Considering beachfront communities in Mexico, some buyers may tend to think that Playa del Carmen's market has boomed, and prices are high; the good news is, however, that right in the middle of this booming market, there are excellent deals to be found in Playa del Carmen condos; within a booming market, there couldn't be a more exciting opportunity!
One of the best types of sales to look for is preconstruction within an up-and-coming community. Since the community is still up-and-coming, prices will tend to be lower in general, as long as the area is still mostly undeveloped or under development. Preconstruction discounts will make these prices even more accessible, often offering buyers high-quality properties in excellent locations priced well below what similar properties in the area would normally be.
Several areas to watch for this kind of sale include a new upscale area just across the highway, centered around one of Playa del Carmen's new malls, a newly trending area just at the north end of downtown's main tourist area, and the area just north of the city itself, about 2 miles outside of downtown.
This last area is one of special interest. It is home to 3 of Playa del Carmen's 9 professional golf courses, boasting designers like Greg Norman, Nick Price and Jack Nicklaus. On of these, designed by Greg Norman, is the Camaleon, the host to the first PGA event in Latin America, and so far the only one in Mexico. All of these are within a 5 minute drive of the communities with the main Playa del Carmen condo developments.
There are also a number of very nice resorts, such as Mayakoba.
Considering these features, you would think that the area is very expensive. But since the residential development is fairly new, prices actually tend to be low rather than high. While the beachfront is obviously higher priced, luxury condos in five-star resort settings can be found for as low as $400,000 USD.
The better news is that there are much less expensive options. Well designed, spacious 2 bedroom condos in a complex with a pool and gym, and nearby bike trails and walking access to the beach are being listed as low as $130,000 USD; those who look (or ask) for preconstruction discounts may find themselves enjoying a high-quality beachfront lifestyle in one of Mexico's foremost areas at a price much lower than they thought was possible!
