When you first start your search for Yucatan real estate, one of the first places you’re likely to start is online Mexico MLS listings.  Of course, a question you’re likely to ask yourself is, how can you tell if a listing is worth consideration or not?  While just by looking online, it’s always hard to tell 100%, there are a few steps you can take that will greatly increase the efficiency of your search and the likelihood that you’ll be looking at qualified properties from the beginning.

1. Use Professionally Prepared Listings

A quick search will show you that there are hundreds of online real estate listings for Mexico, and many of these will include or focus on Yucatan MLS listings. Listings prepared by experienced professionals will be the most useful.  Agents and brokers who have training, certificates and direct experience in the field will select listings based on their suitability for expat buyers.  If they list a colonial home, they will be sure that the title is in order and that the property is in good condition to be used (or sound structure in the case of fixer-uppers, which will always be identified as such.)  They will also go to the trouble to find as many qualified listings in Merida and the surrounding area as possible so you have variety to choose from. Check who has prepared the listings and see if this is a qualified and experienced broker.

2. Look for Pictures, Maps, Descriptions and Other Tools

Once you have found listings prepared by qualified professionals, you will also want to check what features in the listings help give you a feel for the property.  While each property listing will vary based on the access the realtor has, items that help include a gallery of a variety of interior and exterior views, a clear description, a video and a map.  Some listings have included features such as Google Street View that allow you to take a self-guided tour of the neighborhood.

3. Be in Contact with a Professional Agent

Since you’ve already gone to the work of finding out who prepared your listings, ask these same people to give you tips and advice on any property you find – after all, they will know the properties best.  Also, if you find a listing on a less reliable site, they will be able to investigate that property in person and forward information about it to you.

Following these tips, you can have a greater degree of confidence that what you’re looking at during your initial online search is suitable.
