We all know that good real estate in Mexico is much cheaper than in other places.  Yet we always hear ideas like “you get what you pay for,” and we know that a cheap property is simply not going to deliver on lifestyle quality – or at least we think we do.  Contrary to popular belief, good but cheap Mexico beachfront lots are available.  Consider the following pointers to help you decide if a cheap beachfront property in Mexico is a great deal or not.

Direct Road Access – If you are considering an inexpensive beachfront lot in Mexico, make sure there is direct road access.  During recent years, Mexico has become the top country in new highway infrastructure, offering very good and direct access to areas that used to be fairly remote.  You’re not asking too much to look for a well-kept up existing highway or road.

 

Basic Municipal Utilities – Electricity, water and probably phone lines should be in place.  Mexico has advanced considerably in communications infrastructure since the 90s, and phone line availability almost always means high-speed internet availability.  If these basics are still in the plans, do some research to check the feasibility that they will actually take shape in the near future; if you see them actually laying the lines, then you can probably be fairly confident.

 

Nearby City & Services – Consider how far you are willing to drive to a city or town with the services you need.  Be sure the city is within your maximum distance.  Check for features like good hospitals and international stores or big, new Mexican stores with international products.  With Mexico’s recent leaps-and-bounds advance in economy, nearby villages will usually cover the bare basics. (Basic groceries and products.)

 

Nearby International Airport – Getting to and from your home country is not to be overlooked!  Consider how far the nearest international airport is, and how often you plan to go back and forth.  Is the distance reasonable for you?

 

Growing Tourism – Growing tourism suggests that the future will bring more services (international stores, healthcare etc.) and activities (golf, tours, etc.)

 

Existing Tourism Infrastructure – While growing tourism is a good sign, its even a stronger sign of there is already some tourism infrastructure in existence or at least under construction – marinas, golf courses, cruise docks, etc.

All of these items are available for lots that are still very cheap, under $60,000 USD.  Considering these features and the ideas behind them will give you a fairly clear idea if you are getting a great deal or not.
