When buying Cancun real estate, there are two main property types to consider – Cancun condos for sale and Cancun homes for sale.  While condos are by far the most popular, there are advantages to each.  The following is a brief comparison of the traits of each real estate type.

Cancun Condos

The most popular location and style for condos in Cancun are the beachfront high-rises; they offer splendid views of the white beaches and turquoise Caribbean – beaches which many consider the most beautiful in the world.  At the same time, since they are high rises with many units, they offer a large number of services (lounge areas, pools, underground parking, gyms, etc.) but the prices are still low since there are more available in a smaller place.  In the “Hotel Zone” - which covers most of the Cancun’s beachfront – there are also low-rise condos and smaller villa complexes which offer a smaller-community feel.

Another condo option to consider is those in Cancun’s marina community.  These condos are likewise high-rise luxury and offer upscale dining and shopping.  The marina is also very close to many of the services in the downtown area. The marina is an ideal community for those who own boats.  The marina views are also very attractive

Finally, some buyers also like the advantages of a condo in the downtown area which combines easy maintenance with the conveniences described below.


Cancun Homes

Homes in Cancun are mostly found in the downtown area.  Downtown has no direct access to the beach since a large lagoon  separates from the 35 miles of beachfront of the Hotel Zone on the other side, except on  the north end of downtown where the city is directly on the beachfront.  However, besides still being within short driving distance to the beaches (10-15 minutes), downtown offers just about everything else - cafes, restaurants, malls, large American stores (Walmart, Home Depot, etc.), modern hospitals and movie theaters to name just a few.  One of the best parts is that most of it is within walking distance.

One specific downtown option that is gaining popularity is that of fixer-upper homes.  Cancun was created from scratch just over 40 years ago and some of the earlier homes which are well-built with nice design are in need of a renovation.  Prices are good and buyers can enjoy a beautiful home in Cancun at a lower price.; Mexico's Leading Network of Specialists for Finding and Purchasing Mexican Properties Safely
