The majority of Cancun condos for sale are located on the beachfront, specifically along the strip of beaches separated from the city itself by a large lagoon where the majority of the famous hotels are located. These offer views of the turquoise water and white sand, and access to the malls, restaurants and nightlife of the “Hotel Zone.” There are also very nice condo options in the marina development which is locate right where the “Hotel Zone” meets the city.
Homes are rare in this beachfront area, and the ones that exist there are very highly priced. However, downtown, there are nice homes of various styles for sale. While being located in quiet, residential neighborhoods, they are within walking distance of malls, cafes, restaurants, local markets excellent clinics and hospitals and much more.
Investment Style – Rentals vs. Fixer-upper
Because of the nature of the location, each property type has distinct investment appeal. Cancun’s beaches are among the world’s most famous vacation spots, and, to many people around the world, are synonymous with beachfront luxury and relaxation. This gives these condos excellent rental potential. Condos are also ideal for this approach because of maintenance services and property management programs on site.
Homes in Cancun can also bring rental income, but because of location, tend to appeal more for long-term. The more exciting option for homes in Cancun is that of fixer-uppers. Since homes saw a decline of interest over the first decade of the 2000s, and are now picking up again, older homes that were neglected for a while can be found for excellent prices and can be converted into beautiful homes in Latin America’s favorite beachfront community.
As already hinted above, there are many condos available on the beachfront stretch. This gives buyers many options in selecting the best option available. Homes in the downtown area are in lower supply, but there are also fewer people searching.
