Pre-construction vs. resale - The attraction of pre-construction is that considerable discounts are offered.   Especially early buyers often also have their pick of the unit styles and locations.   Sometimes there is flexibility design and features which can be included.   Resale, on the other hand, appeals to those who prefer a unit which is ready to use.   While there is less negotiation in features, there is sometimes more room for negotiation in price.   Resale condos also tend to be in more established areas with all services in place, although there are cases of preconstruction condos in very well-developed areas.

  

Beachfront vs. back from the beach - For many buyers, the location directly on the beachfront is the ideal choice.   This location offers the clear benefit of the beautiful views of the Caribbean and Playa del Carmen's wide beaches, as well as having the beach right at your doorstep.   However, a few blocks back from the beach, buyers can often find condos very similar in design and quality at a noticeably lower price.   The beach is usually still within walking distance, as are stores, restaurants and other services.

  

Downtown vs. gated community - Playa del Carmen offers excellent property options in both types of location.   Downtown is defined by a walk-everywhere lifestyle, and close access to activities, dining, shopping, nightlife and much more.   Gated communities are more defined by green areas, lots of trees, bike trails and quieter roads.   Some communities - especially Puerto Aventuras - strikes out a balance between the two options; it is a gated community with many services within it, such as a mall, shops, restaurants, a golf course and 3 marinas.   It is more like a small town in itself.

  

Condo hotel vs. standard complex - Condo hotels, which are becoming more common in Playa del Carmen, are a nice option for those who use their unit only for vacations, and plan to enjoy income from renting out to other vacationers when they are not using it.   Standard complexes tend to be more attractive for those using their condo for a longer term, and are more interested in finding their own services rather than using those offered by the hotel or resort.

  

Small complex vs. large complex - Large complexes often offer the advantage of more amenities - pools, gyms, large green areas and shared lounges and even spas.   Smaller complexes will usually have the basics - pool and a lounge area - but perhaps smaller versions of them.   Small complexes tend to hold appeal for their small-community atmosphere.
