One of the tasks we pride ourselves in greatly here at Top Mexico Real Estate is identifying the best communities for Americans and Canadians and evaluating them based on what we’ve seen work well for real clients.  The following is our evaluation of El Cielo Residencial, a newer gated community just north of central Playa del Carmen.

Overall Evaluation – As the lists below show, the strengths far outweigh the weaknesses.  On the whole, we feel this is a very attractive community for many American and Canadian real estate buyers.

Strengths

Prices – While there is a good deal of variety in the pricing, on the whole condos, lots and homes cost less than their counterparts downtown or in better established gated communities – and prices in Playa del Carmen are already quite low.  As of 2012, nice condos could be found for about $135,000 USD, and lots starting around $60,000 USD.

 

Design – There are many spacious green areas, and bike trails running throughout.  The community is picturesque and pleasant for walking or biking.  It is easy to get around in, yet avoids the feeling of being cluttered or busy.

 

Nature – Besides the designated green areas, there are trees on the boulevards and plenty of nature in general.  Residents often see the area’s wildlife around, like monkeys in the tree tops or foxes crossing the roads.  Those with penthouses or 3rd floor terraces (there’s a 3-story limit) will enjoy beautiful views.

Infrastructure – The roads are very well laid-out and wide.  All cables are underground and the community offers complete modern utilities and drainage.  The maintenance fees are surprisingly low considering this fact.

Security – There are currently only two access points, one at the highway side, and the other close to the beach.  Both have manned security and a gated entrance.  Playa del Carmen is one of Mexico’s safest areas, and this simply adds yet one more layer of safety.  The limited access also reduces unnecessary traffic.

Beach & Club – The beach is only half a mile away on average, which is biking distance, or even walking for many avid walkers.  There is good driving access to the beach as well.   There are plans for an exclusive club in the near future.

Exclusive Location – It is located in Playa del Carmen’s exclusive Diamond Zone.

 

Weaknesses

Shopping, etc.  – While there are plans for a commercial area, as well as shopping and dining, these will only materialize in the future.  Currently residents need to drive downtown or to one of the city’s two malls.  The good point is that this only 10 minutes!

For most people, the short drive to shopping can be managed, and the many strengths make this community a very attractive option.
