially received its condominium regime – a very significant step forward for clients wishing to buy one of these villas using bank financing. These Playa del Carmen homes are very competitively priced at only $209,000 USD, if paid in cash.  The down-payment is 30%, which is less than $63,000.  With this down-payment, buyers will be able have quick possession of the property and begin monthly payments, while already enjoying their home.

While there's little doubt about the benefits of buying and owning property in Playa del Carmen in general, the benefits of Playa del Carmen land specifically has some benefits which may not be obvious at a first glance.  Prices are certainly higher than the used to be, but the fast growth of the community, the thriving tourism industry, and a new emphasis on opening new development areas continue to make a land purchase an excellent option. There's no doubt about it; 20 years ago land in Playa del Carmen was at the cheap end of things.  Now, while there are still some relatively affordable options available (starting around $80,000 USD), prices have risen considerably.  But there's a very good reason for this.  Buyers have realized that Playa del Carmen is a market which offers good appreciation, excellent business opportunities, and ideal places to build their dream home, at a lower cost than a completed home would cost. Several factors have contributed to this.  One is the tourism.  Tourism has grown considerably over the past decade, and has brought with it large amounts of investment, services and infrastructure.  It also means that those who build for resale will have a large market available, and their investment will be supported by a large number of services and conveniences.  Those who build their own home to live will enjoy the same. Because of the thriving tourism and the growing investment, Playa del Carmen has become one of the fastest growing communities in Latin America.  To support this growth and to diversify the development, the municipality has decided to emphasize bringing a new variety in investment to the "other side" of the highway – i.e. the non beach side. This new angle shows that land does not have to be on the beach side of the highway to be a profitable investment or a convenient future dwelling.  With the new investment, that side of the highway will see a growing number of services, conveniences and high-quality real estate developments appear.  Also, because of Playa del Carmen's layout, even the furthest developments right now aren't much more than 10 minute drive to the beach!
