When you make that important decision and begin making plans for a new life in Cozumel, there are some very clear steps you can to find the best Cozumel real estate for your needs.  Review the following steps and be sure you follow each one.

 

Find Mexico MLS listings

A great place to start is to find good online Cozumel MLS listings to help you get familiar with the market.  These will help you see what variety in properties there are, what locations are good to consider and what price ranges you’re looking at for each location.  For example are looking for a quaint home near a park in the town center of the island, or are you looking for a condo in a high-rise in a resort complex?  Do you know how much each of these would cost?

Contact an experienced agent

Getting a good idea of what’s out there by means of online listings prepares you for the next step, perhaps the most important step you will take in the entire search and purchase process – choosing your agent.  Cozumel, like the rest of Mexico, has many agents, and many of them are not qualified to be real estate agents.  There are diplomas, degrees and professional organizations;  although they are not mandatory by law, it’s to your advantage to work with an agent that has these, combined with real experience.

Talk to others who have done it

Ask your agent for some names of people who have already gone through the purchasing process in Cozumel.  These people can tell you want the process feels like coming in from the “outside world.”  Your agent has done it 100s of times before – they know what they’re doing.  But these people will prepare you for any ups and downs.

Consider all your options

Your agent will make property suggestions; don’t write them off just because they weren’t a part of your original plan.  For example, if you were looking for in-town, but your agent suggests a resort location, it might be worth considering since your agent has seen what buyers are happy with.

Don’t rush decisions

While some deals do get picked up quickly, never feel that you have to rush into a decision.  If you feel that a seller is pushing you, you may do best looking elsewhere.  If your agent is pushing you, you may want to reconsider your second step.  It’s worth losing a couple of weeks in the process now to have a better end result.
