The first thoughts that comes to mind in terms of Playa del Carmen real estate is the upscale condos along the downtown beachfront or the homes in the gated golf course communities.   These are excellent options, but few people realize that there are excellent priced Playa del Carmen homes for sale in a little-known community only a short walk from the beach.   The area is very promising both in terms of affordable lifestyle and investment

  

The communities in question are located just north of downtown, starting right next to the every expanding downtown area extending for about 2 miles along the beachfront.   When Playa del Carmen first started growing in the early 90s, this area was developed as a series of small working-class communities, with a very small space between them and the beach.

  

In recent years, investors and expat buyers have begun taking interest in this area precisely for its proximity to downtown and to the beach.   Two developments have made the area more attractive.  

  1. As tourism grows in Playa del Carmen, the Fifth Avenue pedestrian shopping, dining and nightlife area continues to expand northward and is now only 2 small blocks away from where these communities begin.
  2. At the same time, beachfront space for hotel and resort development is coming into higher demand and the strip of land between these communities and the beach are now seeing the construction of upscale resorts.

These points mean that these communities are now virtually surrounded by upscale or at least nicer development.   Within the community itself, signs of gentrification are showing up, such as Italian pasta shops, smoothy bars and nicer restaurants.   Buyers are beginning to fix up original homes that were well-built, but left in some neglect.   All of this points to both a pleasant community lifestyle for a low price, and to excellent investment potential.

  

Playa del Carmen land for sale is still available.   Some lots were never developed, and others had temporary structures put up that were only meant to be there until the owners could build a proper home.   These can be bought as lots for excellent prices.

The community has been known all along for its safety and neighborly atmosphere, even when it was still a purely lower-income area.   With the help of an experienced agent, Americans and Canadians can buy, invest and even live here with confidence that they are buying into an area which is very likely to see a profound transformation soon.
