Mexico real estate has been an exciting market over the past decade or two, and continues to offer exciting new investment opportunities.  One of the most exciting markets in recent years has been Tulum real estate; while land tends to get most of the attention, investors will do well to pay attention to Tulum condos for sale as well for the following reasons.

Tulum’s real estate market has been growing quickly along with the area’s booming tourism.  Buyers have been looking to the well-priced land with the expectation that growth will bring higher demand for both development property and for existing homes, pushing values up.  This approach has been working.

However, there is another factor to consider when investing in Tulum.  The very reason for the real estate growth has been the area’s popularity in tourism.  Currently, tourism is health, hotels are topping out during high seasons and there is a demand on the market for rental condos; the bad news for vacationers is that there are not enough condos on the market to meet the demand.

Of course, this is good news for investors.  Those who invest in condos now will have an advantage in a market where demand is higher than supply, and will also “get their foot in the door” establishing a good rental base and reputation ahead of the game.

Currently, the best locations are also coming up for sale, near the beachfront and Tulum’s town center.  These same areas also show high potential to become the trendiest neighborhoods, similar to the Fifth Avenue / Little Italy area of Playa del Carmen.  There’s a good possibility that prices for less attractive locations will be higher than prices for these right now.

This also points to the fact that condos are a potentially good investment from the appreciation perspective as well, poised to benefit similarly from demand increase as land.

These points are not only good news for investors, but also for retirees or vacationers who buy a condo in Tulum for part time use; there is a good possibility that they will be able to generate significant income from the property while they are not using it.

On the whole, buyers interested in either investing in or simply enjoying Mexico’s newest up-and-coming tourist town should consider condos in Tulum.  The potential for this market currently looks good, and there are solid indicators that it will be a good investment either for lifestyle or financial purposes.
